Open-layout 175 m² villa with a private 26 m² pool, enclosed yard, stone charcoal BBQ, and covered outdoor lounge in the centre of the village. Free Netflix and Prime Video on a 65" screen, master suite with private bathroom, AC, and safe. An Istrian restaurant 150 m from the door.

Villa Martin accommodates up to 10 guests across 175 m², with a private 26 m² pool as the centrepiece of the outdoor space. The property sits behind a high perimeter wall - a genuine plus for families with young children or dogs.

The ground floor brings the kitchen, dining area, and living room together in an open layout. The kitchen is fully equipped: oven, stovetop, fridge, freezer, dishwasher, microwave, coffee maker, toaster, and kettle. The living room features a stone accent wall and a 65" Smart TV with Netflix and Prime Video, as well as a sofa that can be turned into sleeping space for 2 persons.

Upstairs, four bedrooms are arranged as follows:

Bedroom 1 - Double bed, fan
Bedroom 2 - Two single beds, fan
Bedroom 3 - Double bed, air conditioning, balcony with garden and village views
Master Bedroom - Double bed, air conditioning, private en-suite bathroom, 42" TV with streaming services, safe, desk with chairs, and balcony

Outside, a stone charcoal grill and a terrace dining area are set up for outdoor meals. A covered gazebo with seating provides shade during the day and a relaxed spot for the evening. The pool area includes sun loungers, umbrellas, and an outdoor shower.

Ein sehr schönes Haus, wo es sich sehr gut aushalten lässt.Die einzelnen Zimmer sind sehr groß und es fehlt an nichts.Der Bereich um den Pool ist sauber und gepflegt.

Holiday Istria 2021

The property is well located in the middle of Istria and there are a lot of beautiful cities nearby. Also the house is in a quiet area. It is very clean and the house has everything you need. It definetly matches with the given description of this property. The property owner is very kind and questions are answered in shortest time. It is also to be noted that the property owner supplies you with good informations about the area of Istria where you can go and visit. A big thank for the wine and self-made cake he brought to us during our stay. We had such a good time at Villa Martin and definitely enjoyed our stay!

Schöner Urlaub

Bei der Villa handelt es sich um ein schönes Haus, in dem man eine wunderbare Zeit verbringen kann. Zwei Familien können, Dank Pool, gut relaxen. Hier und da hätte das Haus kleine Schönheitsreparaturen nötig. Der Gastgeber und seine Familie sind sehr bemüht und stehen jederzeit mit Rat und Tat zur Verfügung. Die Reaktionszeiten sind sehr kurz. Ein besonderer Dank geht an die Mutter, die mit selbstgebackenen unseren Aufenthalt versüßt hat.

First off impressions upon arriving of Villa are that it was true to the pictures and information that are listed on Homeaway Wesbite. One downside is that the property is listed as having AC. This is true for downstairs and the 2 master bedrooms upstairs however the 2 remaining bedroom had no AC. The owner provided fans when asked which did help but this should be stated on the villa information. Nice and central, 20 mins from Porec, 25 mins Rovinj. Fabulous restaurant 2-3 mins walk from the Villa which is also great for children (need to book). As for the Villa owner probably the best I have seen over the years. Attentive to every detail to the point that they sorted out birthday cake for my daughters birthday. Thank you.

The villa is located in the peaceful village of Kringa, in the heart of Central Istria. Surrounded by countryside and holiday homes, the area offers privacy, minimal traffic, and a relaxed atmosphere - ideal for guests looking to unwind away from busy tourist areas.

One of Kringa's biggest advantages is its central location. While you can enjoy the peace and quiet of rural Istria, popular coastal destinations such as Poreč and Rovinj are both within a 30-minute drive, making it easy to explore the region while avoiding the crowds.

A traditional Istrian restaurant is just 150 meters away, while a grocery store is located 1 kilometer from the property. Several local family producers nearby offer regional specialties such as olive oil, wine, and prosciutto, providing an authentic taste of Istria.

Families can visit the nearby Adrenaline Park, just 1 kilometer away, featuring a zip line, swings, a fast-food stand, and other outdoor activities. Pets are welcome there too. For sports enthusiasts, football and basketball courts are also located 1 kilometer away, while a new padel court has recently opened in the same area.
