POOL & SPA

Our half-Olympic saltwater lap pool is larger than most hotel offerings, and stunning when sparkling in the sun.

The pool is regularly 80–85°F in summer and fall, and heated free to a refreshing 75°F in winter. Our adjacent 104°F spa — as big as many plunge pools and seating 10 — is available for warm-ups. Additional pool heating above 75°F is available for $40/degree with advance notice.

WEDDINGS & EVENTS

• Up to 60 guests, 12 vehicles maximum
• Bridal prep: 800 sq ft master bath
• Ceremony: front courtyard or huge open back yard with panoramic views
• Receptions: back yard (60 people), poolside or under lanai (30 people), or open up the living room doors on both sides (30 people).
• No charge up to 30 guests, $50/person for 31-60
• Quiet after 9 PM, no outdoor music without approval

Close to Grand Traditions, Monserate Winery, Los Willows Wedding Estate for larger ceremonies. Many use our villa for wedding party lodging.

WHAT TO EXPECT

This is a large luxury home in the countryside, built in 1987 and renovated in 2022. We maintain it lovingly, but it's not a brand-new home or a hotel.

• Rural living: You'll see occasional bugs (earwigs, ants), wildlife (coyotes, gophers). We have regular pest service
• Our pool heat policies are firm. Winter pool temperature of 75°F is swimmable and pleasant, but additional heat at $40/°F must be covered by guests and requested in advance.
• Pool service is twice a week, but there will occasionally be windblown debris or pollen in between service. We invite guests to skim the pool themselves if needed.
• Our limit of 15 guests overnight is firm. Our home and septic system are not designed to exceed that.
• Events: We love weddings and celebrations, but limit to 60 guests / 12 cars due to parking and fire safety.
• Noise monitoring: We have outdoor sensors to protect neighbors. Loud parties or outdoor music without permission will result in removal.

HOUSE RULES

CHECK-IN/OUT:

• Check-in: 4:00 PM - 10:00 PM
• Checkout: 10:00 AM
• Late checkout: $50/hour if approved; $50 per 15 min if NOT approved

POOL & SPA:
• Do not tamper with pool equipment behind gray fence

NO SMOKING/VAPING/DRUGS:

• Absolutely no smoking, vaping, marijuana, or fireworks anywhere on property
• Serious fire hazard in rural California—violations result in immediate removal

NOISE & EVENTS:

• Noise limit: 70 dB during day, 60 dB after 9 PM (monitored).
• No outdoor music unless approved by hosts. Keep music at a moderate volume and be respectful. Please take all music inside after 6 PM.
• Repeat neighbor complaints = removal by hosts or police, all fees forfeit
• Tampering with noise monitor = grounds for removal

PETS:
• Dogs allowed ($75/pet); other pets please inquire
• Owners must clean up after pets.

SPECIAL EVENTS:
• 60 guests max, 12 vehicles max
• Events with 31-60 guests: $50/person above 30
• Guests provide additional furniture/tables, handle all cleanup
• Event trash must be removed by guests (not left on premises)

LIABILITY WAIVER
By booking the home, all guests and participants in events must agree to waive all liability for injury related to use of equipment including but not limited to pool, spa, grill, kitchen and gas appliances; and assume all risk for use of facilities. If this is not agreeable, the booking is void, the organizing guest must cancel immediately and notify the host.

GUARANTEES AND REFUNDS:
While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities.

ADDITIONAL CHARGES
• $25/guest/night for guests 7-15 (auto-charged by platform)
• $40/degree for pool heating above 75°F
• $50/hour early check-in or late checkout (if approved)
• $50 per 15 min late checkout (if NOT approved)
• $200/hour for extreme cleaning beyond regular scope
- Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost.
