Welcome to Le Balcon de Carcassonne, a cosy 37 sqm T2 on the 2nd floor of a building on Rue Barbacane, right at the foot of the medieval Cité. Bright bedroom with a double bed, living room with a sofa bed and a full kitchen, all designed to sleep up to 4 guests. Just a short walk from the lively lanes of the old town, Le Balcon de Carcassonne is a true home base at the heart of history.



The Space:

This renovated 37 sqm T2 has a warm, bohemian feel, with soft tones, vintage furniture and a marble fireplace dressing the living room. From the entrance, old-world charm blends with modern comfort.



The bright living room combines a sofa bed with a real mattress, a smart TV with cable subscription, and a generous ceiling height with an exposed beam on the kitchen side.



The light-filled bedroom has a comfortable double bed (140 x 190 cm) and an open clothes rack for storage.



The kitchen has everything you need for everyday cooking — electric hotplates, microwave, Senseo coffee maker — plus a cosy dining corner. The shower room includes a shower, sink and hairdryer.



Please note: the flat is on the 2nd floor, with no lift. Guests also have access to an enclosed shared courtyard on the ground floor, furnished with a garden lounge, as well as to a private parking space on site subject to availability (€15/night).



Guest Access:

Guests will have access to the entire apartment, located on the second floor (no elevator).



A shared, enclosed courtyard equipped with tables and chairs is also available for use on the ground floor.



The Neighborhood:

On Rue Barbacane, one of Carcassonne's most sought-after streets, the flat sits right at the foot of the medieval Cité. A short walk away: the ramparts, the Comtal Castle, the Basilica of Saint-Nazaire, plus the cobbled lanes, local shops, bakeries and cafés of the old town.



The Canal du Midi is about a twenty-minute walk or a ten-minute drive, ideal for a boat trip or a bike ride. The train station is roughly a 5-minute drive, and Lac de la Cavayère about fifteen minutes. The beaches of Narbonne and Gruissan remain within reach for a day out, around an hour's drive.

To finalise your booking, our agency will send you a secure registration form — a standard step required by French regulations for all short-term rentals. You will be asked for proof of ID at this stage, in accordance with current legal requirements.



The property is prepared and maintained by our professional team: full cleaning and household linen provided for each stay. Additional paid services are available on request after confirmation.



Le Balcon de Carcassonne is a non-smoking property, with no pets and no parties allowed. Please take good care of the place — charges may apply in the event of any damage.
