The Space:
- Sleeps 6! 2 king beds and 1 queen sofa bed. The beds feature Leesa Mattresses and Casper pillows for a restful night's sleep.
- Full Kitchen with a regular drip coffee maker!
The oversized bathrooms are well-appointed with a hairdryer and Malin & Goetz bath products, as well as hotel-quality towels for your comfort.
- 1st Hall bathroom has a walk-in shower + stacked washer/dryer
- 2nd Hall bathroom has a bathtub/shower combo
- BBQ Grill, please BYO Charcoal
- Wood burning fire pit, BYO firewood (please read Other things to note for burn ban notice)

Guest Access:
Guests have access to the entire Guesthouse (middle house) + private hot tub! Enjoy the serene surroundings and with easy access to the Pedernales river just beyond the property's gate!

Getting Around:
Experience the best of both worlds as our home is only 6 minutes away from the charming Downtown Fredericksburg, offering an array of restaurants, shops, and entertainment. House is located in the middle of 290 and you're near different wineries/breweries! We do offer Luxury Private Transportation Services, please reach out to us directly for details and scheduling!

Other Things to Note:
- This property is pet friendly. There is a pet fee of $35 per pet/per night (plus taxes) and 2 pets MAX with 45 lb weight maximum. Pet fee is not automatically included in the total, it's added after booking is confirmed. Pets are not allowed on any furniture/beds. Please pick up after your pet(s). Pets must be kenneled if ever unattended.

- This property is suitable for children/infants. Please know we don't provide infant/toddler kits and the house is not child proof.

- NO smoking allowed!
