Primo location, Unique layout with lots of privacy, bring your pup!

This unique home has lots to offer! Cold Branch features 2 Park Models, ( similar concept as Tiny Homes ) Each side has a spacious eat in kitchen, small desk area, full shower bath and bedroom with built in furniture. This really offers a unique level of privacy so great for couples, couples with kids or golfing buddies. Both sides can be left open by the sliding doors that go into the Great Room or close the doors to separate one unit from the rest of the house! Both sides have separate as well as brand new HVAC systems . Between the 2 living quarters, there is a nice Great room addition . It has the main entrance to the house, 2 deck areas that overlook the babbling Syrup Mill Branch ( Creek ) Grill out and eat on the deck. Small fence area for pets. There is also a separate step down den with a sofa and a card table.
The laundry room has full size washer and dryer for your use. Covered carport and room to bring your boat ! Cold Branch ( what we have always called this place.. we have had it for about 15 years as our getaway and vacation spot when we lived in Atlanta ) is 5 minutes to grocery shopping, add a minute or two for restaurants and Square events. There is a ton of things to do in the surrounding area. Known for some great trout streams, horseback riding, boating and fishing on Lake Chatuge, Fires Creek Recreation area, hiking, mountain bike trails, the list is extensive. We love this place and we know that you will fall in love with it as well.

Great location

The location of this property is wonderful, the decks/ porches are quite relaxing listening to the birds and able to see alot of rabbits. The unique design of this place made it nice traveling with older parents, they were able to have their privacy when needed and so were we.

Our much needed vacatioon

Very quiet, centrally located. Gave four stars instead of five because bedrooms were a little cramped. We would definitely consider staying again. Owners very cordial, enjoyed meeting them.

Private, cozy getaway!

Cold Branch cabin is beautifully lined with trees and a quiet location. Everyone can be together in the great-room or retreat to your own private side. The porches are perfect for having coffee in the morning by the stream. The owner’s great communication was very welcomed and made checkin very easy. We will definitely stay here again. We loved it!

Cozy little cabin in the woods

We had a lovely time with our family. It is a nice cozy secluded little property. It is reasonably close to a couple of towns around the lake area. The host Gary left very helpful information for the surrounding towns and attractions. It can get a little bit chilly on the colder evenings, but they have provided additional blankets for the rooms. We enjoyed our stay and would recommend it to other families traveling through the area.

Very private

Lots of room for two people..need new shower head in second shower. Carpet needs to be cleaned, also throw rugs. Very comfortable. Near many hiking trails. We enjoyed our stay.

Great place!

This place had everything my husband and his riding buddy needed. It was clean and comfortable. They really enjoyed the creek on the property after a day of competing. The only issue was one of the showers did not have hot water. They made it work sharing the 1 shower,. Otherwise a great peaceful place land the host was great and accommodating. Thank you!

Moving Into the Area

We needed a place to stay between closing on a property and furniture arrival and this fit the bill. It was close to the property we were purchasing and hence made it easy to run back and forth for workers. Quiet, clean, everything we needed. The dog loved it as she got to roam a bit. As a bonus…sitting on the deck there is a babbling brook just behind the property. What a great place for some munchies and a drink or two in the evenings or for that morning coffee. The property owners were very helpful, communicated well and made sure we were doing alright.

Winter get away

Overall the house was fine, we did have some issues with the heater on the left side of the house, the fridge on the right side stopped cooling. I made contact with the host about it but he never responded. I had also asked what to do as we left but no response to that either. He had been responding fine up until then. The listing mentions the fenced in yard, there is no way you could put a dog or child in there and not expect them to get out. The back side of the porch needs to be blocked off for that to work.

Pack of howling dogs cabin!

Well, I wasn’t able to use the oven because it was moldy. There was a lot of cobwebs in every room. The dogs next-door never stop barking day and night!! They even came over into our yard and harassed my dog! The refrigerator on the side we stayed was just barely working, I lost some food.other than that everything was OK.

Very comfortable, perfect location.

A very cozy comfortable stay with all the extras. Located close to Hiawassee and other towns for great local restaurants. All of the hikes were very easy to get to and did not disappoint. The host was very kind and helpful in accommodations.

Nice cozy place close to downtown Hayesville and close to various lake points

Gary and Kat are really nice hosts. They personally called and made arrangements for check in and nearby places. We went to just stay and do nothing - dined around downtown Hayesville, Hiawassee and even Helen. Just one small feedback - the bedrooms are small, but we didn’t need large room either :-)

Quiet Cabin in a Beautiful Area

I and my wife we travel every year from Texas to the Smoky Mountains. We love the area! This year we spent almost two summer month at this quiet Cabin in the forest with a creek nearby and we loved it. The owners live a few miles from there, they are very kind and helpful. We hope to come again!

Weekend family get-together

We had a wonderful time at the property. The owner was very helpful in getting us there and settled in. The facility was really nice with separate space for our granddaughter to sleep peacefully within our sight while we gathered for late night chatting. The kitchen set-ups were helpful for that same purpose each morning. We very much enjoyed our time here, and hope to perhaps return in the fall when we want to explore more of the lake region there. Our little doggie loved the space as well, but we did not allow him out without a leash as he is an explorer and he definitely would have escaped from the deck - but NO problem for us! Gary is a native Atlantan, growing up the Tucker area.. He went to school at Young Harris College back in the 1970's.
Kat is from Winston-Salem, NC. but migrated to Atlanta back in the 1980's.
Gary and Kat are in the real estate field and own their own real estate firm. Initially started out in regular resales but then found their niche market in REOs ( foreclosures.. working for banks and asset management companies back in the early 2000's. ) Not realizing that they are getting themselves set up to handle a massive amount of inventory that came through our Atlanta area after the real estate collapse back in 2008.

There was a time that we were working all the time.. we very seldom could get away beyond a day or two. Gary went to school at Young Harris College back in the 1970's so it was always an area that he loved. We looked for a long time to find the perfect get away place in the area, nixing houses that needed a lot of work, too isolated, bad lots, too costly etc. We ran across this little place about 15 years ago. Its location and access to grocery stores and amenities, overall condition and uniqueness sold us . We have owned it all these years.. We have since moved up here but needed something that would accommodate my Mom who was moving in with us. We are just about 2.5 miles from Cold Branch and decided to keep this property

Being 2 Park Models ( similar to Tiny House concept ... but larger ) with some added on rooms makes this a very unique but highly functional living arrangement. I remember when we were looking at properties, I wrote on the FMLS sheet.. ( hmm.. interesting! )
