Welcome to Sunset Ridge Villa, a stunning 5-bedroom, 3.5-bathroom home perfect for families and groups seeking the ultimate Orlando getaway. The open-concept living area features a cozy sofa, accent chair, and eight leather recliners—ideal for sharing stories from the day’s adventures. The fully equipped kitchen with modern appliances flows into a dining area with seating for six plus a bench, while a breakfast bar adds extra space for casual meals.

The villa comfortably sleeps up to 10 guests across two floors. The first floor offers a queen-sized bedroom with a nearby shared bathroom, and the second floor features two luxurious king master suites, along with two themed bunk bedrooms, each with twin-over-full beds and a connecting bathroom. The home also includes a dedicated games room with a pool table and foosball table, providing hours of indoor entertainment for kids and adults alike.

Step outside to your screened-in private pool with a child safety fence, complete with an outdoor shower, lounging area, and a fully equipped summer kitchen—perfect for enjoying the Florida sunshine. Located in Reunion Resort.

• POOL HEAT:

Heating is available for $35 per day (plus tax) with a 5-day minimum and must be requested at least 48 hours in advance. Please note the attached spa is not a hot tub—it does not have jets, and it heats to the same temperature as the pool, not exceeding 90°F. The heating system uses heat exchange, which does not operate in temperatures below 50°F. No refunds will be provided if the pool does not reach the desired temperature in cold weather.



• GRILL:

Please note. Some of our homes may be pictured with a gas bbq grill or outdoor built in grill. If guests wish to use the grills, it is the guest's responsibility to clean the grill and replenish the propane tank if needed. A $50 charge will be applied if grills are left unclean. Exchange refill propane tanks can be purchased at numerous local locations. If the grill is locked up, then it is not to be used by guests as it is the homeowner's personal grill. If you would like to have a grill for your vacation, we can arrange a rental grill for your stay.

The kids loved being in the pool, they spent all their free time in there. I am very glad that I decided to heat it. The house is very spacious and gave us all our own space at the end of long days at the park. The proximity to the area attractions was 30 minutes or less. We enjoyed our stay at the house.

Great Vacation Stay

10/10/24- Our family of 12 stayed here for our Disney vacation. I wish it would have been just a little closer to the parks but it was still okay. It was a beautiful neighborhood and the house was amazing!! We loved the game room. The house had so much space for everyone. I was very happy and would stay here again.

Great for families

Great house in a great neighborhood. Very private. Pool enclosure made it a pleasure to hang outside and keep the kids in one area. The pool was fantastic and had a nice safety fence. Very secure for kids and the owners were great to deal with. Be sure to ask about the grill if you need it.

Would rent again

It was a nice neighborhood, check in was easy. No issues with the house while we were there. Nice open set up so plenty of room for family and friends to gather and enjoy each other's company. Nice outside pool area. No lock on the AC, which was nice, and all kitchen dishes, pots, pans were upscale and provided!

Great villa could do with a little TLC. Needs new pool furniture as the table and chairs are not for outdoor use and look mouldy also needs a deep clean of the bathrooms as there is pink mould.

Spring Break Stay

Overall we were happy with the property! Our kids enjoyed the pool and the themed rooms.The front door lock was a bit hard to figure out at first, but the house was ready when we arrived at check in. The minimal toiletries that they stated would be there weren't (other than a trash bag), so we had to run out immediately after arriving for toilet paper and paper towels. Bummer they dont offer the Resort ammenties or we would book again next time to golf as well.

Great Place

Large, clean and convenient to groceries! Very nice pool area, sitting area. Beautiful outdoor island and a very large grill. Unfortunately you can’t use the grill it’s only for the owner and it’s locked up. Bummer. Still, it was a great place, and I would go back again. Don’t forget to bring toilet paper, paper towels, trash bags, because none of these are provided. Also, unfortunately, they don’t have an agreement with reunion golf club so you can’t play golf on any of the three reunion courses.

Desirable Vacation Home

While the home's finishing touches show a little need for repair, overall, the home is quite nice. The spacious rooms and outdoor pool area were all very much enjoyed during our stay. We only wish that there was an additional refrigerator and freezer unit to help accommodate for the needs of several guests. Having a detailed instruction sheet for all the various switches throughout the home and/or to have them labeled would also be a plus. For example, we had to troubleshoot to learn how to turn the pool fountain lights on for night time enjoyment. We have no idea what the flanking switches functioned as. But ultimately, we would be perfectly happy renting this home at some point again in the future.

Great house overall but cleaning needs to be improved a lot.

Overall the house was great! The layout was nice and the bedrooms were a great size. The outdoor area was perfect and the addition of the outdoor shower is so nice! if you want to BBQ you will have to rent one as the built in is for owners use only. The biggest complaint I have with this house was the cleaning, it needs some serious improvements! The bathroom out by the pool hadn’t been cleaned when we checked in as well as dirty tooth brush holders in all of the bathrooms, one tub wasn’t cleaned and some towels were stained. I did call about this and someone came and quickly wiped things over. The mouldings in some areas also need to be cleaned and seem to have not been done in months or more, I had to wipe down dirt from some of the walls and mouldings myself. If the cleaning was improved I would book this house again as overall it was nice.

A Beautiful Home and a Disappointing Vacation

Two stars is our honest opinion that the house itself is beautiful and could have been very comfortable. We had no A/C in the downstairs for most of the stay. There were two other issues for ants and for a clogged dryer vent which were remedied in a reasonable time although only after nagging on the app. The big issue was the poor communication and poor customer service. The management firm, aside from the first after hours call they responded to quickly, was impossible to get on the phone. They don’t answer the phone at all during business hours. Calling their number only once was the phone was actually picked up and that was voicemail. The only communication we had was via the VRBO app, and typically with a 4-6 hour delay.You can’t predict broken AC. They could have provided a stand alone AC unit. Had they brought one, we would have been impressed with the service. Instead, we had to pester management on the app, and got no updates on the AC unless we pressed. Another option is to offer a cost offset for the inconvenience. We asked for that as well, and have been ignored. The AC was finally repaired on day five of the seven day stay.If we had gotten this house without the issues, or with reasonable service, it would have been a great value. We would not recommend a home from this management company. For the owners of the property, this is rather unfortunate. It really is a very nice house. But the stay was marred by the poor service and response of the management.

Beautiful Home / Missing Basic Amenities

Beautiful home with a pool. This is our 15+ VRBO rental in the Davenport area. This is the 1st time we had to pay rent for a crib and a BBCue. A 5 bedroom home promoting family vacations yet, absolutely nothing on site for young children (no crib, no highchair). We paid for a heated pool. We had heat on day one and nothing for the next 5 days. The “Heat Pump guy” tried to fix it, crossed his fingers and told us to hope for the best. Management advised us it required parts and are waiting. Air conditioning was not adequate and so another “Heat Pump guy” serviced the house unit, topped it off and then we were okay. At the price of this rental, these are not issues we should be dealing with and we lost 5 days of a heated pool at our cost. The photos of the home showing the BBCue is misleading. It shows a beautiful BBCue and outdoor kitchen counter. BBCue is locked for owner only and the outdoor kitchen tap did not work. The outdoor bathroom by the pool (nice feature) had not been cleaned (dirty floor, toilet and dirty towel). Management dealt with this immediately and sent a cleaner over to clean it. Overall, beautiful home, quiet, well laid out and practical for family. I would not recommend this home for children under 4 years old. Unless crib and BBCue included, I would not rent again. I must add that management did return our emails promptly and did attempt to have pool heat fixed (without success).Grand Barachois, NB, Canada

Nice home…..but too many small issues

Stayed at this property for 7 weeks, Feb/Mar 2024. Home is very spacious and has a good sized pool with a big outdoor area. Home was clean on arrival with well stocked kitchen. However, it is starting to show some wear and tear and upstairs carpets are stained. The games room looked great, but is very dark and none of the electronic games worked. Also lots of board games, but so many pieces missing or batteries had leaked in others, that we just gave up. Kitchen fridge/freezer is small and the kitchen tap needs to be replaced as it’s hit or miss if it works. We also bought ant traps as we had many on the kitchen counters. The outdoor kitchen area looked great in photos, but the BBQ is chained up for owner’s use only and there is no power to the outlets, so the fridge doesn’t work. Also, no water supply to the sink. Too bad as it could be a great feature. Large pool but temperature was way off. On some very warm days it was 103 degrees and too warm to enjoy. Pool company did check it out, but it remained more like a hot tub. Unable to open the large blind in the upstairs Mickey bedroom as the cord has broken, so the room is in darkness….this still wasn’t fixed when we left! Internet was down as it required a new router. This was determined on the first visit, but took a week before someone returned for this 10 minute fix. Non existent communication with Executive Villas for maintenance! Nice home, but needs some repairs and updating.
