This is a transitioning area that may appear rough but it's safe and very quiet at night. There is a ring doorbell for added security.
This house is located in a small gated community with 6 houses. The community has a narrow driveway and houses are right next to each other. The layout of this gated community causes an echo chamber which causes loud noises and deeply disturbs our neighbors. Our house rules are strictly enforced and if our neighbors complain about noise we will terminate your reservation.

Early check-in is subject to availability at the sole discretion of the host.
Early check-in availability is determined on the day of arrival.
The early check-in fee is $50.
Early check-in time is 2pm or earlier.

Late check-out is 12pm. Late check-out fee is $40.
Late check-out is subject to availability at the sole discretion of the host.

Check-in begins at 5:00 pm and check-out ends at 10:00 am.

This house is in very close proximity to neighbors. Please respect our neighbors at all times. If we get multiple complaints from neighbors we reserve the right to terminate this reservation at any time with no refund.
This house is located within a small, private gated community. The driveway is shared by all the neighbors and is through traffic only.
DO NOT BLOCK THE SHARED DRIVEWAY AT ANY TIME FOR ANY REASON.
We have zero tolerance for blocking the driveway. Your car will get towed.
No more than 2 cars are allowed to enter the gated parking. We will also require the license plate, year, make, and model of the car that will be on the property. any unregistered cars are subject to getting towed. We will not accept any reservation with unverified or unregistered guests and cars.
There is no street parking allowed on Houston Ave from 7am to 9am except Sundays. You may get a ticket or towel by the city if parked illegally.
You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove it and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you.
There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property.
There are always fresh fully laundered towels and sheets placed between every guest visit. Normal wear and tear, these towels and sheets may get stains and tears. This enables us to give our guests the best possible value and at the same time help the environment.
Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds given if bugs are seen.
No animals are allowed.
For undisclosed pets/ service animals brought into the listing, there is an automatic ejection with no refund and $500 cleanup fee.
Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee.

In the case of any deposit collection, we will need a picture of your government ID and a picture of the credit card used matching your ID. The picture only needs to show the last four digits of your credit card. We will not be able to give access to the space until these steps are completed.

To access our complimentary wifi, please go to AD1 welcome home network and enter your email address, phone and you're all good. No password needed.
For live TV please access Roku app on the menu
The small TCL Roku remote is for the menu and internet TV.
Please let he host know once you have checked in and checked out.
At check out, please shut off lights and set AC temperature to 75 or heat temperature to 68. Our housekeeping crew will handle all cleanup.

There is an alarm sensor MS through out the house,
THIS IS NOT A CAMERA, it only functions to detect motion when the alarm is on.
The fan switch in master bedroom has to be turned on in order for fan to work.
Extra pillows and blanket for the couch are in the dining room closet.
There is a high chair and crib located in the primary bedroom walk-in closet.
The garbage can, fire extinguisher, flashlight, bug spray and an extra water jug are under the kitchen sink.
There is a first aid kit under the bathroom sink.

There are exterior cameras at the property and does record any audio on exterior.
There are 2 security cameras on the property; 1 at the driveway entrance and 1 at the front door entrance. All of them are recording 24/7 and for security purposes. There are no camera or audio recording devices anywhere inside the house.
There's a noise decibel monitoring device. It only monitors the decibel level located on the front door entrance and it does not monitor any interior audio.
The inventory price list is in place for any missing or damaged items that are found after check out.
Please let us be aware of any damages that occur during your visit.
Any damaged or missing items not listed below are subject to reimbursement upon request with receipt plus a 20% restocking fee.
No reimbursement receipt is provided by the host to guests for items listed on the inventory price list.

Clean and comfortable, convenient location!

We enjoyed our stay here! Communication with hosts was excellent, they replied right away to any questions or requests we had. The townhome is very spacious, with necessities such as soap, dish soap, pots and pans, shampoo, body wash, TP and 4 laundry pods provided. Entry/parking was secure and location felt safe. Very walkable during the day! Thank you!

Nice house, you should let people know that it is 3 stories. Lots of stairs. Our 90 Year old parents were confined to bedroom on 1st floor. We were there only 1 night so it was ok.

Great location.

This property was in a great location and was very roomy and spacious. Having three bathrooms is definitely a plus for a group. Everything was extremely clean and we had everything we needed for our stay.

Great stay/Close to everything

Our host was very accommodating and kept communication very quick and easy when needed. This property was very close to all the things/places we wanted to visit and do. Could have been a little cleaner, but it didn’t stop us from enjoying our stay. Would definitely visit again!

Me and my 2 cousins stay here and it was easy breezy clean, nice, neat and close range with all the nice clubs, eateries and the galleria mall overall we'd stay again and the hosts were super helpful and quick response timing very nice also!!!

IT WAS AMAZING…. PRETTY MUCH FLAWLESS!!

It was wonderful. The only complaint is that the fan in the bedroom by the garage wouldn’t operate without the light being on. Otherwise, this is an AWESOME property! ⭐️⭐️⭐️⭐️⭐️
