Cozy home in quiet neighborhood with hot tub and pool

Cozy home with awesome backyard. Bullfrog R7L hot tub. Salt water pool (not heated). Covered patio and BBQ grill. Gorgeous kitchen, 3 comfy bedrooms, 2 bathrooms and laundry. 4K 55" Smart TV's with ROKU and cable in living room. 2nd TV (Samsung 55") in master bedroom.

The space:
Master bedroom with king size bed has on suite with a shower. Another bedroom has one queen bed. The last bedroom has one queen size and two double and beds. There is one common bathroom with a tub.

Come on in, relax and enjoy your time by the pool or in the hot tub in quiet and secluded neighborhood.

Rules:
Pets are welcome for a $30 fee per dog per stay. Guests are required to clean up after their pets, otherwise, additional cleaning fees will be charged.
Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction.

Please be respectful of our home and of the neighbors - this is a quiet community, and as such we require that guests avoid loud music, parties at night, and hosting large groups. If we receive a noise complaint, we will have to contact the appropriate authorities, fines may be imposed, and upon a 2nd noise complaint, you will be evicted.

Quiet hours start at 10PM. Per the Henderson city's rules, all backyard lights must be off during quiet time.

If you want early check-in or late check-out, please reach out 48 hours prior to your arrival date. Availability is dependent on whether there is another same day check-in/check-out.

Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.

Parties and events are strictly prohibited. Quiet hours are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a Room Monitor decibel level monitoring device. They are located in the home's common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or comforters themselves as this can cause damage to those items and the washing machine.

Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.
