Sweet Retreat | Gated Resort Style Community

No resort fees! (except golf) You’ll love this beautiful Villa in Championsgate resort which features two spectacular golf courses. Championsgate is centrally located just off the I-4 exit which makes the trip to the Parks really easy. Awesome restaurants are a five minute drive away allowing for an fantastic night out on the town.

The home is quiet and serene and backs out onto a golf course.

The outdoor area features a pool & spa (heating is an optional extra for both, note terms below), and sun loungers so you can enjoy Orlando’s amazing weather.

The interior is as neat as a pin and the open plan kitchen, dining and living area has been designed with entertainment in mind. The home features six bedrooms with the main and two others being en suite. Four of the rooms have their own 40’ LED TV and there is a pyjama lounge upstairs with a 49' LED TV for the kids to watch their movies and play TV games (bring your console with) while you can catchup with the weekend sports downstairs or watch that movie that you have been planning to see on the 65' LED TV.

The home has parking for four cars, two in the garage and two outside. A washer and dryer is located in the villa. Resort amenities are part of the cost.

PLEASE NOTE that the spa is not a hot tub which means it will take a lot longer to heat up and in the winter months may not reach desired temperatures. Please note that the pool can only be heated for the duration of your stay and needs to be paid for upfront. (before your stay).

The Villa is situated a short drive away from the Oasis Club, or, simply, The Oasis. This luxurious amenity center is for homeowners in Lennar's ChampionsGate together with vacationing guests staying in the resort's short term rental approved neighborhood, The Retreat at ChampionsGate. Inside the 16,000+ sq. ft. | 1,500 m² clubhouse building you will find The Grille Room restaurant and bar, concierge desk, a movie theater, fitness center, game room, and more. Among the outdoor amenities are two temperature controlled pools, a lazy river, 2-story water slide, children’s water play structure, sand volleyball, rentable cabanas, poolside food and drink service, and the Tiki Bar. Separately, the community also features 7 tennis courts and the ChampionsGate Country Club golf course.

Restaurants/takeout
If you're looking for something special go to the Omni resort - the food is good and the view is amazing. The best local chain is Millers Ale House for a good old burger and fries. They have a fairly deep beer list as well. Texas Roadhouse serves up awesome steaks. Pei Wei and Panda Express offer Asian fare and Bahama Breeze offers a great taste of the islands (avoid the US192 outlet) . Chick fil A is the best traditional takeaway.

Shopping
If you are looking for premium shopping then go to the Publix. If you working on a budget Aldi and La Nueva Isla supermarket just off the US27 on US192. Buy clothes from the outlet malls (tanger etc.) the discounts are eye watering. The closest Walmart superstore is on the US27 over the bridge to Clermont. Keep an eye out for the international aisle which is very well stocked with all those goodies from back home.
This Vacation Rental Contract is a legal agreement between Kissimmee Rentals and Property Management (also referred to as the “Property Manager”) and you, the Renters (also referred to as “Guests” or “Renter”). This contract is entered into agreement as of the date when Renters place their reservation online and reservation is screened and accepted by the Property Manager. The rental home is a transient public lodging establishment and is regulated by Chapter 509 of the Florida Statutes.

1. PAYMENT TERMS AND CANCELLATION: All rental monies are due according to the payment policy outlined on the website. Please review these terms carefully. You may cancel your booking at any time before your stay, however amounts paid may not be refundable.

2. HOUSE RULES: The property may have specific rules regarding large groups, parties, pets, smoking and other items. These rules are detailed in the property description section of the website listing and or attachments thereto and are incorporated into this agreement. Please review these terms carefully, as a violation may result in additional fees or eviction without refund.

3. ARRIVAL DETAILS AND CHECK IN AND CHECK OUT: You will receive contact information for the primary contact for your stay once the booking is made. Your contact will assist with arrival, check in and coordinate any maintenance needs. Please note that the checkout time is 10:00am on your departure date unless otherwise agreed in writing with your local contact. Vacation homes are often booked on a back-to-back basis with the next guest arriving on the same day consequently any violation of the checkout time will result in $100 being taken from the deposit for every hour after 11:00am on the departure date.

4. DAMAGES AND SECURITY DEPOSIT: Please check the home for any damage on arrival and report it to your local contact immediately to avoid any deductions from your security deposit. Any damage made during your stay must be reported to your local contact before checkout. The home will be inspected on departure and the security deposit refunded within seven days net of any deductions for damages if applicable. Note that additional cleaning fees may be deducted from your security deposit if the home is found to be excessively dirty.

5. ADDITIONAL SERVICES: Pool (and spa if applicable) heat is an additional service for the home and will be charged separately when required. Pools do take a few days to heat in the winter months therefore advance notice is required to utilize this service. Pools are heated to 88F.

6. MAXIMUM OCCUPANCY: The maximum number of people and adults that may occupy the property is indicated in the listing. This rule applies to day visitors as well. Occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid unless approved in writing by your local contact. The renter may not sublet or switch out with other guests without the written permission of the Property Manager.

7. MAINTENANCE – We care very much about our vacation rentals and strive to keep it in excellent shape. If you notice any problems or maintenance issues, please notify your local contact immediately. All electrical, plumbing and appliances should be in working order. We will do our best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Utilities (power, water, gas, cable and wifi) provided to the home may be interrupted by service providers on occasion. Such interruption of service will not form the basis of a refund if it occurs through no fault of the Property Manager.

8. CANCELLATIONS BY THE PROPERTY MANAGER – You will be refunded 100% of any amounts paid if the Property Manager cancels your booking for any reason. We highly recommend that you purchase trip insurance to protect against certain types of cancellations, among other risks.

9. CLEANLINESS – You are expected to treat the property with respect, keeping in mind that this is an individual’s home, not a hotel room. Even although a cleaning fee is charged, you are expected to leave the home in a clean, neat and orderly condition.

10. WAIVER AND RELEASE - Please note that this property has a pool and has safety measures in place in terms of Florida statutes which we urge you to use at all times- we further urge that all children have constant adult supervision when swimming. To the maximum extent permitted by applicable law, you agree to waive any and all claims in the future against the owner, property manager, their agents, employees and representatives (hereinafter referred to as the "Releasees" in respect of the use of the pool and the pool area. Further you agree to release the Releasees from any and all loss, damage, cost or expense whatsoever that may be suffered by you and/or anyone you invite to use the home as your guest.

11. INDEMNIFICATION – To the maximum extent permitted by applicable law, you agree to indemnify and hold harmless the Property Manager, property owner, their agents, employees and representatives for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the home and pool, including, but not limited to, any claim or liability for personal injury, damage, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the home as your guest.

12. ATTORNEYS FEES AND COSTS – If the Property Manager employs the services of an attorney to enforce any conditions of this agreement, you shall be liable to the Property Manager for reasonable attorney’s fees and costs.

13. FALSIFIED BOOKINGS – If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid.

14. PROPERTY MANAGER ACCESS – If requested, you shall allow the Property Manager access to the home during your stay. The Property Manager undertakes to exercise this right of access in a reasonable manner.

15. DISPUTES - Any dispute arising from this agreement shall be resolved through mediation. If the dispute cannot be resolved through mediation, then the dispute will be resolved through binding arbitration conducted in accordance with the rules of the American Arbitration Association.

Lovely Time

This was our first experience with Vrbo and booking a home away from home while we took an extended family vacation. The property was exactly as described. The house is very spacious! Everyone was pleased with their sleeping arrangements and each was able to enjoy their own bathroom space. The golf course in the backyard was nice and private, no backyard neighbours. The neighbourhood was quiet for our stay. Host was great at getting back to us in a timely manner. Any future Vrbo bookings have a high bar to meet. 10/10 would love to stay at this property again.

C effort at best from the owner

Our stay at this rental house had both great and frustrating aspects. The positives: the house was very spacious, making it comfortable for a large group. The private heated pool was fantastic, and the included access to the water park was a huge bonus for the kids.However, the owner’s attention to quality and upkeep was seriously lacking. The beds had low-quality sheets that wouldn’t stay on, making for an uncomfortable sleep with constant readjusting. The kitchen cookware was in terrible condition—scratched-up non-stick pans that were unsafe to use. I requested replacements, but this was completely ignored, forcing me to buy my own pans. The house had only a small, worn-out NutriBullet instead of a proper blender, which was disappointing. Also, despite the house being advertised for 10 guests, there were only about five ratty beach towels provided which made for a lot of laundry. Beyond that, the home itself is in rough shape. The carpet is very worn out, and the entire place is in desperate need of a fresh coat of paint. My son suffered puncture wounds in his feet from carpet tacks. It truly feels like the owner hasn’t stepped foot on the property in years.Unfortunately, I would not stay here again. Next time, I would choose a property across the street, which appears to be in much better condition. Communication with the property management company was good, but that only matters when they have the ability to fully care for the problems.

For a shorter stay

We arrived the 4th of July and as you can imagine there were big parties in the surrounding houses. The parties continued almost our whole stay (5 nights) and the neighborhood did not feel that safe as there were fights on the streets during the night. We think we just got unlucky with our neighbors otherwise the area is nice. The pool area attached to the house need some attending. Big bushes has grown in front of the caged area and there were absolutely no view. The long grass and bushes gave us some unwanted wildlife as small snakes within the cage. The house was good in size and if you are a larger group this is a good place to stay. The kitchen needs more plates and glasses and other kitchen supplies. We bought plastic glasses as there were none to be used around the pool. Conclusion. Good house that needs some attending from property manager. Close to the I4 and easy to go to Orlando and all the parks. Recommend it for a shorter stay if you are a larger family.

FAMILY GRADUATION WEEKEND

I loved the home! The home was clean and comfortable. Thank you to Karina for being one of the best host that I have experienced in my vacation rental history. Every time that I sent a text with an issue from adding last minute guess for a gate pass to questions about the house, Karina would respond within 2 minutes after receiving my text. This is a must stay!!! I will be coming back to stay.

House was very nice, I was pleased. Check in very easy. Paid extra to have pool heated & was VERY pleased with doing so. Neighborhood was quite loud at night & the road was very crowded with vehicles. I would stay here again & recommend this property.

Family getaway

This home was very roomy and well maintained. The home was in a quiet area and updated. There was plenty of room for our two families to stretch out. The property was clean when we arrived and we felt very comfortable and safe staying there. The inclusion of linen and starter paper products was an added bonus. There were plenty of beach towels for the pool. Communication was excellent in both the timeliness and helpfulness of the information. I would not hesitate to recommend this home.

Amazing Stay!

Awesome vacation

The home was much bigger than the pictures make it appear. Was plenty of room for our family. When we arrived the home was clean. The pool stays pretty cold if you do not get it heated even in June, but was nice to cool off. Trip into Orlando varied with traffic if you are going there. Always an accident on i4. The home was quiet besides one night when the neighbors were blasting music but they turned it off about 12am. You can only hear it when outside as the neighbors are close by. Overall a great home with everything you would need to sleep, cook, and relax on your vacation. Would definitely reserve again.
