The space

3rd Floor Bedroom: Master bedroom King Bed, mini fridge, flat screen Roku TV for streaming, balcony, dedicated workspace, 2 large closets and large bathroom with double vanity, with walk in shower and jacuzzi tub.
1st floor bedroom: King Bed with Roku TV for streaming. Single sink vanity with bathtub/shower. This room is somewhat detached from the rest of the home accessible by going through the garage.
2nd floor bedroom: Queen bed with Roku TV, 1 large closet, and single sink vanity with bathtub/shower.
3rd floor Bedroom: Bunk room with 4 twin beds, Roku TV, arcade console, single vanity bathroom with tub/shower.
The dining area has a table with chairs that will seat 4 plus there are 4 bar stools and a kitchen bar for additional dining capacity.
Washer and dryer on the 2nd floor by the queen room.
The living room has a 65" flat screen Roku TV.
2 cruiser bikes great for morning rides along the beach front walking path!
Paddle board, boogie boards, some beach chairs, an umbrella and some other sand toys and beach supplies provided.
The community "pool" is in fact a pool but keep your expectations low... :) it is about the size of a large hot tub. It is great to take a dip in or let children play in. There is also a rinse shower and a charcoal grill next to the pool.

You get the entire town house to yourself!
Guests will be provided with a door code 48 hours ahead of their scheduled arrival.
My wife Brittany or I can always be reached by text or phone for any questions during your stay.
247 steps! That's how many it took me to get to the sand. If you're tall, you could probably get there in fewer.
Did you forget your bathing suit? Sunscreen? Lucky souvenir shot glass? Not to worry.. there is a brand new Alvin's Island directly next door that has you covered!
Tons of shopping and restaurants within minutes of walking or driving!
Other things to note a.k.a. The Red Tape:
We want you to enjoy your time in this home but do not put our rental permit at risk or you will be prosecuted to the full extent of the law. Quiet time is 10pm-10am.
Maximum Permitted Occupancy is 10. There really isn't sleeping capacity for more than 10 (and a couple babies in pack and plays) so if you have more than 10 in your party, this may not be the space for you.
This is a non-smoking property. If you smoke inside the home you will be charged $200. You will be charged an increase in cleaning fee, and you will be charged for any damages.
Parking is very limited. There are 3 places to park associated with this property and a towing company on call so if you have more than 3 vehicles, parking that 4th vehicle in another property's spot is very much NOT recommended!
The pool is USE AT YOUR OWN RISK. The hosts are NOT responsible for any injuries that result from the use of the swimming pool.
Up to 2 pets are permitted but must be identified in your reservation. Pet fees are required. If you sneak in a pet without claiming it in your reservation, you will be charged an additional $250.
Absolutely no fires or open flames of any kind including candles. The use of a candle or any type of flame will result in a $150 fine.
No refunds for weather/natural disasters/power outages/other things that are beyond our control.
No late check-out or early check-in. Should you choose to ignore or over look this rule we reserve the right to charge $75 per hour.

This property has a maximum of 10 people.
QUIET TIME 10pm!
The booker must be 25 or older.
We are permitted for THREE vehicles. There is a tow company on call and Walton County enforces this heavily and can take away our permit. If you park in a spot designated for another unit, your vehicle will be towed at your expense and we will have to ask you to leave immediately.
The next door neighbor on the end unit (#7) is a permanent resident and can be very particular about encroaching on her parking space. Please don't park on the line as it can make them very crabby.. probably at you and definitely at me.. :). There are 3 designated spots which include inside the single car garage, the space directly in front of the garage, and the space directly in front of the entryway door.
A damage deposit and / or damage insurance coverage (if available on the booking channel) is required. If no damages are incurred and home is left in the order it was found & there have been no other violations of rental policy, then deposit (if applicable) will be mailed back the following Wednesday after checkout. Damage insurance coverage is a non refundable fee.
NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Note you will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third party damages that result of your stay (eg, accommodation and travel expenses of guests checking in after you in case they are delayed till repairs are done(.
- If any mattresses have been “wet”, loss of full damage deposit will result.
- ABSOLUTELY NO SMOKING IS PERMITTED! Your security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or on the premises.
- Up to 2 pets are permitted. Pets left alone in the home must be crated.
Owners will be held responsible for any damages caused by pets. Do not permit pets on furniture to avoid excessive clean up fees from pet hair.
- Pillows, sheets and towels are provided, however we ask that you bring your own beach towels.
- Start-up supplies to cover 1-2 days will be provided including: bar soaps, hand soaps, toilet paper, paper towels, dish washer tabs, dish soap, a sponge, washing machine pods, and trash liners. Additional or extra items needed are the responsibility of the guest.
- Trash must be taken to the dumpster on the west end of the parking lot of the Royal Seaesta Townhome community.
- Owner (and any of his authorized representatives) is, by Florida law, allowed to enter home at any time if he/she suspects any actions that might breach this contract. Owner may also enter home to check A/C filters and for any other reason necessary to maintain security and comfort of guests or property.
WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT.
No check-ins before 4 p.m. Your personal access door code will work for your dates only.
Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property.
Conduct on the premises and compliance with City of Destin Ordinances:
1. All furniture must be kept in the house, except the outside patio/porch furniture.
2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. (Noise ordinances are enforced in Destin.)
3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. (Noise ordinances are enforced in Destin.)
4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises.
5. The parking space for the house is in the garage, in front of the garage and in front of the entryway door. There is enough parking spaces for up to three vehicles. Vehicles parked on the side of the road are in violation of city ordinances.
6. Please abide by the Pool Rules that are posted near the swimming pool.
Guests must abide by all laws and ordinances of the state of Florida, Okaloosa County, and the city of Destin. You are staying at this property and using the facilities at YOUR OWN RISK.
7. Booking guest MUST be 25 years of age or older.
You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines.
