This house was great! Clean and comfortable. Everyone loved the game room and had a great time in the lake. The grandkids are pickle ball players and probably spend more time on the pickle ball court than in the lake. I would highly recommend this property if you want a great house right on the lake.

Annual Family Lake Trip

We all had such a great time. This is a Beautiful home, and property. The guys did lots of fishing. There is something to do for everyone in this home. Great communication with the Host. Easy check in and out. Would definitely recommend.

Great for multiple families

We were in Graford for our son's Rocker B tournament. This home was conveniently located about 10-12 minutes from Rocker B Ranch. To be able to walk out the back door into the lake was pretty cool for the kids. The dock was nice to jump off of into the water, great for fishing as well. We really enjoyed the evenings on the back porch, watching the sunset and in the hot tub.

This home has everything!

Very spacious home on PK. Great place for a large group. Large bedrooms throughout. Nicely set-up game room. Kitchen was open and easy to serve guests. The coffe/breakfast and dining table allowed everyone to eat together. We spent a lot of time on the covered back porch with ceiling fans. The dock was perfect for our boat, swimming and fishine. Great place, great host.

The pace was okay for a lake weekend with friends. It was not very clean and the air conditioner struggled to keep up in the Texas heat. It was 83 degrees in the house. The air return registers were gross - covered in furry dust bunnies. They did send someone out to clean the coils on the outside unit, which maybe helped a little bit. We later discovered that the inside condenser had no filter installed which means the condenser is probably covered in dust and filth and nobody is doing the maintenance on it. When we arrived, the AC was set to 76 so it was hot from the word go. We were also greeted by several dog droppings on the front walk. It was clear that nobody had been by to make the place ready. The kitchen was also kinda gross. We looked for a sheet pan in the drawer under the oven and there was lots of food crumbs and gunk and a random French fry. The architecture was also bizarre. The hallway is narrow and turns left and right, left and right with several odd steps down to the game room. We guess they have built at least two additions to the original floorplan. Probably will find a different spot for next year's annual lake trip.

The HVAC system receives regular professional service, and when the temperature concern was reported, we promptly sent a technician who found the system had been turned off. Once restored, it was operating properly. The air returns are also cleaned several times throughout the year. We maintain regular professional cleaning between stays and have shared your comments regarding the kitchen, walkway, and registers with our cleaning team for additional attention. Safe and Smooth Lakefront spot. Wonderful place to bring any boat.

We stayed here for the 4th of July with another family and three kids and we brought our 25ft wakesurf boat. The spacious layout was perfect, and the long driveway fit our two vehicles and boat trailer. The boat ramp, just 1 mile away, was never busy, and we kept the boat at the dock, which is in a safe, sandy bottom area with water mostly less than 14ft deep until you get to the areas where the original Brazos river is and that's also where the majority of boat traffic occurs. The ride to Hell’s Gate for fireworks was about 45 minutes by boat, with a lot of night-time boat traffic coming back after the fireworks, but manageable for experienced boaters. The Garmin Navionics app made navigation easy. The kitchen was well-stocked, and the grill worked great. Sunsets across the lake were beautiful. Walking in and out of the master bedroom may cause you trip but it is marked and you get used to it. The house had plenty of space, bathrooms, and privacy, even for the kids. The outdoor pickleball court was a nice touch, and the nearby trading post had everything we needed. There are restaurants on the lake you can visit by boat and plenty of marinas that sell gas so you never have to take your boat back out of the water.

Beautiful location on the lake. Very spacious. Pickleball on site was a fun bonus. Kara, the property manager, was an absolute dream. She was prompt with all communication and took amazing care of us.

Our annual Girls' Trip was a huge success and this home played a major role in it! It had plenty of space, was conveniently located and right on the lake! I highly recommend it for girls' trips, family trips, really anything!
