This is a completely newly updated home, with newly furniture and we want to host guests that can take care of it and keep it in excellent condition until the owners return.

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any. 

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.

This is a pet-friendly spot. If you are allergic or don't like pets, this might not be a good fit!

Pet Policy:
-One adult dog up to 50lbs allowed. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-$200 Pet fee is required and non refundable.
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-Please do not let your dog go in the pool to avoid additional charges.

This fee is not included in the price shown by Airbnb and should be paid via www.airbnb.com/resolutions before check-in.

If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

PET ETIQUETTE:
- Control their barking - if you have a loud dog, please never leave it in the home alone.
- Don’t let them treat everything like a fire hydrant (inside and outside the home).
- Play is fun, but silence is golden - be respectful of the neighbors.
- Keep them on leash while outside the home.
- Always pick up after your dog.
- Wash those paws and minimize bringing messes inside the home.


This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any pipes or fire/safety equipment. Any violation of the above fire prevention regulations may be subject to fine and/or termination and removal of the Occupant from the Property.

PETS: A$1000 fine will be charged to Occupant if there is any evidence of any pet inside the property unless Manager has given express written consent and a pet fee and pet deposit has been paid by Occupant.    

EVENTS, GATHERINGS, PARTIES.  No events, special occasion hostings including but not limited to weddings, corporate functions, bridal parties or related events including inviting other persons not disclosed in the reservation guest count, shall be permitted on the property for any reason. A violation of this clause shall immediately cause the property manager to terminate the rental agreement and renter to immediately vacate the premises.

Property Very Good / Communication with Management Terrible
This property is very good. Two exceptions: the kitchen is poorly kitted out and I bought a number of supplemental items. Secondly, the electrical circuits are faulty and almost everyday one or more fuses tripped - including one time in the middle of a shower so no hot water. I dealt with two management reps from Air Concierge - Nataly (sp?) was terrible. Roelle was good to deal with but not super effective. I had to call multiple times the two times something needed to be fixed - once the HVAC and once some issues with the refrigerator/freezer. We went three nights with no heat on the coldest nights of the year and we also went more than a month without the icemaker functioning properly. In addition, I tried to contact Air Concierge senior operations management on the chat function on the company website - I never heard back from them. I also tried contacting the CEO who also ghosted me. Very unimpressive leadership. I would never, ever book and Air Concierge managed property again. Here's the kicker, we chose this property because of my wife had a heart transplant at Stanford and this was a good location. It is shameful that Air Concierge was so unresponsive to our need to get some things fixed in a timely manner. I would more than happy to speak with someone from either VRBO or Air Concierge if you would like to contact me. Sincerely, RW

Beautiful modern NEW home!
This home is very large with everything needed to make you feel comfortable. We stayed for 6 weeks while my husband had daily radiation at Stanford. It was a quick 20 minute drive. Beds are very comfortable - lots of closet space. The middle bedroom has a couch with office. The couch was not really a bed but there is an inflatable queen bed. Each of the other rooms are very spacious and the high ceiling and windows in the living area let in beautiful light. The neighborhood is very good for the area. Mostly retired people. The garage was enough room for my Hyundai Sonata - it does have a lot of stored items against one wall. This home greatly contributed to our wellness and we loved staying there. We are very grateful for it.
