PARKING: During your visit, you'll have exclusive access to the entire home, including a spacious driveway capable of accommodating two full-sized vehicles. Additionally, convenient free street parking awaits right in front of the house, providing a perfect view and peace of mind.

AMENITIES: To make your arrival as effortless as possible, we provide a thoughtful "starter" pack of supplies, featuring hotel-quality toiletries, toilet paper, paper towels, dish soap, dish pods, coffee cups, and trash bags. We also offer a selection of cleaning supplies to help maintain the home's pristine condition. This thoughtful provision is aimed at ensuring your comfort and relieving any stress of immediate shopping needs upon arrival. Guests are kindly responsible for replenishing these items from the nearest store if the "starter pack" is depleted. Additionally, a utility room with a complimentary washer and dryer is at your disposal for added convenience.

Please note that smoking and parties are strictly prohibited. After each stay, thorough audits are conducted, and guests will be charged a fee for any violations of the house rules. These fees will be deducted from the required refundable incidentals deposit.

VISITOR POLICY: For the safety and security of all guests, we kindly request that the names of all additional guests staying overnight at the property be updated in the reservation. The maximum occupancy for the house is 8 people.

To ensure your safety and safeguard the property, exterior security cameras provide 24-hour surveillance. Please be aware that there are no cameras inside the home, except for one camera at the front of the property and a Ring doorbell camera at the front door.

BEDROOMS: This splendid home comfortably accommodates a maximum of 8 guests in the following arrangements:

Guests can access the entire property during their stay. This includes all bedrooms, living room, kitchen, and rooftop.

There is a parking space on our driveway and along the street. There is a smart lock on the front door and a unique code will be provided.

Please park your vehicle in the same direction as the traffic, if parking on the street.

Guests will have interaction with our team all hours of the day until 11PM.

Know Before You Go:

- As part of our compliance with city ordinances and the global party ban on major travel booking sites, a strict maximum occupancy of 10 guests is in effect for this listing (this includes temporary visitors you may invite to the house). If you’re planning to invite additional friends or family to visit during your stay, please notify us ahead of your visit. Visitors are kindly asked to return home before midnight each night to avoid extra headcount fees. Failure to notify the host of an event or gathering on the property will result in immediate eviction and total loss of your deposit (which is no fun for anyone, so please notify us!).

- Smoking is not permitted in the house.

- Neighborhood quiet hours are 10pm-7am, but you're welcome to use the outdoor amenities (quietly) until 11pm.

**Guests can request late check-outs within 1 day of departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before this window. Late checkouts will not be allowed past 12pm.
This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives.
** Unapproved late check-out will incur $300 charge.

We do charge a refundable deposit fee if $500-$1k per stay in most cases! The actual deposit cost will depend on your circumstances. This is meant to be a holding deposit (similar to a hotel) that will be refunded automatically after your stay and is not meant to be an additional charge.
House Rules:
Please read and agree to all house rules before proceeding:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word "JOY" to confirm your agreement.

PETS

Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay.
