Welcome to this charming Forrestfield house! With 4 bedrooms and 2 bathrooms, it’s perfect for families. The kid`s room is equipped with toys and games to keep little ones entertained. Please see below for a breakdown as to what this property offers:

- Stand alone home in a quiet residential street in Forrestfield.

Lounge Room 1: Upon entering the property, you`ll be greeted by a cosy lounge room on your right. Here, you`ll find a Smart TV, two comfortable sofas, and a chair perfect for relaxing. A study corner is also available for your convenience, along with two lamps and stylish side tables/cupboards to enhance your stay.

Master Bedroom: To the left of the front entrance is the serene master bedroom. It features a plush queen-sized bed, a spacious double wardrobe, and bedside tables with lamps for your convenience.

Bathroom 1: As you make your way towards the second lounge room, you`ll encounter a well-appointed bathroom on your left. This bathroom includes a shower, a relaxing bathtub, a toilet, and a sink with a vanity cupboard.

Second Bedroom: Continuing forward, the second bedroom on the left is perfect for children. It includes a bunk bed with two single beds, a playful kids` corner with lots of toys and books, a drawer, and hangers for clothes.

Lounge Room 2: Adjacent to the second bedroom is the second lounge room, featuring a cosy two-seater sofa and two additional chairs. It`s a great space for unwinding or socialising.

Dining Room & Kitchen: Next to the second lounge room, you`ll find a separate dining room with a table and six chairs, ideal for family meals. The kitchen, located separately just beside, is very spacious and comes fully stocked and equipped for both short and long stays. Enjoy the convenience of a gas cooktop, oven, and dishwasher. For coffee enthusiasts, there`s a lovely Nespresso coffee machine ready for your enjoyment.

Bathroom 2: Nearby the kitchen is the second bathroom, which includes a shower, a laundry cupboard with cleaning equipment, and a sink with a vanity.

Bedroom 3: Opposite Bathroom 2 is Bedroom 3, which offers a comfortable double-sized bed, bedside tables with lamps, a chair, and a dresser for your belongings and clothes.

Bedroom 4: Adjacent to Bedroom 3 is Bedroom 4, which features another double-sized bed, a dresser, a chair, and bedside tables with lamps.

Separate Toilet: Conveniently located between Bedrooms 3 and 4 is a separate toilet for added privacy and comfort.

Backyard: Step outside from the second lounge room into a spacious backyard perfect for enjoying outdoor meals with family and friends. The backyard features a dining table with eight chairs and a generous green grass area for relaxation and play.

- Ducted central heating & cooling for all season to whole house, including the bedrooms.

- Guests will have access to the entire 4 bedroom, 2 bathroom home, driveway parking for 4 cars, backyard.

- Our guest concierge team is available for communication and will assist at their earliest convenience.

- Our guest concierge team communicates via the Airbnb app so our team is all kept updated regarding any details pertaining to your booking.

- The Let Go team comprises our property managers, onboarding specialist, housekeeping supervisor, housekeeping staff, and our guest concierge team so if you do require any assistance, please reach out to us and we`ll see how we can be of any assistance.

- Measures noise levels inside the property.

- There is a bunk bed to bedroom 2.

- This property has a gardener. Regular gardening services occurs every 4 weeks.

- NOISE MONITORING DEVICE: This property has a noise monitoring device which management check regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.

- Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. You will also be given the choice between authorising a security deposit of $750 (2% admin fee) or a non-refundable damage waiver of $50. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.
• AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.

• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.

• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.

• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.

• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.

• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.

• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.

• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.

• EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.

• FURNITURE: Please do not move any large furniture inside the property. Chairs and smaller furniture must be shifted back to their original location upon departure.

• GUESTS WITH DISABILITIES OR ACCESSIBILITY NEEDS: To help us provide the best possible experience, we kindly ask that you inform us in advance if a guest with a disability or specific accessibility requirements will be staying at the property. While our space may have limitations in accessibility, we are committed to offering support and making reasonable adjustments where possible to ensure a safe and comfortable stay.
