We spent 3 days here in July 2018 - it was 85 degrees in Pinetop at the time so the AC being available at the house was a total life-saver (it only got down to 72 or so in the middle of the night).
The house is older, feels like a well-loved house someone started renting and not a professional rental. Closets and Garage have personal items in them, wear and tear on common items like door hardware, but it's not a big deal. Just an FYI for folks that VRBO/Airbnb a lot and know the difference between professional rental and a personal home.
Kitchen is VERY well stocked, bedding was comfortable, towels were clean but a bit dingy and old - again, this is the 'not a professional rental' aspect.
The water pressure was a NICE surprise... it's awesome for some reason (I've not know Pinetop to be a high-pressure city) but showers were very satisfying.
The 'Pond' isn't really a pond... it's looks like a runoff/drainage area out front of the house and it was empty when we were there. Just be aware if you have thoughts of your kids playing near a pond and having fun.
The property is fairly overgrown so not a grassy clearing for kids to play in.
One downside to the property is that is has a series of disparate patios, all of them small, none of them connected and all of them in need of being re-built due to wood rot. I don't think there is a terribly private/comfortable place to sit outside.
To that point, the hot tub is on the back side of the house sort of back by where you park... which happens to be a small communal parking area facing 4 other houses... you would NEVER have a romantic evening in the hot tub where it currently is.
If you need a comfortable place to sleep and use as a base-station, this place is great. If you are trying to get away into the woods and want to have coffee on the patio and relax in a magazine-esque setting, this isn't the right choice at all.
Fortunately for us, we just needed a base station so it worked.
