Marie & Noé welcome you to an authentic, characterful 19th-century stable, meticulously restored according to traditional methods. Nestled in a peaceful setting on a historic estate, it also features a centuries-old mill built by Cluniac monks in the 11th century (currently being restored). Adjoining the stable is a charming, independent gypsy caravan on the garden side. Enjoy complete tranquility in the heart of the unspoiled Charolais countryside (partially protected as a Natura 2000 & ZNIEFF area for its rich flora and fauna). Tucked away in a cul-de-sac on the edge of a small residential hamlet, bordering wooded meadows that are home to the famous Charolais cattle and horses (seasonally). Exceptional 1-hectare property, largely "natural" (featuring a small private forest crisscrossed by paths), bordered by a bucolic river teeming with fish (beaches accessible with a rowboat available), a truly intimate private natural haven and a veritable "adventure and play area" for children. Spacious and very comfortable gîte. Large 60m² living room. Total tranquility nestled on the edge of wooded meadows, on the edge of a peaceful little rural hamlet, in the heart of the gentle rolling Charolais countryside, combining bucolic bocage dotted with ponds & rivers and vast wild forests. Ideally located on the routes of the Romanesque churches circuit & various marked hiking trails in "green walks" (very rich network of identical hiking trails to explore in the area, on foot or mountain bike), 1.5 km from the Voie Verte du Canal du Centre attached to the EuroVélo6 cycle route as well as the "Tour de Bourgogne à Vélo", 3 km from the Voie Verte "Véloire" (along the banks of the Loire, the last wild river in Europe protected in a "Natura 2000 Zone" for its rich ecosystem) connected to the "Cycloroute71" (tour of the Saône-et-Loire by bike), 16 km of a marked mountain bike route labeled "VTT-FFC" (linked to a vast network of similar routes crisscrossing the Brionnais), around fifty km from the vineyards of Mâconnais & Côtes Chalonnaises and around sixty km from Beaujolais (first recognized vineyard in the world "UNESCO Global Geopark") as well as the Côtes Roannaises ("Burgundy Wine Route" & Beaujolais Wine Route to explore). At the very southern tip of Burgundy, at the crossroads of the Allier, the Loire & the Rhône, in the heart of the magnificent territory of Charolais-Brionnais (labeled "Pays d'Art et d'Histoire"), land of breeding & traditions, cradle of the world-renowned AOC cattle breed, at the crossroads of Sologne & Montagne Bourbonnaise and the Roannais region, not far from the "Clunisois-Tournugeois" (labeled "Pays d'Art et d'Histoire"). Ideal for exploring (RCEA access 2.5 km): 11 km from Charolles, 15 km from Digoin (Digoin river marina connected to the "Canal du Centre" & "quiet canal" linking Digoin to Roanne), 30 km from Marcigny ("Clunisois site" particularly known for its Monday morning market created in 1266), 25 km from La Clayette, 29 km from the charming medieval village of Semur-en-Brionnais with the very rare "Most Beautiful Villages of France" label, 42 km from the characterful town of Charlieu, 45 km from the spa & medieval town of Bourbon-Lancy, 51 km from the very famous PAL amusement park, 51 km from the illustrious abbey city of Cluny & 52 km from the TGV station of Le Creusot (Mâcon Loché TGV 63 km away).
