Lake Hills Landing | Family Friendly+Hot Tub

A beautiful family friendly home is in a quaint neighborhood on a secluded 1 acre lot in Trenton, GA! This spacious 4 bed/2.5 bath home features a blend of modern and coastal décor and sleeps 13 people! The large backyard will be a highly frequented space during your stay, as it includes a grill with ample patio seating, a large dining table, a huge handmade Adirondack chair, a fire pit and a Hot Tub! Inside you can enjoy the two living spaces and all the board games this property provides.

Our Favorite Things About This Home:
From the charming and vibrant aqua door that greets you upon entering this beautiful retreat, to the breath-taking backyard space, there is so much that we love about this property! The gigantic blue chair outside is a great addition to this property and will make for some awesome photos with your loved ones. The kitchen is sure to meet all of your needs during your stay, as well as the comfortable living area with a large sectional couch, and the second living space that includes a PacMan Arcade Game! There are five TV's in total in this home, one in each living area, and in three of the bedrooms. This home is very family friednly and offers 2 pack n'plays and a high chair. Please note: The lake in the aerial photos is on private property. Interstate I-24 is a quarter mile away and you will road noise outside. There are noise machines and ear buds that we happily provide during your stay! There is a cemetery nearby which makes for a quiet friendly neighborhood.

Home Layout:
As you enter the home, the entryway brings you to the base of the stairs. To the left is the living area with a television and large sectional couch. To the right is the Master bedroom with a King bed, full bathroom and double sink vanity. Back through the living room, you will enter the kitchen and see the large dining room table with bench-style seating, and the laundry room and half bathroom just off of this space. From the kitchen, is access to the backyard where you'll find the shaded patio, porch seating, grill, and fire pit. As you make your way upstairs, you'll find the second comfortable living space at the top of the landing. Here you will find the PacMan Arcade Game, and access the rest of the bedrooms. The bedroom closest to the stairway has a King bed, the far left bedroom has 3 twin-sized beds, and the bedroom to the right of the stairs has two queen beds. The large closet in this bedroom also has a twin trundle bed. With our accommodations and careful attention to detail, you are sure to feel at home during your stay at Lake Hills Landing!

Things to Know About The Property:
- Location: This spacious home is located in a very quiet neighborhood 5 minutes from Downtown Trenton, GA or 25 minutes from Downtown Chattanooga, TN. This property is on a 1 acre corner lot.
- In the winter you may hear the road noise while outside because Interstate I-24 is a quarter mile away. There are noise machines and ear buds that we happily provide during your stay! There is a cemetery nearby which makes for a quiet friendly neighborhood.
- The lakes in the aerial photos are on private property.
- Trundle bed shown in pictures is in the master bedroom spacious closet
- EV Charger in garage (Level 2-16 amps)
- Property has surveillance cameras on the exterior of the home. One in the driveway and a ring camera on the front door.

HOT TUB:
Please advise!! Hot tub maintenance is very important and it's something that we take very seriously in between guest reservations. If the hot tub has to be dumped for sanitary and health safety reasons on a turnover day when the property is booked back to back, it may take 8-12 hours for it to reach high temps. We do the best we can to be proactive with this but ultimately it is out of our control to make the hot tub heat up faster. Health and safety for our guests is very important to us.

Lady Bugs:
You may see some lady bugs in the home. Majority of the homes in this area have them. To stay ahead of this we are on preventative monthly pest control maintenance for all of our properties. Unfortunately they are still VERY hard to get rid of! Thankfully, they are harmless! But please know you will most likely see ladybugs in the home during your stay.

Weather and Outages!
Please note: There will be no refunds in the unlikely circumstance that there is a power outage during your stay or if the weather is not cooperating. We do not have any control over the weather or outages caused by nature! We highly suggest you purchase travel insurance to be preventative in case something happens and you need to cancel.

We operate under a strict cancellation policy, according to this property's cancellation policy. We do not offer refunds for cancellations, date changes, early departures, weather-related issues, personal circumstances, or travel disruptions of any kind.

For this reason, we strongly recommend that all guests purchase travel insurance at checkout to protect their investment. Travel insurance is the only way to safeguard against unexpected events that may impact your ability to travel.
