This beautiful home in Black Butte Ranch Resort is the perfect place to get away. Recently remodeled, it offers new wood flooring, new bed frames and mattresses, and new furniture throughout the home. The cozy living area has a fireplace, a plush sofa, and plenty of space to stretch out. The spacious kitchen has all the tools and necessary appliances to make delicious vacation meals. When dinner is prepared, dine together at the table or the cozy breakfast nook by the windows. On the deck, guests can sit together, enjoy a favorite beverage, and take in the wooded view beyond the home. This home has one adult bike and one child’s bike for easier transportation.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Pendleton Ranch family trip

This was perfect for our extended family. Our niece got married at Five Pines resort and we were close enough for all the wedding festivities and were able to enjoy all the amenities of lovely Black Butte Ranch as well. Great House and location!

Great location, easy to bike and walk everywhere. Lots of space for our big extended family. However, not clean when we arrived and very much needs updating, some new mattresses, etc.

Great Stay

Pendleton Ranch is a beautiful home with an amazing spacious living room, well equipped kitchen, and new beds. It is perfectly located within the ranch, only a few minutes from swimming pools and tennis courts. The only downsides we experienced were the somewhat dated bathrooms (otherwise totally functional) and a lack of AC in one of the upstairs bedrooms.

Perfect Family Getaway

Loved the property and house. We had a full crew and everyone had their own beds and space. The back deck was awesome and hung out and enjoyed the amazing views. Kids had a great time at the pool by the lake, food was great. Highly recommend when looking for a homey feel when traveling.

Newly renovated, still the same great location.

Grabbed this house again, but in the off season this time. They just did a renovation with floors, furniture and new comfy beds. Mountains just got dusted with snow, clear days, horses were still in the meadow, and the aspen trees just changed color. Will continue to take my family here.

Great House, Great Location

The house was perfect for our group. It was spacious and roomy; the kitchen was well stocked with equipment and supplies; the living room and dining room invited long and lingering conversations around the table and fireplace; there were enough bathrooms for 7 women to easily and comfortably share; the big meadow entrance for a long walk was right outside our front door. It really was a perfect place for a reunion among friends!

Pendleton house

I loved how large and spacious it was! Beautiful job. The decor was great! It is in a great location across from the mountains and field of horses. There were so many activities and things to choose from for the grandkids. They won’t forget the time spent there at the house. Vasca who I rented through responded immediately when I had a question. Thank you for the great vacation. I would go next year!

Snowy Weekend in Black Butte

This property is spacious with tons of floor to ceiling windows and lots of natural light. Loved the decor and art work throughout the house- gave it a lot of character. The house was relatively clean but could use a serious deep clean to make it feel more inviting. Overall, we had a wonderful time and will come back. Thanks.

Mountain Get Away

Very nice until I went to get a dish out of the cupboard; the bowl had grease on it, as did a few coffee cups. Frying pans were dirty. Garbage left in the garage. Ice machine didn't dispense ice. Cob webs on the walls. Floors in the kitchen were dirty as was the staircase. It looks like the housekeeping needs to make sure the property is clean & presentable. Outside deck chairs and tables were dirty. I did submit my concern as soon as we arrived; took photos as well. We pay cleaning fees and would expect a cleaner home.

Pendleton House Great, Vacasa Guest Services Was Not

House was a great space for two families, lots of room to spread out and the deck was perfect for our dog. Only one staircase off the deck, which made it easy to gate off. The decor is dated, but it's we're longtime BBR visitors and the house reminded us of our uncle's previous house on the ranch. The long driveway was perfect for our kids to ride bikes and the meadow trail was directly across the street from the house. Perfect location! Vacasa guest services has not been helpful in tracking down a jewelry box that was left in the upstairs bathroom. We had a family member go to the property after we left and speak with the homeowner who allowed her to check the bathroom. We found nothing, so our conclusion is that the cleaning company could have taken the jewelry box. We have been trying to get their contact information and guest services has not been helpful. We will not be booking with Vacasa in the future because of this.

Cool House - Vacasa Needs Improvement

What a cool house! We loved the layout and eclectic decor. The house is dated, but in an appealing way. I’d love to see more homes like this around that don’t end up on the cheap renovation chopping block, as they are so charming for getaways. The house was well supplied, comfortable, and in a good location. We didn’t appreciate that resort fees were not mentioned prior to booking the house, as they could’ve easily been listed on the booking page. It looked like they did send out info the day before arrival mentioning to check in and pay a fee, but it felt misleading that there was no notice of that prior to deciding to book. Vacasa did finally credit our fees, but it took a lot of calls to their now outsourced call center and they would not give out contact info for the local office who was to handle the claim. It seems to be a classic case of quality loss when a company gets too big to offer attentive, local service. I’ll likely use a smaller, family-owned vacation rental company in the future.

Skip this rental property!

This rental is old and tired and has not been kept up over the years. This is truly one of the worst rental properties I have ever stayed in and we rent home several times a year. It was not clean when we arrived - dirty rugs, mirrors and glass tables. Dust on end tables. At least 50% of the light switches didn’t work, and overall impression is of a sad, dark and dirty house. Decor is truly bizarre. There is carpeting in the bathrooms, fyi. The kitchen has salt and that’s it. While there were quite a few knives, none were sharp enough to cut through a lime! Kitchen floor has several loose/broken tiles. Please do yourself a favor and skip this one.

Nice and dated home

Home is a mix of original construction and some modifications. It was a little disappointing that there was little to no outdoor furniture to use. The interior was nice and clean. It was more like the little things that were missing. There was an AMAZING fridge. But the cook top was missing a nob. There was a trash compactor in the kitchen. But there was no location for bulky items like a pizza box. There was a large TV and internet, but no streaming device that was modern. Bring your own fire stick or Roku. There was a fireplace, but it didn't draft well and the house filled with smoke. There is also an undisclosed fee that you have to pay before entry into the resort that isn't in the listing. I had to pay $108 and the Vacasa support didn't know anything about it. Also the house doesn't have a hot tub like advertised. There are resort pools that are included in the hidden fee that also has a community hot tub. The master bedroom up the metal spiral staircase has a huge tub with jets, but it takes more hot water than the house has capacity to make. So a bath in there is cold. I would stay there again, now that I know there is the fee.

Not very clean

Complaints: Dirty Floors Dirty plates, glasses and some utensils needed to be washed prior to use. Utensil caddy had dried up pieces of food mixed in with the utensils. Dog hair on all beds and furniture. Some worse than others. Many light switches do not seem to work. Several lamps without bulbs. No dishcloths and only one hand towel in the kitchen. Lots of cobwebs and dust Salt on dining room table runner. Back deck was not swept off. Lots of pine needles all over it. One spatula for cooking pancakes/eggs and it was in terrible shape. One flat cookie sheet and one cooking sheet. Lock on door was stuck and we had to get in through the side door on the garage. The dishwasher needs to be replaced. Sleeps 11 but not enough couch space or comfortable seats in the living room for everyone to watch TV. Deck furniture / table was very dirty. This could be our fault for not reading all the fine print, but you must check in with the front office and pay $9.00 per person (7 or older) per day in order to get a gate code. We thought the code in the email we received was for the gate but it is for the front door key box. The cleaning crew is not doing a good job. We would not stay here again or recommend family or friends stay here. Complements: Great refrigerator Was credited $100 so we could buy BBQ pellets and additional amenities need for our stay. Good location, close to a pool and tennis courts. Lots of bikes in various sizes. Lots of parking space. Wood for the fireplace (although we did not use it) The deck furniture is of good quality and plenty of it. Two BBQs…one Traeger (pellet) and one Weber (gas) on deck and both worked well. Lots of puzzles/games in hall cabinet. Lots of extra bowls in the pantry with additional cooking supplies like olive oil. Good WiFi signal and easy to log on. Was able to hook up the ROKU to the TV without any streaming problems. Property Management team was helpful and responsive.

Great location, okay house

While the house and furnishings are definitely dated, it is a pretty comfortable place and centrally located. You can walk to South Meadow Pool, which is amazing. The deck, two grills (Traeger and gas) are really nice. The owners could use to fix a few things (2 burners on stove don't work, ice maker makes ice but doesn't dispense it, most of the overhead lights in the house don't turn on). There are also mouse traps set (with bait) in nearly every corner of the house - bedroom closets, kitchen pantry, bathrooms. If you have small children this will be a major hazard. I understand it's in a forest and mice can be an issue - but I think this should have been disclosed and other traps used. I really don't want to deal with a mouse carcass on my vacation in a house that is very expensive, relatively speaking. And the listing needs to be updated: 1. There isn't a pull out sofa in the loft as advertised (there is a full size mattress in one of the closets you can pull into a room). 2. There is no ping pong table. 3. There are several bikes available in the garage which are in working condition.
