*This 12-acre resort provides beautiful natural views. Around a 0.7-mile in-property trail in the back of the house makes Rosa Villa an ideal choice for explorer lovers. You may explore the Texas plants, flowers, and animals in different seasons. The end is the East Fork San Jacinto River. Walking or bicycling here gives you a fresh and a nature break.
*Rosa Villa is located at the intersection of the H69 and H105, convenient and fast to arrive. 30 mins to Conroe and Kingwood; 40 minutes to Spring; 45 minutes to Downtown and Tomball; and 1 hour to Katy and Sugar Land. 5-10 minutes to Walmart, H-E-B, and many restaurants. 30 minutes to Costco. Recreation activities nearby include Big Rivers Water Park, Speedsportz Go-Kart Racing Park, 105 Speedway Racing Car Ground, Time to Spare Entertainment, etc.

【How to book】
If your lodge guest number is less than 16 and no day guests, please enter the real number when you book.
If your lodge guest number is more than 16 or have a day event, please enter 16 when you book. Please send a message to the owner about your guest number for approval. We kindly waive the additional guest fee over 16 ppl.

【Q&A】
Q: What is your maximum number of lodge guests and event guests?
A: We have 9 private sleeping areas with 20 king/queen/full/twin-size beds in total. Besides, the owners provide 4 twin-size floor mattresses and 10 queen-size air mattresses with air pumps. Our bedroom sizes are specious, which can fit an additional queen mattress in each room. So, Rosa Villa can lodge 30-40 guests with comfortable beds and 15+/- additional ppl. For event guests, we have endless parking areas. So, we say 200+ ppl.

Q: Do I need to pay additional fees for renting the arches, party tables, chairs, benches, table centers, and floral decorations?
A: No. All these fees are included in the property rental price. The only other additional fees are pet fees, early check-in and late check-out fees.

Q: What kinds of and how many arches, cocktail tables, party tables, chairs, and benches do you provide? What kinds of table centers and decorations do you supply?
A: Please read all our website descriptions and the picture descriptions. We will keep upgrading our property and keep the pictures updated. We have many different kinds of tables and chairs. The quantity and styles may or may not fit your needs. We do not provide any tablecloths or draping fabric. You need to choose your style and color and bring your own.

Q: Can I use the outside vendors and carters?
A: Our many kinds of stuff will save you a lot of money. But if you want to rent from outside vendors, you are allowed to do so. We try to provide our best service by sending you a vendor list for our guests after you place the reservation, which includes rental, flowers, decoration, food carter, alcohol, restaurant, and recreation activities. Our vendor list will save you a lot of time and money. Additionally, if you rent a tent, tables & chairs, we kindly provide a free before-check-in drop-off and after-check-out pick-up service by request.

Q: Are outdoor music, night parties, DJs, alcohol, fireworks, and bouncing houses allowed?
A: Yes. We have no restrictions on the above activities. We only have one side neighbor. They are party lovers. The owner requests a liability waiver signed by the tenant before check-in. You are the person in charge of the liability and safety issues for your guests. We suggest you hire a policeman and bartender if you will have a big gathering with alcohol. Please check the county fire ban dates before you buy the fireworks.

Q: Will the property owner be on-site during the rental dates? Any cameras on the property?
A: The owners will send the reservation guest an email around two weeks before the check-in date, which includes a welcome letter, check-in information, amenities instructions, house guest book, and a liability waiver. Rosa Villa is a self-check-in & -out property. The owners will not be on site. But if you need any help or have any questions, the owners will respond quickly or go to help. We only have front, side, and back outdoor security cameras. No indoor cameras.

Q: Are pets allowed? Do you have any pet fees?
A: We are a pet welcome property. Please read our pet policy in the house policy (No pets allowed in beds and sofas. Pee marks and scratches will cause deposit loss). We charge a $100 pet fee per pet per stay, NOT per night.

Q: Can we check in earlier than 4 pm and check out later than 11 am?
A: Yes, take your time to plan your days. We are open for early check-in and late check-out by request. The rate is $100 per hour.

Q: Can we hike the back trail? Can we go fishing beside the river?
A: Yes, if you are a nature lover, you are welcome to hike trails and the woods in the back of our property. Warning: Watch your steps for snakes and other wild animals! Exploring the woods before dawn and after dusk is not allowed! Do not feed the wild animals. And be careful to play with deer. We maintain the woods and ecological environment to attract deer and migratory birds. The trail is long, and the river is far. Low water in most of the seasons. There is a pier beside the river, but we do not recommend fishing there.
