The location was great, close to beach. Each room had its own bathroom which was fantastic! Our boys were thrilled that they didn’t have to share. Having our own laundry unit right in the suite was perfect. The bathrooms could use some updating and the upstairs could use some TLC but the living room, dining room and kitchen were good. The beach gear, especially the coolers and wagon for hauling all the chairs and umbrella, were very thoughtful touches.

The balcony view overlooking the pool and ocean was beautiful. The two bedrooms on the second level were big and bathrooms were decent. The third bedroom on the third level of the condo was smaller but was adequate. The condo is on the second floor and we had to walk up two flights to enter the condo. I was under the impression two bedrooms were going to be on the same level as the kitchen and living room, but they weren't, we had to go up a flight of stairs to get to them. The 3rd bedroom is up another flight of stairs. On the first day when entering the main level of the condo it was very warm and the sheets on the couch for the pull out bed weren't cleaned. However, after contacting the owners they fixed the air conditioner and provided clean sheets the next day.

We enjoyed our stay, but there are improvements the host could make. For the pros:-Beautiful view-Great location-Easy check-in-three bedrooms, three bathroomsCons:-Property was missing basic amenities, such as the rooms were missing lightbulbs, overhead lights not working, not all the tvs were working, and the clickers were missing batteries -Cleanliness - The overall cleanliness of the place was poor. The blankets are clearly not washed between guests as we noticed several issues with them and needed to do our own wash of all linens. The AC units have clearly not been cleaned for a long time and I think that may be contributing to them not always working well. -The door to the lanai does not close properly and so it was hard to maintain a temperature in the living room -The property could use updating and had many damaged sections of the walls-The loft bedroom does not have a door so it is important to note this for future guests. The loft room also does not have any hooks so there is no place to hang your towel.

My family absolutely loved this place! The views are spectacular, and we love the layout, each bedroom having its own bathroom is a real plus. And individual air conditioning in each room is a double plus. Nobody’s too hot, nobody’s too cold. The development is beautiful, very well kept, very clean grounds. The location was perfect for us.

Perfect stay

While the property could use a refresh with new decor and furniture, everything was very clean and as described in the listing/photos. Equipped with basic kitchen items but includes beach chairs and umbrellas. Having three bedrooms and four bathrooms was why we chose this property. The location and property was an added bonus.

Amazing stay for 5

Overall, we loved the space. It was perfect for our group of friends, as each room had their own bathroom. The kitchen had everything we needed and the property manager left us a nice gift for our arrival. They provided beach gear, tennis rackets, so many things! I was surprised that a concierge reached out to us to coordinate any excursions. We took advantage of that. The VRBO posting says there are 4.5 bathrooms but the description says 3.5, which is the accurate number: 1 per bedroom and a half on the main floor. There were lots of tiny bugs that were after our food. We saw them swarm onto a dirty knife in the sink, so we stored any unsealed food in the fridge. My biggest issue was the stairs. I did not locate an elevator. I recommend mentioning this in the description.Summary: The customer service was fantastic. It was perfectly located and provided everything we needed. I don't fault them for the bugs or bathrooms incorrectly listed by VRBO, but a heads up on the amount of stairs would be appreciated.

This place was great. Better than I expected. Great views, comfy beds, and an easy location for wherever you’d like to go. Walking distance to one of the nicest beaches (IMO) turtles and more!

Beautiful view

We saw whales from the porch that overlooked the ocean and pool area. Great location, close to the beach and walking paths. Host was quick to answer questions. Overall, our family of 6, ages 10-72, enjoyed our stay!

Perfect

We had a wonderful stay here- watching whales and the sunset from the deck was an added bonus. This condo was so close to the activities and beaches- it was a great spot for us to enjoy!

Christmas Vacation

Great condo with lots of room. Each room has its own bathroom which really helps when you have the whole family together. We enjoyed watching the sunsets from the balcony each evening. We videoed a whale as it passed by the condo on Christmas morning. We really enjoyed our stay.

Perfect location & rare find!

We loved our stay here :) close proximity to the airport and the beach is only a walk away! This was one of the few places we were able to find that had three separate bedrooms that could all accommodate adults comfortably without breaking the bank. So happy with our stay! :)

Great location but no door on the top upstairs bedroom

This condo is in a great location - quiet neighborhood and close to shops/beaches. The property manager was very responsive and answered all questions quickly. We had a great time with everything except for the upstairs bathroom is super small and the bathroom door was not functional. It was also a surprise to find that the upstairs bedroom did not have a door itself.

Great Views and Lots of Space for 4 People

Great stay with 2 adult daughters. Everyone had their own space. The AC was great as it was hot. The balcony is nice but has direct sun exposure in the afternoons from the setting sun. Kitchen is well stocked including foil. No condiments except for salt and pepper. Lots of cleaning supplies. Loved being able to walk the cliff path to the Hyatt and the other direction to Poipu Beach.

Location, location, location

Overall, we were very pleased with our stay. Directions, condo information and communication with Corey was excellent. The location was ideal for everything with easy access to beautiful beaches, nice shopping, excellent restaurants, and connecting to other points of interest. In general the condo is as described. A quiet community, clean, comfy beds, stocked kitchen and we appreciated the few kitchen extras. There are a few details that could use some attention. As mentioned in previous reviews and as happened to us, the a/c on the main floor did not work adequately. We contacted Corey and he communicated that he would have an electrician come address the equipment malfunction. That did not happen. Fortunately, we were gone during the day pretty much every day. Having that repaired appropriately would go a long way with future customers. The only other major issue was we were unable to sit on the lanai at all. Website photos show the right shade is drawn and there are three tall plants blocking the fan unit on the deck. The fan is not only loud, but it blows a lot of hot air making it unbearable to sit at the table and enjoy the beautiful view, which is a shame, because it really is a lovely view, especially for the gorgeous sunsets.

Beautiful

The condo was comfortable and spacious. Beds were very comfortable. Kitchen was adequately stocked to cook a few simple meals. Loved that there were a few spices and condiments for us to use. Location is nice and easy to get to a few shopping and dining areas. Sunset views from the point just outside the condo are not to be missed! Corey was very responsive and informative. There are lots of stairs outside and inside the condo. Not a problem for us, but if you have any concerns about navigating stairs, ask before you book. We’d go back without hesitation.

Great location and responsive property manager

It's in a wonderful location because we could walk to Shipwreck Beach, Brennecke Beach, and Poipu Beach. My friends and I loved swimming in the pool and lounging in the hot tub.

Location, View, Convenient

We really enjoyed our stay here. The place was clean, the location was fantastic, the view of the ocean from the balcony beautiful. It held the six of us just fine. We did not find the additional blow up mattress in the upstairs loft until the last day so that was a bummer, one of the kids had to sleep on the couch. The apartment does need some attention, one of the bathrooms on the second floor had a toilet that ran all night (we turned it off manually so we wouldn't hear it), the shower did not drain and there was no pressure. The downstairs A/C did not stay cool but the ocean breeze during the day made up for it (at night was when it was difficult), and the kitchen cabinets could use a little TLC. I still would stay here again because everything else excelled and we were happy with the listing and with Corey the property manager. He did offer to look at these items while we were there but the timing of when we would be there just didn't line up with his schedule so he assured us he would address these issues after we left for the next guests.

Our love story began in Hawaii.

Many years ago, we were married on these islands, surrounded by the ocean, trade winds, and a magic we never wanted to lose. So we kept returning—year after year—until Kauai became woven into our lives.

When the pandemic began, it was Cinzia who felt a strong pull to stay. She sensed the island would be our safe haven—a place where our family could live close to nature, breathe deeply, and find peace in an uncertain world. And she was right. Kauai held us, healed us, and gave us clarity.

During that time, something shifted.

Cinzia, with her Italian roots, California-beach sensibility, and lifelong designer’s eye, noticed how many island homes needed to be refreshed and reimagined. She envisioned spaces filled with light, beauty, color, and soul—places where guests could feel the serenity we felt.

At the same time, Rico—drawing on his island roots and experience as a real estate broker—started searching with Cinzia for properties with potential and the right spirit. Together, we explored the island carefully and intentionally.

Every home we selected became part of a vision we shared.

Cinzia curated and redesigned each property—infusing them with her blend of Italian chic and relaxed island elegance. Natural textures, soft palettes, coastal touches, and thoughtful details that celebrate everything she loves about Kauai: sunsets, sea creatures, rainbows, and waterfalls.

We knew we wanted our homes in Poipu Beach—the sunny, golden side of the island, and the place where our Hawaii story began.

Today, we manage 30 properties that we personally found, remodeled, and refreshed with heart. With our wonderful local team, we’ve created spaces where comfort, style, and the spirit of Kauai come together.
