HOUSE RULES – PLEASE READ CAREFULLY

By booking and staying at the property, guests are expected to comply with these House Rules and ensure that all members of their group are aware of them.

CHECK-IN & CHECK-OUT

* Check-in is from 3:00 pm to 11:00 pm.
* Please inform us in advance if you intend to arrive after 11:00 pm.
* Check-out is by 10:00 am.
* Late check-out must be approved in advance and is subject to availability.

NO PARTIES OR EVENTS

* Parties, events and gatherings of any kind are strictly prohibited.
* The property must not be used as a party or event venue.
* Alcohol consumption must not lead to intoxicated, disruptive, aggressive, unsafe or disorderly behaviour.
* Excessive noise, shouting, loud music or behaviour that disturbs our neighbours is not permitted.

VERIFIED GUEST NUMBERS & UNAUTHORISED GUESTS

* The total number of guests staying at the property must match the number declared and confirmed on the reservation.
* Guests must provide accurate guest numbers when booking.
* Unregistered or unauthorised overnight guests are not permitted.
* Any changes to guest numbers must be disclosed to and approved by the host in advance.
* The maximum occupancy of the property must not be exceeded.

QUIET HOURS & RESPECT FOR NEIGHBOURS

We respect our neighbours’ peace and privacy.

* Quiet hours are between 9:00 pm and 7:00 am.
* Please keep noise, music and outdoor conversations to a respectful level.
* Outdoor lights must be switched off when not required, particularly during quiet hours, as excessive lighting may shine into neighbouring homes and cause disturbance.
* Please be considerate when arriving at or leaving the property late at night or early in the morning.

LOCAL PROPERTY MANAGEMENT

The property is locally managed, with a property manager located nearby and available to attend if concerns, disturbances, safety issues or suspected breaches of the House Rules are reported.

NO SMOKING

* Smoking of any kind is not permitted inside the property.
* Guests are responsible for additional cleaning, deodorising or damage costs resulting from a breach of this rule.

BEACH SAND & WASHING MACHINE USE

* After visiting the beach, please remove and shake off all sand before entering the property.
* Please do not bring excessive sand into the house.
* Do not wash heavily sand-covered shoes, clothing, towels or other items in the washing machine.
* Sand must be thoroughly shaken or rinsed off outside before items are placed in the washing machine.
* Please remove any sand left behind after using the laundry facilities.
* Excessive sand left throughout the property or in the washing machine requiring additional cleaning may result in additional cleaning charges.

CLEANLINESS & CONDITION OF THE PROPERTY

Guests are expected to leave the property tidy and in substantially the same condition as it was found at check-in.

* Please dispose of rubbish appropriately using the bins and garbage bags provided.
* Do not leave excessive rubbish behind.
* Dirty dishes must be washed and put away.
* Please use the cleaning wipes and supplies provided where required.
* Dirty shoes must not be placed on beds or furniture.
* Please do not move furniture or decorations.

OVEN, STOVE & BBQ CLEANING

If you use the oven, stove or BBQ, please clean it after use and leave it in the same clean condition as it was at check-in.

Our cleaners charge an additional $100 for excessive oven or BBQ cleaning, and this cost may be passed on to the guest where additional cleaning is required because the appliance has been left excessively dirty.

PET RULES

* Pets are not permitted on beds, sofas or lounges.
* Pet hair must not be left excessively on furniture, bedding or linen.
* Dog waste must be picked up and disposed of in the red bin.
* Guests are responsible for additional cleaning or damage caused by their pets.

EV CHARGING & NON-DOMESTIC UTILITY USE

* NO ELECTRIC VEHICLE (EV) CHARGING IS PERMITTED AT THE PROPERTY.
* Guests must not use indoor or outdoor power outlets, extension cords or any property electricity supply to charge electric vehicles.
* Water must not be used for washing vehicles or filling water tanks, truck tanks, trailers, containers or for any other non-domestic purpose.
* Electricity and water supplied at the property are for reasonable domestic use associated with the booked accommodation only.
* Unauthorised EV charging, excessive utility usage or non-domestic use may result in additional charges for costs incurred.

PARKING

* NO PARKING ON THE GRASS.
* Vehicles must be parked only in designated parking areas.
* Guests are responsible for damage to lawns, gardens or the property caused by vehicles.

DAMAGE, LINEN & ADDITIONAL CLEANING

Additional charges may apply for:

* Excessive cleaning
* Excessive rubbish
* Pet hair requiring deep cleaning
* Unremoved stains
* Towels or linen damaged beyond reasonable cleaning
* Damage to furniture, appliances or other property
* Unauthorised utility use
* Additional oven or BBQ cleaning

Stains on white towels or linen that cannot be removed through normal laundering may be considered damage.

SERIOUS OR REPEATED BREACHES

Serious, repeated or safety-related breaches of these House Rules may be reported to Airbnb immediately and may result in termination or cancellation of the reservation in accordance with Airbnb’s policies.

Where permitted under Airbnb’s policies, guests may be required to leave the property and may not be entitled to a refund.

Any additional costs, damage, excessive utility usage or cleaning expenses resulting from a breach may also be claimed through Airbnb.
