Our Mid-century modern split level home is just a couple blocks from the white sand beach and azure water of Lake Michigan. It’s also very close to a park with playground, tennis/pickle, and basketball. On weekends, you can stroll down the street to our neighborhood cafe for coffee, fresh doughnuts, ice cream or nearby pizza.
There are 3 bedrooms and 2 full baths on the main level where there are cathedral ceilings throughout, a modern kitchen with granite counter tops and massive island. There is ample seating that opens to the living room with television and a gigantic fireplace. The home features a large screened-in porch off the kitchen that has plenty of space for relaxing and dining on warm summer evenings. Next to the porch is a small fire pit for three and has gas grill.
The lower level has an extra quiet bedroom across from a large bathroom with clawfoot tub and separate walk-in shower. There’s an area with a table and chairs for games, and an enclosed laundry area. There’s also a Den with fireplace (not used in summer), a view of the pine trees in the park and set up as an additional sleeping area with sofa bed, TV and additional seating. The home sits back from the street on the rise of a dune with a view of a small park, parking area, community center and golf course in the background. The property is flanked by two homes. One you can be seen from the kitchen and dinning room but is partially obscured by a wood fence and dune grass.
The home is perfectly situated to enjoy all the amenities that Long Beach has to offer.
This is 30 DAY MINIMUM RENTAL
PLEASE NOTE: Some of the furniture items will be stored during rental and replaced. Updated photos will be posted prior to occupancy.

HOUSE RULES
The Landlord and Tenant agree to the following extra services, charges and/or special terms:
A. A background/credit check required and a separate 30 day lease must be signed prior to occupancy.
B. Violation of any of these rules will terminate lease and guest will immediately be required to vacate Leased Premises.
C. The Tenant may not interfere with the peaceful enjoyment of the neighbors. Loud music and noise such as loud conversations on the back porch are prohibited. Neighborhood quiet times: after 11pm Friday & Sat; 10pm Sun-Thurs. Loud conversations prior to 8am is also discouraged. Landlord does not permit loud gatherings. No parties, Graduation Celebrations, bachelor / bachelorette groups. A disturbance caused by Tenant or Tenant's occupants or invitees that results in any police action or complaints from neighbors is considered sufficient cause for termination of this Lease and action for vacating Leased Premises.
A. Clogged Pipes: The Landlord will NOT pay for or service clogged pipes. All additional plumbing/snaking service calls will be at the Tenant’s expense. Please note, do not flush female hygiene products, flushable wipes, excessive toilet paper in the toilet, or rinse cooking grease down the sink in the kitchen. The pipes were rodded or snaked prior to tenant occupancy.
B. Guests may NOT use explosives: fireworks, gunpowder, or gasoline at any time during their stay. Fires in the fire pit must not be left unattended at any time.
C. No person with a sexual predatory history is permitted on property.
D. No more than 8 people may occupy or visit for any reason. Overnight guests shall not exceed the Leased Premises’ occupancy agreement (8). Only registered guests shall occupy the rental Leased Premises.
E. No subletting.
F. There is absolutely no smoking on the premises.
G. The Tenant shall abide by all Federal, State, and Local laws. No smoking anything anywhere. No use of illegal substances. No burning candles or incense. No fireplace usage. No firearms, fireworks or gunpowder. The Tenant agrees not to use the Leased Premises for any unlawful purpose including but not limited to the sale, use or possession of illegal drugs on or around the Leased Premises.
H. PARKING:
Four (4) Parking spaces are provided. Three in driveway. One in front in pebble area. VEHICLES are NOT permitted to park on the lawn due to potential septic collapse. Cars parked on premises shall not exceed parking capacity 4 cars maximum. Parking in or blocking of neighboring driveways is prohibited as well as respecting neighbor’s Property lines. Vehicles will not be parked of driven where not allowed. No motor homes, campers or tents allowed on the Leased Premises. Additional parking may be used near the community, however, there is no overnight parking in that area. You will be ticketed or towed. All Long Beach parking restricted to Leased Premises lines.
I. The Tenant will be responsible for any fine and/or violation that is imposed on the Landlord due to the Tenant’s negligence.
J. Pet
One (1) Pet (under 20 lbs w Extra Fee $100). Only registered pets are allowed on Leased Premises. Leash laws must be obeyed. Must clean up pet deposits daily and if walking MUST use pet bags. Excessive barking will not be tolerated. No animal shall be allowed to unreasonably annoy neighbors by substantially interfering with the quiet enjoyment of the residences, or to endanger the life or health of other animals or persons.
K. Trash & Recycling
The Tenant must keep the Leased Premises clean and sanitary at all times and remove all rubbish, garbage, and other waste, in a clean, tidy and sanitary manner. Garbage totes are wheeled to the front of the Leased Premises near the mailbox SUNDAY evenings and returned to their designated spot no later than the following Tuesday and Recycling totes are wheeled to the front of the Leased Premises near the mailbox every other MONDAY evening and returned to their designated spot no later than the following Wednesday.
L. Two keys will be given to guests. If lost a replacement fee of $25 ea will be charged.
M. No subletting.
N. Leased Premises address may not be used for USPS or Certified mail deliveries under any circumstances.
O. Do not remove any furniture or household items from house including towels, linen and pillows.
P. No indoor fireplace usage.
Q. Do not accessing garage.
R. IMPORTANT Thermostat: Set no lower than 68 degrees. HVAC is will freeze up if set lower than 18 degrees below outside temperature. If there is a heat wave, Lower level will be naturally cooler. All windows and doors must remain closed during hot weather if using AC.
S. Ice maker is currently disabled. Bags of ice can be purchased at the local grocery store. Once the container is filled, the dispenser works on the exterior door.
T. The Tenant shall use ventilating fans at all times when bathing and cooking. Smoke detectors may be accidently activated is there is excessive smoke from the kitchen it is recommended to use the vent fan over the stove at high when there is frying food that may burn.
U. Tenant agrees to call or Text Landlord or his Agent if there is a leak or a problem of any sort and we will respond as soon as possible.
V. The Tenant must report any malfunction with smoke detector(s) immediately to Landlord. The Tenant agrees not to remove, dismantle or take any action to interfere with the operation of any smoke detector(s) installed on the Leased Premises. IMPORTANT: INITIAL ___________.

I’m a bit of Mid-Century Modern nut, I collect furniture from that era and it’s sprinkled throughout the home. The greatest thing about this place is that it was entirely updated several years ago and has all the modern conveniences that one could wish for plus the natural beauty of the famous Indiana dunes. All in all, the home is perfectly situated to enjoy all the amenities that Long Beach and this part of the country has to offer.
