Welcome to the Catskills Sunset house where you can take a dip in the pond, grill dinner, sip wine, and enjoy a breathtaking sunset from the spacious deck. Make s’mores at the firepit, or curl up by the fireplace. The Catskills Sunset House sits on six secluded mountainside acres, on a private road far from traffic noise.
Our two-bed, two-bath home is beautifully furnished, with two comfy queen beds, a fully equipped kitchen, separate dining room, living room with a fireplace and plenty of dry firewood, games, snowshoes, and a 55” TV. The fastest Internet service in the region (1Gb fiber) makes it an ideal “work from home” getaway. Our spacious deck sports three separate seating areas, a dining table, and a Weber grill. (Please note that the second bed is in a loft, open to the rest of the house, and is up a steep staircase.)
The house is accessible only via a dirt road, so a 4WD vehicle is required during winter months—but the 180-degree mountain views make it more than worth it. Our property features a spring-fed pond with a dock, frogs, and friendly fish, a firepit, mature trees, streams and gushing waterfalls.
We’re 2.5 hours from the George Washington Bridge, and less than 15 minutes from charming Roxbury, famous for funky hotels and the Watershed Cafe, Margaretville’s supermarket and drugstore, and the Pakatakan Farmers’ Market. 30 minutes away is tiny Hobart, known for its many bookstores.
The entire house is accessible other than a locked owners closet and basement.

An AWD is required in the winter months
Smoking and firearms are not permitted at our home, either indoors or outside.
Only registered guests may stay overnight on the property.
The owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises.
The owners are not responsible for the loss of personal belongings or valuables.
Please remove your shoes upon entering the house, and leave wet items (e.g., skis) outside on the deck.
Please keep our home and its furnishings in good order. Do not move furniture other than chairs, which should be returned to their original locations before you leave.
Use household appliances only as intended.
There is no daily housekeeping service.
A fee will be charged for any missing or damaged linens.
Please do not flush anything (including feminine products) other than toilet paper. Use the garbage disposal if necessary, but please minimize the disposal of food or grease in the kitchen sink. If items that you dispose of clog our plumbing or septic system, you will be charged a $250 damage fee.
If you make a fire, please be sure that the flue is completely open, and that the log rack is pushed to the back of the fireplace to minimize the chance that smoke fills the interior of the house. Fires should be attended at all times. When the fire goes out, please remember to close the flue.

Interior
Return all books and games to original locations
Make sure all lights and kitchen appliances are turned off
Remove sheets from used beds, and place in one pile. Leave comforters and pillows on the bed (not on the floor) Please do not remove the duvet covers; our cleaners will take care of them.
Place used towels in a pile on bathroom floors
Remove your food from the fridge and freezer; these should be empty when you leave
Wash and put away all dishes
Ensure you’ve packed all of your belongings, such as your phone and chargers
Set all thermostats to 50°F
Be sure to close the fireplace flue
Close and lock all windows and doors
Place garbage in the bear-proof garbage can in the back of the house
Exterior
Please be sure that any fire you made in the fire pit is completely out; use the bucket near the pit to douse with water
Return deck and lawn furniture to their original locations
Close and tie shut the table umbrella on the deck
Damage
Things happen! When they do,please let us know so we can replace or repair broken or damaged items before our next guests arrive. And if any appliances or other equipment in our home isn’t working, please let us know immediately.
