The Space

Welcome to Aspens Glamping at Ruidoso Valley Getaway. This cozy fifth-wheel glamping trailer sits on a quiet 38-acre ranch in historic Glencoe, just 9 miles east of Ruidoso Downs on US-70. Guests come here to relax under wide New Mexico skies, enjoy campfires, walk the trails, and experience peaceful countryside living while still being close to Ruidoso.

The property borders Lincoln National Forest, giving guests quick access to hiking and mountain scenery while returning each evening to a quiet rural retreat.

You’ll likely see our friendly ranch dogs making their rounds and chickens wandering the pasture. Many guests spend their evenings outdoors enjoying the cool mountain air, watching sunsets, and stargazing under some of the darkest skies in the Ruidoso Valley.

The Trailer

Aspens Glamping is a fifth-wheel trailer with a comfortable upstairs RV queen bed featuring an upgraded mattress.

Additional sleeping options include:

a small twin couch sofa

a dining table that converts into a twin bed


The bathroom includes a shower (no tub).

Kitchen

The kitchen is equipped for simple meals and camp cooking.

Included:

oven and three stovetop burners

microwave

coffee percolator (Folgers coffee provided)

pots, pans, utensils

porcelain and paper dinnerware

refrigerator and freezer


Cooking oil, salt, and pepper are also provided.

Outdoor Living

Many guests come here specifically to enjoy the outdoors.

Your rental includes:

a private campfire pit (check with host during burn bans)

charcoal grill at the trailer

propane flat grill and BBQ grill at the cabana (about 80 feet away)

outdoor chairs and a hammock


Water is fresh well water from a 150-foot deep aquifer and is fully potable.

A fan and background noise console are also provided for comfort.

The trailer includes refrigerated air conditioning and electric heat for year-round comfort.

Property Notes

The property is fully fenced with 7-foot elk fencing and gated with two controlled entrances. Exterior security cameras monitor gates, roads, parking areas, and common outdoor spaces. There are no cameras inside any rental.

The host lives on the property and actively maintains the ranch.

This rental is intended for guests seeking a peaceful rural getaway rather than a nightlife destination. A 10pm quiet curfew is observed to maintain the relaxing environment for all guests.

Parking accommodates two vehicles at the rental, with additional space available for trailers.

Alcohol is permitted. Outdoor 420 use is permitted in accordance with New Mexico law.

**Damage Policy**
Guest and any non-booking (unregistered) occupants are responsible for all damage, theft, missing items, and excessive cleaning. Guest agrees to pay all verified costs submitted through VRBO, including repair, replacement, or lost revenue.

This is not a typical VRBO. Guests choose this property for nature, quiet, and outdoor activities, not for partying.

1. Booking eligibility
Reviewed guests only. Guests with negative reviews will be declined. Guests with now reviews must inquire message host and receive approval before being considered to book. Guests with now reviews may be accepted after completing a pre-booking questionnaire.
This property may not be used for workforce housing, crew lodging, contractor overflow, or any business-related group accommodation.

2. Check-in Policy
Latest check in time is 8:00PM. If you cannot arrive by 8PM please request approval before booking.

3. Party & behavior policy
This is a no party property.
No loud or disruptive behavior is allowed.

4. Pet and animal policy
Absolutely no animals of any type or kind are permitted on this property due to safety concerns. There is a working pack of dogs on this property for predator control. They will take another animal as an intruder and harm may happen; Guests must declare intention of bring a pet on this property before booking. Bringing a pet on this property will result in denial of entering, and cancellation of reservation and loss of all fees, attempting to misrepresent a service pet will be reported to VRBO, local law officials, and NM ADA officials.

5. Smoking and marijuana policy
No smoking or vaping of any kind permitted indoors. Marijuana use is permitted outdoors only and in accordance with New Mexico laws.

6. Location & noise awareness
.The actual location of the rental is 9 miles east of Ruidoso Downs on US70 at Glencoe. The rental is located 350 feet from US70, highway noise will be heard.

7. Property description and shared amenities
This is a private gated 38 acres property with 6 VRBO rentals, and the host resides on the property.
Shared amenities include the outdoor restroom, cabana cook area, laundry room, gazebos, golf areas, and the hiking trails. Access to the Lincoln National Forest is granted to guests for hiking and mountain biking. No motorized vehicles other than ebikes are allowed.

8. Surveillance disclosure
There are no indoor surveillance cams in the rental.
Exterior cams operate 24/7 at:
Entrance gates, parking areas, outdoor restroom and laundry room area (no interior cams), common outdoor areas.

9. Vehicles and recreation
No ATVs, dirt bikes, or recreational vehicles are allowed to run on the property. They can be trailered and used off the property on BLM and forest roads that are approved for such.

10. This property adjoins the forest wilderness. Wildlife such as rattlesnakes, raccoons, skunks, foxes, insects and other animals' man be present. This is an active ranch property with uneven terrain, wildlife, insects, livestock, working animals, farm equipment, limited nighttime lighting, and conditions typical of a countryside setting.
The immediate rental area is defined as approximately 30' from the lodging structure. Areas beyond this boundary are not part of the rental premises and are entered at the guest's own risk. VRBO nor the host are responsible for any accidents beyond this boundary, guests enter at their own risk and accept this fact.
Children under 18 years old must be supervised at all times when on this property by parents or an adult over 18 years old.
Guests may not wander the property after dark except within the immediate rental area.
Do not leave food or trash outdoors or animals will arrive.
The host has working dogs, free-range chickens. If a predator enters this property and presents a danger, lawful action may be taken to protect the host's animals and the guest's safety.
By booking the guests acknowledge and accept the realities of staying on an active rural property.

11. Host's dogs
A pack of friendly pasture dogs patrol the property day and night. Do not feed the dogs. Do not allow them inside the rentals.
If you are uncomfortable around dogs, this property may not be a good fit for you.

12. Cooking and food rules
No cooking or cleaning fish indoors. There are outdoor grills for cooking fish.
Always use the stove exhaust fan on high when cooking to keep odors low and this is a very small space.
No food or drinks on the beds or furniture.
Dishes must be washed by the guest, host will put them away.

13. Campfires
Campfires allowed in designated areas (fire pits) when legally permitted. You must notify the host of intent to make a campfire by 6PM. A water source and a shovel must be present. Fires must be fully extinguished anytime leaving the fire or going to bed.

14. No littering. Trash cans are provided in the rental, outside the rental. and in all outdoor areas. If your outdoor trash can become full, notify the host and he will remove it.

15.Please remove your shoes when in the rental.

16. Anyone entering the property other than the booked guests must be declared to the host, anyone entering is considered a guest and will be charged accordingly.
