I've given it half way between 2½ and 3½3½ - What you see is what you get. It's an old Invercargill house. It's very basic, but it's also dry and warm. Beds very firm which, for me is very comfortable (not so much for my wife, though, who requires a soft mattress for her back). Everything works, is got everything you need and the shower is strong and hot. Somebody kindly left their Netflix account on the TV but we chose not to use it . Best price in town for three separate bedrooms. However...2½ - I'm guessing the owner is in the middle of renovating (maybe). Little things like communications wires hanging out of the walls in several places, the toilet cistern takes 30 minutes to refill, the shower leaks under the shower screen onto the floor in the bathroom. There are patches of wallpaper torn. Bark from the garden over the footpaths. Can't open the back door to put rubbish or recycling into the bins so have to walk around the front of the house which means walking on the, in our case, wet and soggy lawn. Summary - Again, what you see is what you get. It's a very, very basic house. But if you're just looking for somewhere with three bedrooms to bunk down for a night or two then this could well suit your needs.
