The two car heated garage features an EV charger and leads to a spacious entry way with dedicated laundry room plus large bench with hooks and cubbies. An open staircase leads you to the upstairs living space, conveniently all on one level. A split floor-plan features two bedrooms and a shared bath on one side with the master suite on the opposite side of the shared living space. Enjoy vaulted ceilings, a large kitchen and gas fireplace with stone surround as well as multiple decks with a hot tub plus charming mountain and wetland views. This area is known for wildlife! One or two dogs ok! Please note a $100 pet fee will be added to the reservation.

Willow's Roost is located just off highway 9, 3 miles south of Breckenridge, and across the street from the Blue River Road bus stop that is serviced by the Blue River Commuter line. The bus currently heads into Breckenridge 5 times a day and returns to Blue River twice in the evening, dropping you right off at the bottom of our driveway! Please look up the Blue River Commuter for an up to date schedule and information.

The location is also convenient to the popular hiking trails of McCullough Gulch and Mohawk Lakes. After hiking McCullough gulch, grab a drink or some food at the historic Myla Rose Saloon, just 2 miles from Willow's Roost and across the street from the McCullough Gulch trailhead. Just 6 miles south of the house is Hoosier Pass/Continental Divide. Hoosier pass offers several summer and winter activity trails (please make sure to stay up to date on avalanche risks in the winter). Just past Hoosier Pass are several 14ers rising out of the Valley of the Sun to the west. Views abound on this stretch and fall colors are great to catch here when the timing is right.

*If bringing your dog, please note that in this area it is best to keep them on-leash due to the proximity of highway 9 and the possibility of wildlife in the area. Two dogs maximum.

The kitchen is fully stocked with all essentials. We also provide complimentary basic spices, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.

Pack n' plays may be available upon request. Please let us know if you will need one during your stay. Pack n Play sheets are not provided.

PLEASE NOTE:

> There is a $100 pet fee per stay for 1 dog.
> The minimum age to rent is 25.
> There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
> This house is considered high altitude and located at an elevation of 9,600ft. Check the CDC website for recommendations on visiting high altitudes.***
> There is no air conditioning.
> Blue River has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
> The floors may be cold in the morning. Bring slippers!
> While we accept pets, please be a respectful pet owner. It is expected that pet owners will clean up after their pets, inside and outside. Fees may be incurred if extra cleaning is necessary. No pets other than dogs and only a maximum of 2 dogs are permitted.
> The hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
