Kick-back & relax in a private country setting all your own. The house is set on 12 spacious acres with loads of modern amenities; it is the perfect place for families & friend groups to get away from it all. The property is owner operated with hassle free check-in & check-out, plus pets stay for free!

A country gravel road leads you to our modern farmhouse. It is surrounded by wooded acres to the back and farm fields to the front. You'll be able to experience country living at its best. Located in the heart of the Virginia countryside where farms, wineries, breweries, and hiking trails are in abundance. We are situated between the towns of Warrenton and Culpeper.

Enjoy your morning coffee from the Adirondack chairs while nature surrounds you, or go for a walk with your best fur-buddy on the walking path through the woods. Get your camping on and roast marshmallows in the fire pit. We'll provide the wood. Grab a yoga mat, or take a nap in the hammock. The space is ideal for communing with nature so you can escape and relax.

The back field is kept mowed so that you can enjoy an impromptu game of soccer with your gang. Soccer ball, football and frisbee provided.

Create a sumptuous meal in the well-appointed modern kitchen and enjoy a cozy fire in the large wood burning fireplace in the living room. Firewood provided.

Gather for movie night in front of the 75" 4K big screen TV. Of course movie night is not complete without popcorn. Popcorn maker and popcorn provided. Enjoy a multitude of streaming services: Hulu Plus with Disney & ESPN, Max, Paramount+ w/Showtime, and Peacock. Or go old school and pop in a DVD. There is a large selection ranging from the old-time classics to 90's rom-coms. Enjoy game night with board games from the game closet while trying out a few records on the record player.

Guests have access to the entire home and surrounding 12 acres of property excluding the garage and the basement of the house.

The space -
THE GUESTS - There are beds to sleep 9 people with the option to sleep an additional 2 people (see descriptions below).

COMCAST HI-SPEED INTERNET and wifi run throughout the house and the area surrounding the house.

THE PARKING - There is plenty of space available in the front of the house for parking up to 12 cars.

THE HOUSE LAYOUT - The house was designed with all glass across the back allowing for beautiful wooded views from every room. (*see note at end of description)

THE MAIN FLOOR - consists of a large open floor plan.
The fully equipped modern kitchen includes range, large refrigerator/freezer, toaster oven, microwave, Vitamix blender, Cuisinart Waffle Maker, Kitchen Aid Mixer, Cuisinart Food Processor, De’Longhi Coffee Maker for espresso and drip coffee, Keurig machine, plus all the cooking essentials : set of pots & pans, Lodge fry pans, sauce pans, aluminum bakeware for bread, muffins and cakes, mixing bowls, and other cooking utensils.

There is bar seating for 5 in the kitchen, table service for 12, and fully equipped coffee & tea bar

There is a mudroom off the kitchen for storage needs. It can accommodate bikes and wagons, etc.

There is a full bathroom off the kitchen with walk-in shower.

There is a vintage wood mid-century modern dining table with seating for 6 and stocked china cabinet for your entertaining needs. There is also a foldout table ready to go if needed for larger groups. Just request prior to arrival.

The living room has a 75” 4K TV, wood burning fireplace and Deep Seat Lounge Sectional Sofa from Crate & Barrel.

The wet bar is located at the far side of the living area. It has a mini fridge and is fully stocked with glassware.

The first floor guest bedroom with queen bed, ensuite bathroom with 6' whirlpool tub & shower combo, and private porch.

THE 2ND FLOOR - consists of
Master Bedroom (King Size Bed), sitting area, ensuite bathroom with walk-in shower- note shower has full glass window looking out to the woods in the back.

Guest Bedroom (Queen Size Bed), ensuite bathroom with 5' whirlpool tub & shower combo

Guest Bedroom Combo (Full Size Bed)+(Twin size day bed)+Desk workspace area. (shares ensuite bathroom access with guest room mentioned above) - A queen air mattress can be added to this room in order to accommodate up to 2 more people. (Just request prior to arrival)

All bedrooms offer reading lights, comfy bed linens, feather down comforter, and TV with Roku streaming services.

2nd floor laundry room has full size washer & dryer, ironing board. It is situated between two of the guests rooms.

*It is important to note that none of the windows have curtains. There are no visible neighbors to the front or the back. There is a privacy fence along the road so the 1st floor windows are not visible from the road.
*“The back of the house is made up almost entirely of sliding doors in anticipation of decking that has yet to be installed. All doors are locked, and we have installed bars in the tracks for additional safety. The doors will only open if you intentionally remove the track bar and unlock the door. ”

Neighborhood description-
Situated in a rural area just 64 miles west of DC, you'll have your own private space to enjoy with family & friends. Just off a gravel road, the house sits on 12 private acres surrounded by woods to the back and farm fields to the front. Experience country living at its best. Located in the heart of the Virginia countryside where farms, wineries, breweries, and hiking trails are in abundance. We are situated between the towns of Warrenton and Culpeper. Both have supply options located between 12 to 22 minutes drive. What's nearby - Culpeper, Va. - 8.5 miles Warrenton, Va. - 17.5 miles Washington, DC. - 64 miles Charlottesville Va. - 56 miles Skyline Drive via Rt 211 - 36 miles Old Rag Mountain - 40 miles Inn at Little Washington - 20 miles Rixey Manor (wedding venue) - 3.5 miles

Other details to note-
Rural Area - We are located in a rural area off a gravel road. It is extremely dark at night, but this allows for amazing star gazing! There are only a handful of people that live on our end of the road.

Property Boundary - 200 acres of wooded land sits behind our property and a farm field sits across the street. This land is owned by others. Please respect this and stay within our 12 acre property boundary. *Please respect the rights of other landowners that border the property by not trespassing. The property is not fully fenced, so please keep fur-buddies within the 12 acre property boundary.

Hunting - People hunt and shoot in this area (but not on our property). You may hear the occasional gun go off.

Wildife & Bugs - This is the country so wildlife and bugs are in abundance.
There are many deer, fox, wild rabbits, wild turkeys and opossum that occasionally show themselves. These are gentle creatures. We ask that you be respectful of the wildlife. There might be the occasional black bear. Black bears do not want to see you or interact with you any more than you want to see or interact with them. We have only seen a bear twice in 10 years.

Noise - Note there is a working farm across the street so there are large farm vehicles traveling the road at times.

Phone Service - The cell service can be spotty depending on your carrier, so we rely on the internet provided by Comcast for phone service.

Shopping - We are between the towns of Culpeper and Warrenton. Each offer plenty of shopping for supplies. Be aware that to get to the nearest shopping/gas station it will be approx 12 to 22 minutes drive each way.

Great Stay!

Attractive, modern house on a great secluded property. The house suited our needs perfectly in celebrating my wife’s birthday over a long weekend with friends. The house had plenty of space, comfortable beds, and was well appointed. I would return for another stay!

Wonderful house

We loved the house! The kitchen was well appointed and easy to cook in. There was privacy for each couple but also great places to be together as a group. The property was beautiful with places to hike and roam. A very comfortable and relaxing place to stay!

Beautiful Property

Spaceous, modern home on 12 acres of clean woods. Perfect for large groups or weekend events. Large, open plan on the main floor and accommodating bedrooms on the second floor. Outdoor amenities like walking trails, a fire pit, a dining area, and beautiful views. Outstanding property, only 10 minutes to Culpeper and 20 minutes from Warrenton.
