- Chef's Dream Kitchen: Gas stove, double islands, premium appliances, and fully stocked with kitchenware, including a 12-cup coffeemaker, espresso machine, Keurig, blender, crockpot, and toaster.
- Elevator*: Available for guest use with prior approval and fee.

If the elevator unexpectedly becomes inoperable, we cannot guarantee third party service repair times and stairs will be required. DESCRIPTION:
If you're dreaming of a luxurious waterfront vacation home on Anna Maria Island, look no further than Tern Key! This newly constructed, custom-designed home is nestled on a tranquil canal just minutes from Bean Point beach access and the vibrant Pine Avenue entertainment district. With its impeccable design, premium amenities, and prime location, Tern Key offers everything you need for the ultimate island getaway.

Interior Spaces
Step into the expansive open-concept great room, featuring soaring ceilings and breathtaking canal views. The professionally designed living space is bathed in natural light and showcases high-end furnishings, creating the perfect environment for relaxation and connection.

The chef's kitchen is equipped with two oversized islands, quartz countertops, a gas stove, double dishwashers, and a refrigerator with a water and ice maker. With seating for four at the island and an additional eight in the dining area, there's plenty of room for everyone to gather and enjoy meals together.

Each of the four king bedrooms features luxurious bedding, a flat-screen TV, and its own en-suite bathroom. The master bathroom is a spa-like retreat, complete with a walk-in shower, dual shower heads, and premium finishes.

Outdoor Oasis
The resort-style outdoor area is the heart of this home, featuring a heated private pool with a spa and sun shelf overlooking the canal. Relax in the shade at the fully equipped outdoor bar with two TVs and a comfortable seating area, perfect for entertaining. The private dock offers direct access for fishing or launching paddleboards and kayaks (not provided), allowing you to fully immerse yourself in the island's coastal charm.

- Ground Level: Garage, foyer, and elevator access (available with prior approval and a $149 fee).
- First Living Level: Main living area with a balcony, two king bedrooms with en-suite baths, a laundry room, and a half bath.

Booking & Fee Policy:
For the most accurate pricing, please include all guests and pets (if applicable) when submitting your reservation request. Additional fees may apply after booking for:
* Extra occupancy (greater than 2 guests per standard bedroom)
* Pets (if not declared during booking)
These fees will be collected after booking confirmation if not included in your original reservation.

Optional Services (subject to availability & approval):
* Early check-in / Late departure
* Elevator access (where applicable)
* Mid-stay cleaning (required for stays of 28+ days)
Applicable fees for approved add-ons will be collected separately after booking.

By completing your reservation, you acknowledge and agree to this fee policy.

NOTE: Elevator* is available for guest use for convenience and ONLY available with prior approval and payment of fee. $149 FEE is required, which must be paid before your check-in. This fee is non refundable. This home is not wheelchair accessible and should not be relied on for those with mobility issues. Guest Requirements:
Registered guests must be at least 25 years of age, provide a copy of a valid ID, and be present throughout the entire stay.

Occupancy Limits:
The standard occupancy is two persons per standard bedroom. For additional occupants beyond this limit, a fee of $25 per person, per night, will be charged, up to the maximum allowable occupancy, if applicable.

Quiet Hours:
Quiet hours are from 10:00 PM to 8:00 AM. As this property is located in a residential area, we ask that you respect our neighbors by maintaining a reasonable noise level both during the day and at night. Excessive or unreasonable noise may disrupt the peaceful enjoyment of the neighborhood and is not permitted.

Reservation Policies:
Reservations are typically for 7-night stays, Saturday to Saturday. However, we offer flexible stays with varying minimum night requirements and non-Saturday check-ins and check-outs during most of the year, except for holidays and peak weeks. Please inquire before booking to confirm availability, as changes cannot always be accommodated after booking.

Cleaning and Safety:
All homes, including linens and towels, are cleaned, sanitized, and inspected between guest stays according to industry standards. A starter set of basic amenities, linens, towels, and bedding is provided upon check-in, based on home occupancy. Daily housekeeping and linen services are not included but are available upon request for an additional fee. For stays of 28 days or longer, a mid-stay clean is required and must be scheduled and paid for by the guest.

This home participates in our Professional Linen Program, ensuring high-quality linens and towels are professionally laundered at a commercial facility between each guest's stay. Please note that extra sets are not stored in the home.

Golf Cart Rentals:
Explore the island with ease! After booking, reserve a golf cart through our sister company, Once Upon A Beach Carts, and enjoy an exclusive discount available only to our vacation rental guests.

Baby Equipment Rentals:
Baby equipment is not provided at the home for safety and sanitation purposes. However, we partner with local companies that offer rental services for baby items, including convenient pick-up and drop-off options. Details will be provided at the time of booking, or you may inquire directly for more information.

Pool and Spa (if any):
The pool is heated year-round at no extra charge for guest convenience, with temperatures maintained between 82-85°F to ensure proper chemical balance and cleanliness. Pool heaters and filters do not operate during quiet hours (10:00 PM to 8:00 AM) per local noise ordinances. Please note that cooler ambient temperatures, especially with a 20°F or greater difference between air and water temperatures, may impact the pool heater's effectiveness.

The spa, if present on property, is a section of the pool that can provide relaxation, bubbles, and water temperatures in the high 90s to low 100s. However, it is not designed to function as a commercial hot tub and is not permitted to operate 24/7. Spas may be unavailable during summer months (June–September) to prevent overheating of the pool water, which could compromise chemical balances. Guests are prohibited from adjusting pool equipment; failure to comply may result in fines or liability for damages.

Guests are required to read and follow all posted rules, safety information, and operating instructions.

Property Security and Safety:
This home may be equipped with exterior cameras, such as Ring or Nest, positioned to monitor the front door, driveways, pool equipment, and entry/exit areas of the backyard. These cameras are installed solely to enhance property security, monitor deliveries, and ensure occupancy limits are met. Cameras are not angled toward areas where privacy is expected or assumed.

PAYMENTS:
- 50% of total amount due must be made at time of reservation request to confirm reservation.
- 50% of total amount due must be paid on or before 60 days prior to check-in date.
- Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of NOVEMBER 18, 2024.

For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

For Reservations of 21 Days or More:
Cancellations More Than 180 Days Before Arrival:
- If you cancel all or part of your reservation more than 180 days before your scheduled arrival date, you will receive a full refund of your deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 180 to 90 Days Before Arrival:
- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.

Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.

Submitting a Cancellation Request:
- All cancellation requests must be initiated by the Registered Guest who booked the reservation.
- Requests must be submitted either through the website where the booking was made or in writing via email.
- Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.

These policies are in place to ensure clear communication and a smooth process for all guests.

Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.

In the event the reservation dates fall within a mandatory island evacuation, unforeseen unavailability of the reserved home, the unavailability of a comparable alternative home, or an inability for vacation rentals to operate due to an executive order, the guest will receive a full refund of the base rental rate, applicable fees (excluding the booking administration fee), and all applicable taxes without penalty.

AMAZING PROPERTY

We really enjoyed this house. The details were amazing and there was plenty of space. Great location that was close to the beach and sound side. We did rent a gift cart to make it easier. we would definitely stay here again. The only negative was that the pool lights were out the entire stay.

Beautiful Vacation Home!!

Absolutely immaculate home on Anna Maria Island located in a great neighborhood! The home is beautifully decorated, clean, and comfortable. The attention to detail in this house is outstanding and we were provided with everything we could have ever wanted/needed. We loved the large bedrooms (each with their own bathroom! What a bonus!) and the beautiful pool/hot tub/outdoor entertainment area that looks out onto the gulf. It is the ideal place to relax and recharge. It is in a perfect location for taking a walk to the beautiful white sand beaches, visiting quaint local shops/restaurants and the local farmers market. We loved our time here and would recommend this property again and again!! We cannot wait to come back.

Perfect getaway

Beautiful property! It was even better than the pictures. We needed to rent some baby equipment to be dropped off at the house and the owners were very cooperative and helpful with that process. We hope to be back again!

Beautiful home great location

Everything was as advertised in this very well furnished home. We particularly enjoyed the pool area an having the dock was nice. We were able to rent a boat and had some excellent days boating. We saw a manatee while kayaking near the home.

This property was even better than what the pictures showed. It was absolutely beautiful and we loved staying here. Definitely would come back to this home in the future!!!

50th Birthday/Family Reunion

The house is absolutely gorgeous. Great place for family who flew in from PIttsburgh to relax from the cold weather, and a close drive for my husband and I. We valued the space and amenities provided as they helped enhance my husbands surprise 50th birthday celebration with his cousins. We chose to take full advantage of everything offered, and there's a lot! There were a few issues with the outside tv's and elevator, but when we reported the issues to the management company they had someone out to help us almost immediately. We would all highly recommend this home to others.

Awsome Stay

This was a great house at a perfect location on the canal. It takes 10 minutes to get out to the bay from the house if you have a small boat. The pool and hot tub also add to the entire experience.

Wonderful home

Our multi-generational family stayed at this home and loved it. Perfect layout and the pics on VRBO don't do it justice. It was so much more than we expected in person. One small wish is - I wish it was closer to the beach.

Beautiful home with a few issues during our stay

This was a beautiful home that looked exactly as pictured. Our group really enjoyed our stay even though we experienced a few issues with the home during the week. We had issues with the AC not working in the master bedroom on 2 occasions during the week and the rental company sent maintenance right away to repair the issue. We also experienced a pool that needed to be serviced because it was cloudy and green. It took the rental company 2 days to get someone out because they said rain was causing a delay. Once the pool company came out, the water cleared up, but we used a cloudy and dirty pool for 2 days. The pool lights also did not work in the pool, so we did not have pool lighting at night. The rental company sent a technician out, but they said the lights may have been burnt out and it would be a more extensive repair that couldn’t be resolved during our stay. Also, the hot tub is not hot. It’s the same temperature as the pool and the box to the spa heater is locked and we were told by the pool technician that renters are not allowed to have the code, so we could not turn on the heater for the hot tub. Our group paid a lot of money to stay in the home for the week and it was beautifully appointed and very comfortable, but we had more issues than a typical rental house stay. However, the rental company was pleasant and responsive. The house itself is located close to Pine street and many shops and restaurants. We rented golf carts and did not drive our cars for the entire week, which was amazing! We also brought our 23’ center console boat to tie up at the back dock, which was a deciding factor in choosing this house because we wanted canal access with our boat. We were able to get under the Crescent Drive bridge at the peak of low tide in the evening, but any other time the water was too high to clear the bridge, so we rented a marina slip and had to store our boat there the rest of the week. So, beware of bringing a boat with any fixed tower because it will not clear the Crescent Drive bridge. The house itself was well stocked with cookware, pool floats and toys, and the decor was gorgeous. Perhaps this was just a week that a few unexpected repair issues came up, but we would recommend staying here again if the issues are resolved.

Beach week 2020

We have stayed at several beach rentals on Annamaria Island the additional Tupperware‘s for leftovers would be amazing to have. Also the dock was a bit high I was anticipating on using my kayaks but it was very difficult to figure out so I end up using them in the Bayside. Really enjoyed the house the golf cart being in the garage when we arrived an overall location cleaning as of the house was great. The beds were fantastic

Beautiful House

The house is beautiful and extremely well equipped. Bit of a hike to bean point Beach so rent a golf cart if walking an issue. Would stay again.

Phenomenal!

Thank you so much for a fabulous vacation. The property was absolutely phenomenal - well decorated, clean, comfortable, conveniently located,...I could go on and on! The property managers were great to work with and were very easy to communicate with. We have been going to Anna Maria for several years and will definitely stay here again! Thank you!!!

Great rental

This was our second visit to this property. Just love the 4 master suites and large entertainment areas. Fully equipped and luxurious kitchen and dining area. Beautiful pool, hot tub and outdoor entertainment area. We were provided with everything we could possibly need or want. Property is very clean and well maintained. Property is in a great location; minutes from the beach and public pier and walking distance to Pine Street shops and restaurants. Anna Maria Island is also perfectly located for day trips to area attractions. We had a wonderful stay in this beautiful home. Can't wait to return next year.
