The 7 bedrooms comfortably sleep up to 24 guests:

• Bedroom 1 (Master): 1 King bed
• Bedrooms 2–5: Each with 2 Queen beds (private or semi-private bathrooms)
• Bedrooms 6–7: Each with 1 Queen bed
• Bathrooms: 7 full bathrooms throughout the property

Grill Section:
- Standard Size – $50 (Includes 1 empty cylinder)
- Large Size – $75 (Includes 2 empty cylinders)
- Guests are responsible for refilling the cylinders and returning them after use. Enjoy your outdoor cooking experience! 🍽

Parking area:
- The parking area can accommodate up to 25 cars and will be shared among all occupants of the property.

PROPERTY RULES & SEASONAL NOTES
• Farm animals are observable but not pettable for safety
• Herb garden and farm store access: March through October (peak season)
• River trails and natural areas: March through October (peak season)

Unauthorized Smoking:
This is a strictly non-smoking property. A $1000 cleaning fee will be charged if smoking of any kind (including tobacco, cannabis, or vaping) is detected inside the unit.

Unauthorized Pets:
No pets are allowed unless approved in advance. Bringing pets without prior consent will result in a $500 penalty to cover deep cleaning and potential damages.

Unauthorized events:
Please note that any unauthorized events are subject to fines based on the size of the event. For these types of events, we typically charge a $10,000 per event fee.

Please note: September-February, the working farm area (Rancher, river trails, and farm operations) is closed to guests for seasonal maintenance
