2 bedroom and 2 bath Log Cabin tucked away in this quiet setting in the Ozarks. It is completely equipped with everything you need but food. This cabin is tastefully decorated with all the comforts of home. The trail head is only steps away or head to one of the 2 pools for the whole family. Come inside, relax by the fireplace as you watch a movie of your choice before you finish the day with a soaking in one of the two Jacuzzi tubs.

PLEASE NOTE: FIREWOOD IS ONLY PROVIDED DURING WINTER MONTHS

Vacation Rental Agreement

By booking this unit, you agree to the terms outlined in this Vacation Rental Agreement.

This Vacation Rental Agreement (“Agreement”) is a binding contract between Cabins & Condos of Branson LLC (referred to as “Owner”) and you, the guest(s) listed on the reservation (referred to as “Renter” or “Guest”).

This Agreement is entered into as of the date the Renter places their reservation online and the Owner accepts the reservation. The Owner will confirm acceptance by email.

The Owner reserves the right to refuse service to anyone for any reason. The Owner agrees to rent, and the Renter agrees to lease, the specific premises identified in the reservation (“Premises”) for the nights reserved and paid for. Reservations are non-transferable to any other party.

Complaints & Property Condition Policy

At Cabins & Condos of Branson, all guest complaints are taken very seriously. Our experienced team documents and photographs the condition of each property prior to every arrival to ensure accuracy and accountability.

If a complaint is found to be valid, we will promptly offer either:

- A refund, or

- An upgraded unit at no additional cost (when available).

If there is an attempt to commit fraud through a false report, we take this just as seriously and will take appropriate action, which may include issuing fines, notifying booking platforms of the fraudulent claim, and filing police reports if necessary.

This policy ensures fairness, protects our operations, and maintains the trust of both guests and property owners.

Cleaning & Linen Service

Your rental is fully stocked with:

- Pillows, linens, blankets, comforters, towels, kitchen towels, hand towels, and washcloths (extras may be found in closets or cabinets)

- A starter supply of toilet paper, paper towels, hand soap, shampoo, dish soap, and other basic sundries

Any towels, blankets, or linens removed from the property will be charged to the guest. Extra items are not guaranteed for the duration of your stay and may need to be replenished by the guest.

Payment Policy

Full payment is due at the time of booking unless otherwise stated in the payment policy presented during your reservation.

Cancellation Policy

Cancellations will follow the policy stated on the booking platform you used to make your reservation. Please review your chosen platform’s terms carefully before confirming your booking.

There are no refunds for early departure or for changes in weather conditions. We strongly recommend purchasing travel insurance or 'Cancel for Any Reason' insurance through a third-party provider for your protection.

Condition of Property

The Owner has, to the best of their ability, provided an accurate description of the property and its condition. By booking, the Guest understands the property is reserved sight unseen.

Our cleaning staff will have prepared the property prior to your arrival. All major amenities (including electrical, plumbing, internet/WiFi, cable or streaming TV, and appliances) are in good working order at the time of check-in.

If you arrive and find that the home has not been cleaned or notice an issue, please notify the Owner immediately. We will do our best to address the concern promptly and, when necessary, arrange for a tradesperson to inspect or repair the issue as soon as possible.

Failures of operation for amenities such as TVs, internet/WiFi, or cable service are not grounds for a refund. The Guest agrees to hold the Owner harmless from liability regarding the condition of the property.

Cleaning & Repairs

Your rental includes a standard cleaning service as part of the cleaning fee paid at the time of booking. Please note:

- Guests are responsible for cleaning dishes, utensils, and cookware used during their stay.

- If excessive cleaning is required after check-out, the cost will be charged to the booking platform.

Guests agree to keep the home, furniture, and furnishings in good order and in the same locations as originally found. Guests are responsible for the cost of repair or replacement for any damage to furniture, fixtures, or the premises, as well as for any missing items.

Accidental Damage Insurance

A damage deposit or damage protection plan may be required at the time of booking, and amounts may vary depending on the booking platform you use. Please review your platform’s policy for specific details.

Guests are responsible for any and all damage to the property caused by themselves or their party, whether accidental or due to negligence. This includes damages that exceed the posted deposit or protection coverage amount noted on the booking platform. In such cases, the Guest will be responsible for paying the additional costs directly to the Owner.

Missing Items

Guests will be charged for any missing items reasonably attributable to their stay and not returned after notification. Our cleaning team performs an inventory of the property after each check-out and reports any missing items to the Owner.

If an item was taken inadvertently, we will contact the Guest to arrange for its return before charging any replacement costs.

Use of Security Cameras

Guests understand and accept that the property is protected by exterior security cameras. These cameras are used solely to protect the property from potential break-ins, theft, and to monitor occupancy limits for safety and compliance.

There are no cameras inside the home.

Personal Property

Any personal property brought by the Guest is not insured by the Owner. The Owner is not responsible for any lost, stolen, or missing property, including items left behind after check-out.

Guests should also ensure they log out of all personal streaming services or accounts on any smart TVs or devices prior to departure. The Owner is not responsible for any charges incurred from accounts left signed in.

No Parties / Age Requirements

This is a private residence and our vacation rental home. Many of our neighbors are full-time residents, so we ask that you be respectful and keep noise to a minimum.

- No parties, loud music, or disruptive gatherings are allowed.

- The primary renter must be at least 25 years of age to book this property and must be present for the duration of the stay.

- Any special events, such as family reunions or an increase in occupants beyond those listed on the reservation, must be disclosed at the time of booking and are subject to Owner approval.

No Smoking

This is a non-smoking property. Smoking of any kind — including cigarettes, cigars, e-cigarettes, or vaping devices — is strictly prohibited inside the unit.

Evidence of smoking inside (including odor detected by the cleaning crew) will result in a deep-cleaning fee charged to the Guest. This includes, but is not limited to, the cost of cleaning carpets, air ducts, furniture, and filters.

For fire safety and to protect neighboring units, there is also no smoking within 100 yards of any deck, patio, or condo entry.

No Pets

Pets are not allowed in this property. If a pet is brought into the unit, this Rental Agreement will be forfeited, the stay will be terminated, deposits will be retained, and a $500 deep-cleaning pet fee will be charged.

Service & Assistance Animals: Any misrepresentation of a service or assistance animal, or impersonating a person with a disability to receive such accommodations, is prohibited under Missouri Statute 209.204 and is subject to penalties, civil liability, and applicable legal action.

Maximum Occupancy

The maximum occupancy for this property is 8 total guests (no more than 7 adults). Exceeding the maximum occupancy without prior written approval may result in termination of the reservation without refund.

This limit is especially important due to fire code safety laws, which are in place to protect all guests and ensure safe evacuation in the event of an emergency.

Parking

Limited parking is available outside the condo building and is first come, first serve. Please be respectful of other residents living in adjoining condos.

Trailers, RVs, and boats/trailers are prohibited on the property and may not be parked in any of the designated spaces.

Check-In & Check-Out

Check-in: 4:00 PM

Check-out: 10:00 AM

Late check-outs without prior approval are subject to a fee of $100 per hour past the check-out time. Please check out promptly to allow our cleaning crew the time they need to prepare the unit for incoming guests.

Check-Out Procedures

Before departure, please:

1. Place all trash in plastic bags and take them to the dumpsters near the basketball court.

2. Load and start the dishwasher with the provided detergent pod.

3. Strip beds of all linens (leave comforters and blankets on the bed).

4. Start one load of sheets in the washer (please do not overstuff).

5. Place all dirty towels in the shower or bathtub.

6. Return all furniture and décor to its original location.

7. Ensure all windows and doors are locked.

Failure to follow check-out procedures may result in additional cleaning or service fees.

Disclaimer

The Owner is not responsible for any personal injury, loss, or damage to the Guest’s property caused directly or indirectly by foul or inclement weather, acts of nature, accidents related to fire, heaters, stoves, or the Guest’s failure to take adequate precautions around wet areas, or any other unforeseeable circumstances.

The Guest accepts full responsibility for their use of the property and its amenities and agrees to use them at their own risk. This includes, but is not limited to, the use of pools, outdoor areas, stairs, balconies, and recreational facilities.

This Agreement and Disclaimer apply to the primary Guest and all members of their party.

Acknowledgment

By completing the booking for this property, the Guest confirms they have read, understood, and agree to abide by all terms, conditions, and policies outlined in this Vacation Rental Agreement.

Fantastic cabin perfect for our needs! 6 mins from SDC which was amazing because that was our main attraction. The only thing that would’ve been better is if the porch had a small heater or glass in windows so we could e enjoyed it more. But that’s a small ask. Very clean and festive for Christmas!

The cabin itself was very nice, loved the screened in porch, the bathrooms were large and it was a close distance to the main strip. Upon arrival however, we were greeted with spider webs full of bugs and daddy long legs across the front porch. It was very musty inside and dusty. We stayed for 3 nights so I purchased damp rid to help freshen it up, and Swiffer dusters to go over a few surfaces. I knocked down the biggest webs outside. My husband and son both had major allergic reactions to the dust. The AC unit was not working properly, so that may have been the culprit as no air was able to circulate. I did reach out to have it looked at, but being a holiday weekend, it was not likely to happen during our stay. It was very warm in the cabin, the last night we ended up leaving the doors to the screened in porch open, to allow air flow. All the bath towels we used smelled like mildew, as if they sat in the washer too long before being dried. And I'm not sure the mattress pads were ever washed as they had stains. We always book cabins when we vacation, but I don't anticipate cleaning up ony arrival to rid it of odors and allergens. It was again a nice cabin, but not the cleanest.

The place was great as always but the only thing I would say is the the room temperature was set at 80 we are comfortable at 72 it took it 4 hours to get cool enough to be able to sleep and we got there around 9 pm. We really love the place.

Getaway

Cabin was nicely decorated. I didn't like that we had to pay a cleaning fee and actually do some of the cleaning. I'm on vacation I don't want to strip beds and wash the sheets, empty trash and start the dishwasher. What does my cleaning fee go to? The shower wasn't clean there is scum build up around the shower pan. The tub needed to be wiped down before use as well.Alarm clocks were hidden and we didn't find them until we checked out. If it wasn't for all of that I probably would have given a 5 star.

Cozy Cabin

You're going to love the location and feel of this cabin. Plenty of room for 8 people plus a comfy recliner. Parking right outside the door and no stairs. Cabin has no through traffic. You can hear the Silver Dollar Train from your patio. Perfect spot to rest and relax.

Great time in this cabin

I had a wonderful time in this cabin. I would give the five stars for everything, but the only inconvenience I had with the cabin was when I came the cabin from a late-night show and tried to open the front door, and the key fob didn't work. The management office was closed at that time, so it was very embarrassing. Luckily, it worked again within 30 minutes and I was able to get in, but I think they should have given guests a key in case this happened. Other than that, everything was perfect.

We absolutely loved our stay in this cabin! Beautiful updates, cute Christmas touches, and very homey. We loved everything about this place and our 6 year is already asking to come back. The highchair and toy chest were great bonuses

Great cabin and location

I reserved this cabin for a long weekend getaway with my mom and sister. Although we did not cook, it was well stocked with everything we needed including coffee and creamer. The cabin was at a great location and was quiet except our neighbors got loud at 2 AM and woke my sister up, but it was not the host's fault. I received several messages from the host and had all the information needed for our stay and the notes in the cabin were helpful.

Great cabin!!

The cabin was as advertised. Our family enjoyed the cabin feel and it was perfect for our visit to Branson. The kitchen was great for meals at the cabin and the screened in porch was relaxing. Would highly recommend this to anyone staying in Branson.

Cabin is beautiful except for.....

Booked 3 nights,wasnt able to check in for the first night due to at&t phones being down so that was a nightmare!! We finally got in the cabin the next day...its a beautiful place! Very comfortable! My only disappointment was the shower head in the bathroom was absolutely awful! No water pressure...water just trickled out,no way someone could get shampoo and conditioner out of their hair! Kinda surprising the shower head looked to be very old since everything else in the cabin looked to be somewhat new...so 5 women had to share the other shower 🙄 Will not book this property again or use vrbo for booking either.

Cute cabin near Silver Dollar City.

This was a cute cozy cabin that worked perfectly for us. Me, my husband, niece, and 3 boys 12, 6, and 2. They had a toy box that was a big hit with the 2-year-old. The kitchen was easy to find what we needed. Both bathrooms had a large jetted tub that was a hit with kids and adults on a Christmas holiday. A great host would rent from them again.

Fantastic

What an amazing cabin . Great location, close enough to entertainment but far enough away to be very peaceful. Very much appreciated the peace and quiet. Spent every evening outside and enjoying the wild life . The cabin has everything you would need. I prepared all of our meals there and we ate on the beautiful table on the screened in porch. Just amazing. Will definitely return.thank you again great vacation.

Branson vacation

My wife and I came out from Albuquerque NM. To see the attractions in Branson and visit some friends that live close by. The cabin is in a excellent location we were just a few minutes from everything we came to see, but fat enough away that our evenings were quiet. The cabin was amazing thanks to tbe host.
