Upstairs, the villa features a terrace with a plancha grill, overlooking a 2,000 m² garden and its pergola. To the south, in a separate area, a private 6-by-12-meter swimming pool and a large, tree-shaded terrace are equipped with sun loungers, a dining area, and a pool house.

EQUIPPED HOUSE :
The entire villa is equipped with fiber optic internet and guest Wi-Fi, as well as an alarm system and a landline telephone (calls limited to France). All bedrooms are furnished with linens. Bath and pool towels are provided for guests.

ON THE FIRST FLOOR OF THE VILLA :

- An air-conditioned master bedroom with a king-size bed (180 cm), a ceiling fan, two wardrobes with hangers, a desk, a towel rack, a large mirror, and direct access to the terrace overlooking the garden.

- An air-conditioned guest bedroom with two single beds (90 cm) and an armchair that converts into a single bed, a ceiling fan, a wardrobe with hangers, a towel rack, and a large mirror.

- A bathroom with a large corner bathtub and separate shower, two sinks, a bench, a towel warmer, a hairdryer, and two shower gel dispensers.

- A kitchen with direct access to the terrace, equipped with an American-style refrigerator with freezer, automatic ice maker and water dispenser, convection oven, microwave, induction hob, extractor hood, dishwasher, coffee maker, kettle, and food processor. Dishes and cooking utensils for 10 people are provided.

- A large living/dining area facing south/west/east, furnished with two sofas, a 55" wall-mounted television with a variety of channels, and a dining area.

- The living room opens through French doors onto a large 30m² terrace equipped with a griddle, a dining table, and a sofa.

- Separate WC.

ON THE GARDEN LEVEL OF THE VILLA :

- An air-conditioned bedroom with a queen-size bed (160cm), a wardrobe with hangers, a towel rack, a standing fan, an armchair, and a mirror. This room has direct access to a small, tree-shaded terrace furnished with two armchairs and a coffee table.

- An air-conditioned children's room with a pull-out bed (2 x 90 cm), a coat rack, a towel rack, and a standing fan.

- A bathroom with a shower and shower gel dispenser, a sink, a toilet, a towel warmer, and a hairdryer.

- A large, air-conditioned studio apartment containing a kitchenette (refrigerator with freezer compartment, dishwasher, sink, coffee maker, kettle, and dishes), a living/dining area, a 47" wall-mounted television with various channels, and a pouf that converts into a single bed.

Also on the ground floor, in a separate area, is a laundry room with a washing machine and a large-capacity dryer.

The villa also has a canister vacuum cleaner, a handheld vacuum cleaner, recycling bins, a fire extinguisher and a first aid kit.

IN THE GARDEN :

- To the south, a large pool area, separate from the garden and accessible via a gate, features a 6x12m pool and a large, tree-shaded terrace furnished with sun loungers, parasols, and coffee tables. A pool house completes the area, with a small changing room equipped with a shower, toilet, and sink, as well as a small kitchenette with a sink/refrigerator/work surface, opening onto a large extendable dining table seating 6 to 10 people. A set of unbreakable crockery is provided in a basket that can be easily transported to the pool area.

- To the west, a pergola nestled under a vine in a secluded corner.

- To the east, a collection garden lies below the terrace.

- To the side of the house, a large parking area provides space for up to 4 cars.

The garden offers ample space for numerous outdoor games, which are available to guests: petanque, ping-pong, badminton, cornhole, Molkky, giant Mikado, and ball throwing.

UPON REQUEST :
A folding crib, a high chair, and safety gates at the top and bottom of the interior staircase can be installed if needed.
The upstairs terrace is equipped with gates at the top of both staircases.

PLEASE NOTE:
- To protect the occupants' property, elevated outdoor perimeter surveillance cameras have been installed around the house, along with an alarm system that can be operated by visitors. No cameras are installed inside.
- For insurance purposes, signing a rental agreement that includes the rules for pool and internet use is mandatory before the keys are handed over.
- On the day of arrival, luggage may be dropped off prior to 4:00 PM—the time the property becomes available to tenants—subject to prior arrangement with the concierge service.
- The entire property is available for guests' use, with the exception of certain private closets, the indoor garage, the greenhouse, and the garden shed.

Its proximity to the town of Hyères and the Îles d'Or (Golden Islands) makes it a truly special location. Its lush and colorful Provençal vegetation is a constant delight.

Our house, nestled in its beautiful garden, where numerous collector's plants flourish, is a haven of peace, with no immediate neighbors other than the birdsong that greets you as soon as you open the shutters to the surrounding hills. The swimming pool, in the middle of its leafy terrace, offers relaxing swims and naps. You can even settle in at nightfall to gaze at the stars, as the sky is so clear.
