The Space:
Our home is very cozy, spacious, and well equipped with all the essentials you would need for a comfortable stay in Fredericksburg, such as: fully stocked kitchen, a living room, and bedrooms with more than enough space to accommodate up to 8 people. Our home also has a backyard, 2 2-car garages, and a driveway. Make sure to explore Main Street and all the best wineries in Texas Hill Country.

Important: To ensure a smooth check-in experience, you'll be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete  this step at least 24 hours before your arrival to receive your arrival instructions. Thank you!

House Rules:
- Occupancy [ 8 ]
- No pets allowed.
- Smoking is not allowed.
- Fireworks are not allowed.
- Parties or events are not allowed.
- Quiet hours are from 10 PM - 7 AM.
- Primary guest must be at least 21 years old and present for the entirety of the stay.
- Please note this property has an unsupervised water feature. There is no lifeguard on duty. Swim at your own risk. Please, no glass in the spa area. Please place the covers back on the hot tub after each use.
- If any furniture is moved, please place it back in the original space where it was found.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- The garage remote is located in the kitchen drawer closest to the refrigerator. Please be sure to leave this in the drawer before check out; a lost garage remote will result in a $50 replacement fee.
- Please adhere to the designated check-in and check-out times provided in your arrival instructions to ensure a smooth transition between guests.
- Early check-in and late check-out are subject to availability and with an associated fee.
- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.
- If you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
