1. Quiet hours are from 8:00 PM to 8:00 AM. The property is located in a residential neighborhood in Thailand. Please keep noise to a minimum and avoid disturbing the neighbors.
2. Parties, gatherings, or any activities that may disturb neighbors are strictly prohibited. Any illegal activities or activities that violate local laws and regulations are not permitted on the property.
3. Smoking is strictly prohibited indoors. A cleaning and deodorizing fee of THB 5,000 will be charged if smoking is detected inside the property. Please smoke only in outdoor areas.
4. Thailand is a tropical country, and mosquitoes, small insects, and geckos are common, especially during the rainy season. Although we regularly clean the property and conduct pest control, we cannot guarantee that the property will be completely free of occasional insects or geckos. In particular, mosquitoes may enter through gaps in doors or windows when lights are on at night and doors or windows are left open. Geckos are common in Thailand, are generally harmless, and help control mosquitoes and other insects. If you are sensitive to these conditions, we recommend that you do not book this property.
5. Lights at night may attract insects into the house. Please keep doors and windows closed to help prevent mosquitoes and other insects from entering.
6. Please dispose of desserts, fruits, and other food waste promptly in the outdoor trash bin. Otherwise, ants, cockroaches, and other insects may quickly be attracted indoors.
7. The property is located in a small alley, and motorcycles and vehicles may occasionally pass by, which may result in some environmental noise. If you are sensitive to noise, we recommend that you do not book this property.
8. Parking for cars is not available. However, motorcycles and bicycles may be parked at the property.
9. When leaving the property, please turn off the air conditioning and any unused electrical appliances to avoid prolonged operation that may affect cooling performance and to reduce fire risks. Please also ensure that all water taps are turned off properly to prevent leaks or flooding.
10. Daily housekeeping service is not included during your stay. If additional cleaning is required, please contact us in advance, and we will be happy to arrange paid cleaning services.
11. The property is equipped with blackout curtains; however, they are not 100% blackout curtains and provide approximately 80% light blockage. Some natural light may enter the rooms in the early morning. If you are highly sensitive to light while sleeping, please take this into consideration.
12. Durian and other strong-smelling foods are not permitted inside the property. Any additional cleaning or deodorizing costs resulting from strong odors will be the guest’s responsibility.
13. Chiang Mai’s burning season typically occurs from February to May each year, during which air quality may be affected. This is a seasonal environmental condition beyond the host’s control. We have provided this information in advance and encourage guests to consider it carefully before booking. Refund requests related to air quality during the burning season will not be accepted.
14. For food safety reasons, we do not provide cooking seasonings or condiments. Guests are welcome to purchase any seasonings they may need during their stay.
15. Internet service in Thailand may occasionally be slower during peak usage hours. This is due to local network conditions and is beyond the host’s control. We appreciate your understanding.
16. Hot water is available only in the shower. The bathroom sink and kitchen sink provide cold water only.
17. Due to occasional unstable voltage in Thailand, brief power outages may occur from time to time. Thank you for your understanding.
