Enjoy the beautiful beaches along the Florida Panhandle during your stay at family-friendly Riley's Retreat. The home is light and bright with a beautifully appointed interior that boasts a coveted open floor plan. Prep home-cooked meals in the well-equipped kitchen, complete with stainless steel appliances, granite countertops, and dining seating. The adjacent living room features a fold-out couch, comfortable furniture, and a Smart TV. Your bungalow has a quaint front porch that is perfect for sipping morning coffee, while the top-floor screened porch offers an array of lounge seating. Enjoy the enclosed back yard complete with a private outdoor pool and pergola, ready for alfresco dining. Cruise approximately one mile to Walton Dunes Beach Access for a fun day relaxing on the sand and splashing in the surf. The popular and picturesque town of Seaside is also located approximately three miles from your vacation rental.

Parking notes: There is free parking available for 4 vehicles.

Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. This technology is privacy compliant, and only monitors the presence of decibels and devices-not any personal conversation or information. Thank you for supporting our efforts to be good neighbors!

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Would stay again!

With a few minor tweaks this place would be the best. Would stay here again either way! Bike ride from beach access. Bikes included and if you add on a bike trailer, you can haul all of your beach supplies easily!

Great location and good property for the price

We booked this 2 weeks ahead of our stay so we knew it was not ideal. However, for the price this location is great and the home was good for our family of 5. There are several great spots that are walkable. The eastern beach access is a challenge having to cross the lake. The ramsgate beach access is a little further but worth the walk. The house could use some basic upkeep items like the grill being unusable and the grass/weeds in the back by the pool appeared to not have been cut for a couple of weeks.
Grill was inoperable with one of the burners sitting on the grate.

Good location and property for the price

The location is really good and walkable to several spots. The eastern beach entry is a bit of a challenge wading through the lake. This was a last minute booking so we knew it was not ideal but for the price it was a good value. The grill was inoperable and the grass/weeds in the back looked like it had not been cut in a couple of weeks.

Great for Families

We loved the private pool and the space for the 4 of us. The starter kit was great, but there could have been a few more amenities (trash bags, salt and pepper, mop, etc.) We had to buy some extras that we have not had to previously buy when staying with other rentals. The place was great, but definitely needs some cleaning and maintenance. It looks great on first glance, but needs some attention.

Enjoyed our stay

Overall we really enjoyed this property. It was very clean which is my top priority. The house is also decorated nicely and the furniture was comfortable. The location was great, with a quick walk to the beach and having the bikes was nice. My only complaint is that the house could use some basic upkeep and maintenance, nothing that kept us from enjoying ourselves or staying again, but noticeable. The property manager was very nice and responsive.

Riley’s Retreat was a REAL TREAT!

I didn’t want to forget anything so I am doing this review as we head back home! Where do I start? This home was EVERYTHING my family and I hoped for! All the amenities we needed down to a fully stocked kitchen with a keurig! The pool was one of our favorite parts, the space is so peaceful and perfect for a small family, my daughter is 7. We made meals, laughed, swam, made the short walk to the beach, visited the grocery store 2 miles away and had the best time. There is no umbrella chair rentals allowed at the beach closer to the home but we ordered one for an access less than a mile away and drove over and spent the day. Can’t wait to come back and make more memories at Riley’s Retreat!

Loved our stay! Would come again!

We loved staying at Riley's Retreat during our vacation. The location was fantastic; one block from 30a and 2 blocks from the beach. Off street parking for our cars. The backyard pool and porch were quite enjoyable. The interior was clean and well decorated. Kitchen was well stocked with utensils, cups, and plates, and coffee machine (bring your own paper filters). My favorite space was the rooftop porch on the 3rd floor. It was comfortable and completely screened in. Communication with the staff was fast and friendly. I was concerned about the pool being clean from past reviews, but the management team had a pool service come out twice during our stay to keep the pool clean. I would definitely consider coming back! 5 stars.

Relaxing getaway

The place was so cute and perfect for a relaxing stay close to the beach and all the fun of 30A. The only issue we had was while the place does technically sleep 8, the pull out bed is terrible and I would not stay with more than 6 people. I can sleep anywhere and this bed felt terrible. Also we did not have a comforter for the pull out just basic sheets. We had to call and get more dropped off but this was handled easily and with great responsive communication

Cute, clean, cozy!

We thought this home was a perfect location for the 5 of us! The house was cute, clean and cozy. We liked it came with bikes- we were able to rent baskets thru the same company. The upstairs sitting area was great for morning coffee, play a game or catch a quick lunch. Short distance to beach. We would have loved the option to heat the plunge pool. We left salt/pepper/oil/measuring cup/Tupperware type containers for the next renters. The Publix in the area had everything so we were good. We sent in questions about the property in the months leading up to our visit but they didn’t respond until a couple days before we arrived after I reached out again. WiFi/Internet was disappointingly weak. Thank you!!

Disappointed

Property needs some upkeep and better cleaning between guest. We were really disappointed the pool chemistry was so bad it was unsafe to swim in the Chlorine was 22+ and the PH was 6.6 it would have burned our skin and eyeballs. It took three days to have a pool operator address the problem so bring a test kit and know how to use it if you plan on swimming in the pool.

Close to beach

The house was 0.3mi or approx a 8 min easy walk to the beach. The beach access is waist high lake water so be prepared for that. There is a shower at boardwalk. Beach was fairly nice as we have been to many of the state park beaches previous trips. As for the house, the beds were fairly comfy. The wifi was fairly decent. There were in kitchen two trash bags, three pods for dishwasher, one roll of paper towels, a sponge, a travel size Palmolive soap, one packet of laundry soap, and two dryer sheets, in the bathroom: two rolls of tp,a small shampoo, conditioner and two small soaps per bathroom. No beach towels or accessories like chairs or umbrella. You may want to pack extra of these. Kitchen is fairly well stocked with cooking supplies, grill is a bit old and there is no salt, pepper, oil, etc. so you may want those things as well. Overall we had a decent time here.

Charming beach cottage

Lovely home but there were no supplies, not even salt and pepper or laundry detergent. I have never been to a verb that didn't have the basics or a welcome note or bottle of wine. There is also a roach and ant problem that need resolution. All of this is easily remedied

Very dirty house.

This house needs a cleaning, but it has great potential. The lack of cleaning pretty much ruined our stay, but if this were addressed buy the property managers the house could be a great vacation spot. The backyard is probably the best aspect of the house, very cute little Pool and Patio area with nice chairs around a little fire pit. It was freezing when we were there but otherwise I would have loved to enjoy that. There's a top floor Lounge area which also is very nice. The main floor needs the furniture cleaned and the kitchen table and chairs thrown out and replaced. The kitchen cabinets inside are disgusting, very disappointing. If these relatively simple issues were addressed the house could be great. Also, the wifi doesn't work.
