One of the best locations in sunny Poipu Beach Kauai, Nihi Kai Villas Resort is just steps away from the Poipu shoreline and a little over 300 yards to world-famous body surfing Brennecke’s Beach and Poipu Beach Park. PARRISH PROFESSIONAL CLEAN – Built Upon the Vacation Rental Management Association (VRMA) “Safe Home” cleaning program, we further expanded our existing high standard of housekeeping at our properties where hospital-grade cleaning products and protocols were already in use. Wasn’t disclosed in ad that there was no AC. We wouldn’t have rented this unit if we had known. Trip was miserable because of it. No relief. House was clean and had everything anyone could need. We did appreciate the beach equipment and beach towels. If you are going with family and don’t need ac this was an acceptable place.

Stayed here for a week with my family. The location is fantastic! Parking is easy (no assigned spaces, lots of free spots).The big common area on the top floor, and the bedrooms on the bottom floor were great. Washer/dryer were so helpful for us, seemingly brand new. And two different patios on opposite sides meant that you could find shade at any time of day.Our only issue is that without AC, we were sweating it out in the July heat. There are numerous fans to help out, and everything else was perfect.The pool and tennis courts were easy to get into, and we should have tried them sooner.I've never seen a house with so many appliances stored in a closet. We had everything we needed.This is a great place to stay if it's not peak summer heat. Even then it's still ok!

Great location, less than 10 minute walk to Poipu Beach. Spacious upstairs living space with roomy balcony/lanai that has a slight view of the ocean and nice sunsets. Well stocked kitchen for cooking. No air conditioning, but several fans- so need to open windows for ocean breezes. Some beach chairs, towels and beach toys for your use. Washer/Dryer is in hallway closet downstairs. Really enjoyable stay. Older unit, relaxing and comfy, not posh. Parrish Property Management is very responsive to calls. Only issue is that there needs to be more lamps/lighting upstairs in the dining area. It was extremely dark there. Also, this unit and its parking lot are really adjacent to Nalo Street, and that is how you access them. It's confusing that the address is Ho'one Rd.

A lengthy email was sent to Parrish on SEP 20th, privately, before publishing this review. No feedback was received as of SEP 28th.While unpacking, my 12-month-old daughter crawled toward the closet in the bedroom with the queen bed and found prescription medication on the floor. The medication was identified as clonazepam, a benzodiazepine. Had my daughter ingested it, this could have resulted in a serious medical emergency.We also found what appeared to be crushed medication on the bedside table, blood on the queen bed sheets and one of the twin bed sheets, and a rusty safety pin in the twin bed sheets. We immediately contacted Parrish. Staff offered to have the room cleaned again - at that point we had already cleaned the unit ourselves. A staff member did arrive with clean sheets. When the queen-bed sheets were removed, the mattress cover was heavily stained and soiled. The staff member commented on the filthy condition and replaced it.On SEP 8th, a Parrish employee unlocked our unit and entered without knocking or announcing himself. He wanted to secure patio furniture before the hurricane. I was napping with my daughter and was caught completely off guard with a stranger in our unit while my husband was at the store. The employee apologized; entering a rented unit without permission is bizarre.The combination of prescription medication accessible to a young child, blood on the bedding, a rusty sharp pin, and unauthorized entrance was extremely unsettling.

This place was great for many things, walking distance to the beach, a well equipped kitchen, and a comfortable and rather large space with a view of the ocean and sunsets. A few limitations too, there is no actual washer and dryer present, and the place is not optimally maintained, of note there were several poorly functioning screen doors, one of which was actually falling out of its tracks, and there was no attempt to fix this during our week stay. The curtains were torn in some places and not opening and closing easily. Aside from these shortcomings, it still gets a good rating but with room for improvement.

Great location

The condo is very dated but worked well for us. There is no AC but if you have the ceiling fans on and the windows open it wasn’t too hot. Honestly the only time we were there was to sleep. Beautiful location, great view. You can walk to the beach and food within a few minutes.

Paperwork said there would be a safe in the room and we looked everywhere for it. There was not one It was very hot when we arrived and no air conditioning. Need fans upstairs and down, we had to carry them up and down the stairs. The beds were comfortable.

This place has so much potential, the space and location are amazing as well as the Nihi Kai property is really well managed, unfortunately we faced many issues during our stay, many cockroaches (we expected some but was not normal…nightstands and beds), the mattresses were very uncomfortable and when we checked they were from 1979!, the dryer does not dry the clothes or beach towels -it would takes 3 cycles to be ready for the next day, the kitchen cabinets and bedroom drawers had a smell we had to wash cups, plates and our clothes after unpacking and there was some potential hazard with bathroom doors not working properly and mirror lights missing with open outlets at kids height. Some of the issues were fixed during our stay that’s why I’m giving 3-5 but the beds were something we couldn’t believe. A easy fix for guests to be comfortable. I would not recommend based on current state but as mentioned has great potential.

overall the property was fine. Some issues were: The unit is very outdated. They do not clean the unit well at all. The cabinet knobs were all nasty sticky. Underneath the couch was very dirty with large pieces of waste. They should move the furniture when cleaning, it was obvious they didnt. Front door was not secure. When the front door is locked, one can still easily turn the doorknob and come in.

spacious condo, great location

We enjoyed our stay at Nihi Kai #705. The unit was quite spacious, and the location is fantastic. Easy walking to beaches, and short drives to restaurants and shopping. In the unit itself, the furniture and fixtures are dated, and we had some trouble with the toilets. Management was responsive, but the fixtures are just old and there wasn't much to be done. The beds were comfortable, but the slatted doors meant there wasn't much privacy. The kitchen had most things we needed, however the microwave was very small, and seemed old - it did work though. Overall it was fine, but with compromises.

Nice property

The do not clean properly. The fridge was extremely dirty on the front of it. No air conditioning. Blood on the hid a bed mattress and they just flipped cushions around to not see stains. For the amount we paid to stay there it was a cheaper property on the island I would stay there again. It was at a beautiful location and the property managers were very nice . I really enjoyed my stay there except those few things that are fixable.

A perfect place in the middle of paradise

We are a family of four making our very first visit to Kauai. After reading tons of online opinions we decided to stay on the South. We 'stumbled upon' this property and were pleasantly surprised by everything - from amenities, to floor plan and even the water pressure. All professionally managed. That said, I wanted to especially single out the location - it's in walking distance from the best beach on the island (based on our own research) for snorkeling. It has an amazing spot where migrating sea turtles come out to rest - during the day there are several, but as sun sets more and more come out. One day we counted 45+ turtles! Unbelievable experience! The rest of the beach is calm and shallow and great for families with kids. Highly recommended!

Very underwhelming apartment

Very rundown. Furniture old and uncomfortable. Not one comfortable place to sit in the living room. Drapes and rods not working and dirty. Washer and dryer broken. No safe in the unit. Front door doesn't lock properly. Rust on front of refrigerator. Microwave was awful.

Aloha Rick. This unit carries an Island Casual rating. This means that it is a great balance of value and comfort, and while it has not been updated, the unit is well-maintained and clean. While you were here, the washer and dryer broke, and we did our best to repair it for your stay. Because we were unable to, we offered you a professional fluff and fold laundry service. The door does lock properly. There is a small button near the handle that prevents it from automatically locking when you leave. I believe the maintenance team came by to show you how it works. The unit has never had a safe and that is not listed in the room's amenities. We can evaluate the furniture in the unit. Previous guests had not mentioned that it was uncomfortable. We understand that things like the comfort of beds, furniture, and decor are all quite subjective. We are sorry if you didn't find the furniture comfortable. Lastly, if we had known you needed help with the microwave or that the curtains were not working properly, we would have come right over to address them, but you never let us know. Next time, please reach out if anything doesn’t seem right, and we’ll be sure to come right over and help. Next time, please consider booking a Premier or Premier Plus unit, that will be nicely updated.

You only communicated with us on your departure date about the dishwasher. Based on your ratings you may not have been happy with your choice of units. This home’s interior is noted as Island casual.
