It is also within walking distance to Knoxville's best nightlife, restaurants, University of Tennessee sporting events, concert venues, and much more.

At Haven, we pride ourselves on our guests’ experience. We understand that having a clean and sanitized space is part of that experience. We want to notify all guests that in addition to the extensive cleaning standards we already follow, we have recently doubled down on disinfecting and sanitizing our homes so that our guests can rest assured the home they stay at for their vacation is as safe as possible. Haven’s guests can sleep easy knowing that we take safety issues seriously and that we are responding to the current challenges in a way that allows you to relax and enjoy your stay with us, your friends and family.

We are available if you need us!

Some of our favorite downtown restaurants are within a short walking distance and offer everything from fast food, casual eateries, to fine dining. Knoxville also offers many shops, theaters, and local attractions.
The University of Tennessee is also located only 5 minutes from the lofts for those desiring to attend football or basketball events!
- Most of downtown Knoxville's attractions are within walking distance.

- There is free public parking at Old City Public Parking at 298 E Jackson Ave, and it is just a 3-minute walk from your unit and offers free 24/7 parking. Uber and Lyft are both utilized frequently in this area. In addition, Knoxville downtown/campus areas are serviced by electric scooters if you are up for an adventure!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- This loft is located on the second floor. There is no elevator access.

- Fireplace pictured is NOT operational. It is for aesthetics only.

**Please Note: We would like to make guests aware of the potential for noise being in a downtown area. This unit is near a popular street, putting you close to all the action!

**Please NOTE: There may be construction projects at any given moment due to the urban setting.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Note: there will be an additional $50 charge if you forget to leave the parking pass and/or keys when you checkout.

- Please respect those in the building who live on the floor. They are residents and not guests, so it's very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!

Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking, you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Inaccurate Description

This rental has several issues that should have been mentioned in the description. First, this rental is above a hemp dispensary. As such, the entire rental reside of weed smoke. The was the case for our entire weekend. It was so intense that our clothes smelled like weed smoke which we had to explain to our family when they noticed smelling it on us. Second, this is a very noisy area with bright lights from the street, the curtains in the main bedroom offered no coverage against the light. So, we had the bedroom was nearly as bright as day every night as we tried to sleep. The white noise machines provided in the bedroom were not useful. Third, the WiFi constantly cut in and out. Do not rent the location if you need WiFi. I strongly recommend.against anyone renting the particular location unless you are ok with pungent weed smoke, sleeping with bright lights, and no WiFi,

Charming

We searched for an old town feel and this place delivered! Within walking distance to shopping and a variety of restaurants, it was right in action of old Knoxville. Some issues with WiFi, but owners were prompt and courteous with solution. (We recommend taking a hot spot if you need to work.) This is a bustling part of town; so expect noise. (Owners provide sound machines. Use them!)

Live music - be prepared

Absolutely wonderful location within walking distance of restaurants and shops! That being said, we were not expecting live music to be next door and prevent sleep before midnight - 1 o'clock at the earliest on Sunday and Monday nights. A bigger issue when traveling with a 4 year old for sure. Rated a 4 for cleanliness due to a few areas in the hall bathroom. Also, more hand towels and wash cloths are needed when 4 people are staying. Lovely apartment with lots of light and plenty of space for 4!

In need of maintenance and cleaning

We were unable to stay in the rental. The hvac unit was apart with the filter in our floor when we arrived. Water was in the floor under the bar, which we noticed as we were leaving and with the maintenance person present. The faucet knob was broken on one shower, making the shower unusable (this rental was partially chosen, because, it offered two bathrooms). The air temperature was upwards of 85 degrees in the unit. Asking a guest to do anything to correct a maintenance issue is unacceptable, and that is what happened to me last night. This unit should have been inspected prior to my arrival to be sure it was in a condition to be rented. Dirty laundry from a previous guest was in one of the closets, and dirty dishes were in the dishwasher; cleanliness overall was horrible. This unit was not operational or as described. We vacated to a hotel. I would like a refund related to misrepresentation of the property. I have filed a complaint with my credit card company, as well as vrbo. It's a shame; this loft is cute and has potential, but this experience was horrible and no offer to rectify it was even presented.
