We sit right on the main channel of Lake Hamilton, and you feel it the moment you walk in: the back of the house is a wall of windows, and the lake is the first thing you see. Our family has welcomed families, reunions, retirees, and friend groups here since 2022, and the reviews tend to land on the same things - the view, how spotless the home is, and how much is already waiting inside.
What makes it different from a hotel or condo
A hotel gives you a room. The 416 gives your whole group one home, on the water, with space to be together and space to be apart. Four bedrooms sleep up to ten across two levels, so grandparents can take the quiet primary suite while the kids claim their own level downstairs. There's a sunroom - the room guests name most as their favorite - plus a big kitchen, a large lakeside dining table, a deck, a covered patio, a porch swing, and a fire pit. Somewhere in all of that, everyone finds their spot.
The lake, right outside
A boardwalk and sidewalk lead down to a private swim dock. Guests swim and fish off the dock, tie up a boat, and take out the kayaks we keep for you - life jackets in every size and beach towels are already here, so there's less to pack. Kids paddle out to a little island; adults bring coffee down in the morning and drift back up for sunset. Hot Springs Marina is minutes away for pontoon rentals, and the main-channel location puts the whole lake within easy reach by water. Over the 4th of July, the lake's fireworks are visible right from the yard.
A kitchen and a home built for a crowd
The kitchen is the part guests rave about almost as much as the view. A big island, full cookware and serveware for ten, and a coffee station with a drip maker, a Keurig, and a Chemex pour-over. Cabinets, drawers, and even light switches are labeled - a small thing that guests mention constantly, because it means you find what you need and settle in fast. The home is cleaned to a spotless standard every stay, and it feels lived-in and cared for, not staged.
Quiet, but not far
You're tucked away in a calm neighborhood on the lake, yet about five minutes from groceries (Kroger and Walmart are close) and restaurants, and under fifteen minutes from downtown Hot Springs - Bathhouse Row, the national park trails, the Gangster Museum, and Oaklawn. Garvan Woodland Gardens and Lake Catherine State Park make easy day trips. It's the combination guests keep naming: secluded on the water, but close to everything.
Hosted by our family
The 416 is family-owned and hosted by Bill and Kathy, who were born and raised in Hot Springs and have lived on Lake Hamilton for years, along with their son Joe. Guests mention the handwritten welcome note, how quickly we answer, and how we check in without hovering. We're proud of this home - it was our family's place before it was yours for the week - and we take care of it that way.
Good to know
So there are no surprises: it's a hillside lot, so there's a walk down to the dock (the sidewalk makes the incline easier, but it's not wheelchair-accessible to the water). The twin bedroom is reached through an adjoining bedroom, which works well for families sharing. And like any natural lake, the shoreline can gather leaves and branches, so most swimming happens off the dock or from a boat. Water shoes are handy at the rocky kayak entry.
