We are committed to providing every guest with a clean, comfortable, and enjoyable experience. Unfortunately, due to past violations that caused property damage and impacted future guests, we must emphasize the following rules.
Violators may be held financially responsible for damages, extra cleaning, fines, or other penalties.
🚫 House Rules & Conduct
- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.
- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $800 will be charged for odor removal.
- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.
- No illegal activity or drug use. Violations will be reported to local authorities.
- Do not exceed the number of guests listed in your reservation. Unauthorized guests may result in penalties and reservation cancellation.
🧹 Cleanliness & Housekeeping
- Do not stain linens, towels, or other fabrics. Stained items will incur an additional cleaning fee or, if necessary, replacement and restocking charges.
- Please thoroughly clean the kitchen after preparing greasy or heavy meals. The standard cleaning fee does not cover deep cleaning.
- Dispose of all garbage in sealed bags, and place them in designated outdoor bins, chutes, or dumpsters. Loose trash may not be collected in certain resort areas.
- Only soft food waste is permitted in the kitchen sink disposal.
- Toilets are for toilet paper and human waste only. All other items may cause plumbing issues. Guests may opt to use our paid plumbing service in the event of a clog.
💥 Damage, Late Checkout & Lost Items
- Please report any household damages before checkout so replacements can be made for future guests.
- A $60 late checkout fee will apply for checkouts delayed more than 10 minutes, up to one hour. Late departures delay housekeeping schedules.
- Don’t forget personal belongings. If an item must be mailed, a $50 trip fee plus postage will be charged.

- All resort amenities are managed by the resort, not the homeowner or host.

🛠 Equipment Use & Repair Policy
We regularly service and maintain all major equipment (e.g., Air Conditioner, Pool, Spa) and confirm functionality prior to check-in. However, during your stay:
- Mechanical or electrical issues may occur, particularly in extreme weather conditions.
- If so, we will coordinate repairs as quickly as possible.
- Guests waive any claim for refunds or compensation due to equipment malfunctions.
📆 Reservation Changes & Rescheduling Fees
If you need to change your reservation, the following rescheduling fees apply depending on how close the change is to your original check-in date:
- 60% of total cost – Within 28 days
- 70% – Within 21 days
- 80% – Within 14 days
- 90% – Within 7 days
- 100% – On or after the check-in date
Shortened stays are treated as partial cancellations and are subject to the cancellation terms based on your original reservation.
🏊 Private Pool, Spa, and Hot Tub Disclaimer (If Applicable)
The pool, spa, and hot tub are serviced weekly by a specialized cleaning company (except during holidays).
By using these facilities, guests agree that:
- Use is entirely at your own risk
- Children must be supervised at all times
- Guests accept full responsibility for injury, illness, slips, drowning, or accidents
- The homeowner and property manager are not liable for injury or death
- All posted safety rules must be followed
Important usage reminders
- Please treat the pool, spa, and hot tub respectfully — these are not bathtubs.
- Do NOT use soap, shampoo, lotion, creams, oils, or similar substances in the pool, spa, or hot tub; these products cloud the water and can damage the filtration system.
- Shower before entering to remove any cosmetics, oils, or other residues.
Excessive cleaning fee
- A $300 cleaning fee will be charged if excessive cleaning is required due to improper use (for example, use of soaps/lotions that necessitate draining and chemical re-treatment to restore safe water quality).
🔥 Private Gas Grill Use Disclaimer (If Applicable)
Guests may use the outdoor gas/propane grill at their own risk. By using it, you agree to:

- Operate it safely and never leave unattended
- Guest is responsible for any damage/injury

The owners of his house live in a cold weather area in Canada, they wanted to buy a vacation home for themselves and their family. They wanted a home that is located in a safe community and very closely to Disney, entertainments, restaurants, town center, golf courts and all other theme parks in Orlando. After they found this house in Regal Oaks Resort, they stopped looking elsewhere. Regal oaks Resort is situated in a perfect location, it is only 3 miles away from Disney World Entrance, 8.5 miles to Sea World, 12.3 miles to Universal Studios, 68 miles to Bush Gardens. It's next door to famous Old Town & Fun Spot entertainment center with thrilling rides, unique stores and restaurants. It is also a couple miles away from local Celebration Town Center. The house and the resort is only 6.1 miles away from The ESPN Wide World of Sports Complex which hosts numerous amateur and professional sporting events throughout the year.
The house provides a resort living style with all amenities anyone can think of: stunning waterfront view clubhouse, swimming pool, whirlpool spa, water slides, pool side bar and restaurant, cabanas, different comfortable outdoor furniture, good size gym with equipment, tennis courts, kid play room, business center with computers and internet, onsite theme park ticket center, 24-hour service front desk with friendly staffs , etc. The resort is gated with 24 hour guard.

The kitchen overlook the dining, living spaces and also the lake front patio via 2 large patio doors. it is fully equipped with wood cabinets, granite counter top, stainless steel appliances, you can cook yourself a delicious home-made meal anytime during your stay. All bedrooms are upstairs, the master bedroom has large windows for you to enjoy the beautiful water front view. The entire house is decorated with high quality furniture, accessories, and luxury bedding and linings for you to feel like home while you are away from home. They also provide highchair, booster, pack 'n plan free of charge if you travel with your little ones.
