• Convenient. This home is just 1 block from the 4th & Gill historic district and a bike ride from downtown and the Old City, but an easy walk to a small convenience store, juice bar, restaurant, coffee shop & micro-brewery.
• Comfortable. The homeowners worked from home when in town so they renovated the house in 2018 with strong WiFi, outlets everywhere & comfortable/efficient working spaces in every room.
• Bluetooth speaker system in the kitchen can be paired with your devices, and off-street parking in the backyard.
• Whole-house humidifier keeps the house comfortable all year round.
• Keypad electronic locks for check-in anytime after 4 pm.
• Coffee and tea provided.

*2 bedrooms and a loft (sleeps up to 8 people):
• 1st Bedroom - located downstairs has a queen-sized bed, flat-screen TV with YouTube TV provided, and an en-suite bathroom
• 2nd Bedroom - located downstairs has a queen-sized bed and a flat-screen TV with YouTube TV provided.
• 3rd Bedroom is a loft-style with 1 queen-sized bed and an air mattress, it has nice downtown views and is open to the living room

At KnoxStaytion, we pride ourselves on our guests’ experience. We understand that having a clean and sanitized space is part of that experience. KnoxStaytion wants to notify all guests that in addition to the extensive cleaning standards we already follow, we have recently doubled down on disinfecting and sanitizing our homes so that our guests can rest assured the home they stay at for their vacation is as safe as possible. Our guests can sleep easy knowing that we take safety issues seriously and that we are responding to the current challenges in a way that allows you to relax and enjoy your stay with us, your friends and family

Guests have access to the entire house minus a locked closet!

We will not be at the property, but we live close by and are available if you have any questions!

This home is just 1 block from the 4th & Gill historic district and a bike ride from downtown and the Old City, but an easy walk to a small convenience store, juice bar, restaurant, coffee shop & micro-brewery.

• The 3rd bedroom is a loft, open to the rest of the house. It has beautiful views of downtown and its own bathroom, but less privacy and lots of light in the morning.

• The house is close to Hall of Fame Blvd, which gets you anywhere in Knoxville in minutes. We recently added white noise machines (i.e. soft fan sound) to 2 bedrooms based on a guest recommendation.

• There is plenty of parking in front of the house, but we also have a fully fenced-in drive in the back of the house you are welcome to use.

• Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

•For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

• On occasion lawn care must be taken care of during a guest visit, but only during normal business hours
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guest needs to leave the key in the lockbox whenever they leave the property.

- Do NOT open or climb out the windows.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

This was a great place for 3 friends to meet & tour Knoxville. House was clean and as advertised. Had everything we needed. Close to downtown. Would book it again.

There for a regatta.
We stayed with another family. Highly recommend. Walking to coffee and night live. Close to rowing venue. Only small suggestion would be to have a small backyard sitting area. House was clean and comfortable and the app made it easy to get all the needed information.

adorable house for weekend stay
The house had fans in all of the bedrooms to help provide white noise which is a wonderful option to have if you are used to sleeping with a fan. Beds were very comfortable. The entire house is refreshing and bright. We had a great stay and would return!

We like for our guests to know that when you stay at one of our properties, you are helping alleviate poverty and end human trafficking around the world. We are leveraging our business to serve people in need by giving 10% of our profits to Hope International and International Justice Mission. A little personal info, I'm a husband to the most wonderful woman alive! We've been blessed with twin boys and a little girl! Comfortable. The home owners worked from home when in town so they renovated the house in 2018 with strong WiFi, outlets everywhere & comfortable/efficient working spaces in every room.

2 bedrooms downstairs and the living room have flat screens with YouTubetv provided. The loft bedroom has nice downtown views (note - the loft is open to the living room).

Bluetooth speaker system in the kitchen can be paired your devices, and off street parking in the backyard.

Whole house humidifier keeps the house comfortable all year round.

Keypad electronic locks for check-in anytime after 4pm.

Coffee and tea provided.
