Large air-conditioned family home of 200 m2 with swimming pool in a quiet area 10 minutes' walk from the beaches and shops. 7 bedrooms, 6 double beds, 6 single beds, 2 cots, dining table for 18, 3 bathrooms, 3 toilets, 1 large garden, 2 outside tables for 10 and 12 people. 1 lounge and 1 outdoor shower.

For a guaranteed surfing or seaside relaxing atmosphere, with family, friends or for company seminars.

Villa Maluel is listed on the Bisca Grands Lacs Tourist Office website. Click on I book then select Holiday rental and 4 stars or 7 bedroom and you'll find it.

The house is located 4 km from the Biscarrosse/Cazaux golf course and lake, ½ hour from the Dune du Pilat and Arcachon, 74 km from Bordeaux and its vineyards.

Outside: 1000 m2 of enclosed grounds planted with trees. 9.20x3.7m saltwater swimming pool with manual cover, 1 outdoor shower, 4 deckchairs, 1 table tennis table, 1 basketball hoop, 2 large exotic wood terraces. Swimming pool open from April to October (It can be heated on request). A grey outdoor living room. 2 garden tables, one in teak with 10 chairs and the second for 12 people in ceramic and aluminium with 10 armchairs. 2 weber barbecues. 1 large grey parasol.
Ground floor:
- large air-conditioned living space of 40 m2 with dining room for 18 diners, open-plan kitchen with adjoining bright living room of 20 m2 with bay windows overlooking the swimming pool.
- Fully equipped kitchen: 1 large fridge with freezer, 2 dishwashers, oven, induction hob, microwave, 3 coffee machines, Nespresso, Senseo and filter, kettle, electric mixer, blender.
- 3 bedrooms, each with a 160x200 bed, wardrobes/closets, bathroom with bath, separate WC.
First floor:
- a communal area with 2 bunk beds and 2 pull-out beds (sleeps 6: 3 90x200 and 3 90x190) with blackout curtains and dressing area
- 3 bedrooms, each with a 160x200 bed and storage drawers, wardrobes and hanging space, 1 bathroom with bath, separate wc, 1 walk-in shower with wc and laundry area (9kg washing machine).
The house is heated and air-conditioned by 2 heat pumps. 5 car parking spaces on the grounds. Free parking in front of the house and in the street.

BOOKING CONDITIONS

Included in the rental price: wifi, electricity, water, 6 duvets 240x220 cm + 6 duvets 150x200 cm and pillows.

Bed linen, towels, tea towels and end-of-stay cleaning included for weekly bookings in JULY and AUGUST (beds made on arrival).

Outside JULY/AUGUST, end-of-stay cleaning (€255) is compulsory and linen is optional (€300 package including comforter covers, fitted sheets, pillowcases, 1 bath towel). Linen left on beds.
Fees to be paid off-site, by check or bank transfer before arrival.

Baby equipment available: 1 wooden cot, 1 folding bed and 1 high chair.
Pets are welcome.

Swimming pool open from 15th April to 15th October. It may be possible to heat the pool on request, for an extra charge of 20€ per day payable off-site. The amount takes into account the length of your stay and 4 days of ‘warming up’ before your arrival for a temperature of around 26° (min 120€).

ACCESS FOR TRAVELLERS:

Arrival from 16:00 and departure before 10:00 in July and August. Outside these periods, late departures or early arrivals are possible.
You will have access to the entire villa and pool area, with the exception of the outdoor wooden shelters.

For security reasons, 3 exterior cameras have been installed around the house.

Significant noise pollution is not permitted due to the tranquillity of the neighbourhood.

Minimum 7 nights over the summer period (July and August), from Saturday to Saturday. Possibility of booking weekends and nightly rentals out of season (minimum 2 nights).
Non-cashable damage deposit cheque of €1,500 required on arrival at the latest and returned within 15 days of departure. If you come with pets, a €200 “hair and faeces” deposit cheque is required and returned under the same conditions as the damage deposit.

A written holiday rental contract will be sent to you by email with the standard terms and conditions. You can consult the contract before making your booking and request it from me via the platform. The cancellation policy defined in the contract is identical to that selected on Abritel. Certificate of holiday liability insurance to be provided by email before moving in.
