Welcome to Fleming Trail!

This beautifully updated home features a very spacious, family friendly atmosphere with plenty of fun for the entire family including the pool table, board games, and more! You can enjoy the peaceful neighborhood while also being in close proximity to Atlanta, Hartsfield-Jackson Atlanta Airport, The Battery, Six Flags, and several parks & hiking trails for the those who enjoy the outdoors.

Guest communications should be handled through the messaging feature of the booking platform where they booked their stay. I will be available to manage any questions or needs during the stay.

Peaceful neighborhood in close proximity to local restaurants & shopping.
- Keep noise to a minimum between the hours of 9:00 PM – 7:00 AM.
- WE DO NOT ALLOW PARTIES OR EVENTS OF ANY SORT. Violation will result in immediate cancellation of your reservation without refund.
- Vehicle parking is only permitted in the garage and driveway. No parking allowed on the street or in the yard. Violations will result in a $50 fine per occurrence.
- Pets are allowed on a case-by-case basis and a $100 non-refundable pet fee (per pet) will be applied to the booking.
- STRICT NO SMOKING INDOORS POLICY; violators will be subject to additional fees to cover additional cleaning, fumigation costs, and repairs for damages. This amount could exceed $1,000 based on prior smoke-related situations.
- NO ILLEGAL SUBSTANCES ALLOWED.
- No food or drinks in the bedrooms.
- No candles or other open flames.
- Please turn off AC/Heating/Lights when leaving the home.
- Please take off your shoes when inside the home.
- Please place full trash bags in the blue trash bin located inside the garage. Because this is a residential neighborhood with set trash pickup days, if your reservation includes a Tuesday or Wednesday, guests will be required to assist in placing the blue rolling trash can on the curb on Tuesday evenings and back into the garage on Wednesday after pickup.
- Visitors are allowed as long as they do not spend the night. Please limit overnight guests to only those on the booking. Maximum occupancy in the home per Airbnb policy is 16 people.
- Please close and lock all windows & doors when leaving the home.
- Please only throw toilet paper in the toilet; there is a trash can beside each toilet for everything else.
- If you break or damage something, please promptly let us know and together we can coordinate the replacement or repair.
-For Airbnb bookings, the Airbnb Guest Service Fee is now rolled into the daily price instead of being broken out separately. This is due to recent Airbnb policy changes.
-For VRBO bookings, guests will not receive full reimbursement for cancellations as stripe payment fee is non refundable.

Great place to stay for a big family. The home was a little worn, but the value was great for what we were looking for. The neighborhood is quiet and located in a great spot to get downtown relatively easily.

Thx for the memories

House was very nice, just a few minor things to attend to; simple fixes. Location was great for our vacation to Six flags. The house was very spacious and comfortable for our family of 8. We would stay here again.

The property was fine. No major issues: it is obviously a rental only property with scuff marks all over the baseboards and walls, crooked light in in dining room, dirt and bugs in ceiling lights, no real decorations or ambiance to speak of and floors all marked up. Only 1 lamp in master, with no light bulb. Door handles were loose, and the laundry door fell off its hinge when I opened it. Two of the 3 other bedrooms had no lamps. The beds were very comfy, except the pull out couch. The house appeared mostly clean and the kitchen and living area, including pool table room are very nice. Would be nice to have some extra throws or blankets, and some more lamps. The master bedroom was great with a very nice bathroom and large closet. The main problem with the house when we had mini adults staying was that there are only two showers. I did know this going in but it really was an inconvenience at times

Could be a great option with a few changes and some cleaning

Just a few things would have made our stay so much better, example not 1 hanger in the house, no bath mats, no hand towels and only 10 bath towels for a rental of 12 women. We were constantly washing towels. The pullout couch was broken and dirty, please put mirrors in the bedrooms, the sectional was stained and smelled awful, and the deck was dirty and unuseable.

Spacious property

This property is spacious and in a good location. Less than 30 minutes away from downtown Atlanta in a quiet residential neighborhood. Property only has 2 and 1/2 bathrooms, not 3 full baths as listed. Property manager was responsive with messages. With some minor improvements and some old fashion “elbow grease,” this property has the potential to be a premier property. Kitchen is not stocked well with basic baking and cooking needs so plan accordingly before planning meals.

Host was responsive and punctual to my emails, and changed our dates when requested. Unfortunately we arrived to a house that had dog hair everywhere to the point we had to wash the sheets and clean the floors, one bedroom mattress had to be placed on the floor due to the bed frame being broken. The pull out couch had bare metal springs sticking out we had to use a mattress from the bunk bedroom to cover it. The walls and cabinets were dirty, when it rained water was running inside the wall and dripping in the indoor air conditioner in the game room, also upon arrival the garbages were full so we had to stack our bags on the floor in the garage. The pool table had four pool stick with only one having a tip on the end as the rest have been broken. In my opinion this listing says no parties but my guess is that it is used primarily for that. I would not recommend staying here. It has the potential to be nice it’s just not taking care of at this point.

Dirty

We were very disappointed with the lack of cleanliness at this property. The floors were so dirty it took 24 swiffer wet pads and two hours of our time to clean. We also found a pretzel, Bobby pins, and a fingernail in the carpet of the master bedroom. The linens in the master also had a food stain that made us feel the linens had not been laundered. Our family enjoyed the pool table but we had to vacuum crumbs out of every pocket. There were also crumbs left on the breakfast nook as well as dried syrup left on main dining table. We did notify the host who apologized and offered to reimburse us for the wet pads but nothing further even though we were charged over $200 cleaning fee.
