Inside, you'll find a cozy space with abundant amenities, ensuring a comfortable stay. When you're ready to venture out, explore the charming town of Southington and its surrounding areas. Guests have access to everything except the attic, sheds and garage.

I may pop by and say hi if I'm in the neighborhood. While our primary mode of communication is through messaging, we want you to feel secure and supported at all times. Guests must be over 25 to book as a group, unless approved by the host.

No house parties, drug use (including marijuana), or fires allowed.

Thermostat settings: The winter threshold is up to 72 degrees. If you find it too cold, please bring additional clothing for comfort.

Window air conditioners are installed on 6/1.

**Security and Exterior Cameras:**
Your safety and security are of utmost importance to us. Please be aware that we have installed exterior cameras to enhance the overall safety of the property.

**Privacy Assurance:**
We respect your privacy and want you to feel at ease during your stay. Rest assured, there will never be any cameras inside your space. Your personal space is completely private and secure.

Should you have any questions or concerns about the house rules or security measures, please don't hesitate to reach out to our team. We are here to ensure that your experience is pleasant and worry-free.
- Absolutely no unwarranted parties or events allowed. External cameras will be monitored, and any sign of this will result in eviction with no refund.


Animal Policy: NO CATS. Maximum 1 Medium/Large Dog or 2 small dogs.** NON- SHEDDING HYPOALLERGENIC ONLY*** Must be HOUSE TRAINED and CRATED when guests leave. The cost is $35/Per Dogl/ Per Night and needs to be paid through the resolution center the day you book.

If you would like the animal to sleep on the bed with you, please bring a sheet for it to lay on. I do not suggest letting your dog loose. The person(s) who book the reservation assume full responsibility of any damages, additional cleaning expenses caused by the animal in the reservation as well as the safety of animal(s) on the entire property. Any unapproved or additional animals are subject to a $50 daily fee per animal.

- Illegal activities (e.g., underage drinking, smoking marijuana, party without host consent) will result in instant cancellation without refund and a minimum fine of $500.
- Extra guest charge $30/pp/PER NIGHT, regardless of whether they stay or not.
- No extra guests allowed inside the unit unless approved by the host before booking confirmation. If you try to bring unwarranted guests in, you may be forced to leave without refund. So, don’t risk it.
- Unapproved late checkouts incur a $100/hr fee in 1-hour increments (max 2 hours), with an additional $500 fee for further delay.
- Smoking/smell of smoke inside the unit results in a $350 OZONE CLEANING FEE, not limited to the security deposit.
- A $40 charge + shipping cost for mailing forgotten items.
- Noise/neighbor complaints: FIRST complaint after quiet hours is a $250 fine. Additional complaints lead to immediate termination of the stay with no refund, and the whole security deposit is forfeited.
- Parking on the grass incurs a $250 fine per car.
- Reservation changes are subject to approval. If allowed, a minimum of 50% of adjusted/removed dates will be withheld by the host. No reservation date adjustments allowed within 30 days of booking.
- No fires are allowed on the property.
- Guests must clean up all yard garbage every night. A $50 excessive cleanup fee applies if garbage is left outside.
- Guests are responsible for Propane in grill.
- This property is for single-family use or up to 4 unrelated persons as a single housekeeping unit. Not available for transient rental; bookings should be a minimum of one week and in multiples of one week.
- Host reserves the right to require proof of identity from all guests at any point before or during the reservation. If this is not provided, the host has the right to cancel your stay without refund.
- Thermostats are set to a threshold of 68-72 degrees. Please plan accordingly.
- Early check-in and late check-out must be paid for at the time they are approved. No refunds.
- All issues should be reported within 3 hours after check-in. With photographic evidence.
- All issues that are not reported will not be eligible for a partial or full refund.
- Communication is very important to us. We would greatly appreciate it if any issues could be communicated directly to us, rather than being left in a review.

BEWARE

The decibel level of pipe noise was like nothing Ive ever heard before. I actually recorded it unfortunately this app doesn’t allow uploads, impossible to sleep throughout the night. The best way to describe it would be a knocking, rattling, tapping sound but extremely loud and long lasting and this occurred every 20 min or so. In addition the kitchen has no curtains and when I reached out to the host his response was “we are on a corner lot with privacy ”. Next morning I saw four men right across from the window clearly looking right into the kitchen. None of the fireplaces in the property are functional, and this is really a two bedroom not three. The master “bedroom” is actually a living room and the bed is literally by the front door. The house is also very drafty although the host does provide heaters. We also had an issue of cleanliness in one of the bedrooms where we found a huge clump of hair in the bedroom trash can. The inside of the house was beautifully decorated but that was pretty much it.

Nice home

We were in town visiting our son and DIL and new grandchild. Their apartment is too small for five extra adults so we found this nice home close by. The home has three nice bedrooms in a remodeled home. The rooms were clean and comfortable. The large living room was more than enough for us. The kitchen was clean and had what we needed for our meals. The only negative item was we couldn’t find any dishwashing detergent for the dishwasher. We had to wash by hand. Overall, the best recommendation I can give is we would stay here again if needed.
