HOME TRUTHS:

- Building: A newly restored designer villa, not a hotel — beautiful and boutique, with cozy-by-design rooms rather than large apartments.

- Layout: You`re booking one private room with its own en-suite bathroom inside a shared villa; common areas are shared with other guests.

- Kitchen: Rooms have a microwave, mini-fridge, and coffee maker, but no full kitchen — with restaurants and a 24-hour store a short walk away.

- Community: A gated home in a real residential San Juan neighborhood, so expect everyday neighborhood life around you.

- Noise: We enforce noise rules strictly, following the Municipality of San Juan`s regulations, detailed in our house rules.

- Parking: No on-site parking — street parking only, so most guests rely on Uber.

- Beach: Not beachfront — the nearest beaches (Ocean Park or Isla Verde) are a short walk away.

- View: No beach views.


HOUSE RULES & IMPORTANT NOTES:

The Municipality of San Juan establishes maximum permitted noise levels that must be respected at all times:

65 decibels from 8:00 AM to 10:00 PM
55 decibels from 10:00 PM to 8:00 AM

Accordingly, quiet hours at the property are from 10:00 PM to 8:00 AM, and guests are expected to comply with these municipal regulations during their stay.

For security and compliance purposes, the property is equipped with exterior security cameras and exterior noise detection sensors installed in specific areas in accordance with privacy policies (never in bathrooms, bedrooms, or other private areas). These devices help ensure the safety of the property and respect for neighborhood noise regulations.

Our property also maintains a Strict No Party / Noise Violation Policy. The noise detection system alerts us when sound levels exceed permitted limits. Loud music or party activity is considered to occur at levels above 75 decibels.
If the system detects noise above this level for more than 10 minutes, we will send one notification requesting that the noise be reduced.
If the event occurs again, our staff reserves the right to cancel the reservation and request immediate checkout from the property, no refunds will be granted, and a $200 fine may apply.

It is strictly prohibited to move, cover, disconnect, turn off, or otherwise tamper with any security cameras or noise detection devices, including altering their angle of view. Any attempt to tamper with these devices may result in penalties and immediate cancellation of the reservation without refund.
