Welcome to our gorgeous 3-bedroom, 2-bathroom home! Our cozy & roomy home is located in a quiet & peaceful neighborhood in the beautiful city of Highland. Our home includes a washer, dryer, pool, jacuzzi, & foosball table! We also offer a beautiful coffee station w/ complimentary creamer, sugar, coffee pods, complimentary Wi-Fi, shampoo, conditioner, salt, black pepper, dish soap, hand soap, and tide pods. This home is spacious enough to accommodate up to 16 guests.

***PLEASE READ BEFORE BOOKING***

- NO EVENTS/PARTIES- you will be charged if there are more than 16 people entering the property and the EVENT/PARTY will be broken up by the police. Having additional guest after the limit (16) will lead to removal of all guest without refund. Quiet hours are from 10PM-8AM if rules are broken, your stay will end will need to leave immediately.

- NO SMOKING of any kind

- No pets
(Violation subject to $200 fee)
- Do NOT leave jacuzzi heating system on if not in use
(Violation subject to $200 fee)
- Place trash in BLACK lid trash, any trash found in BLUE (RECYCLE) or GREEN (YARD WASTE) is a violation
(Violation subject to $100 fee)
For guests staying on WEDNESDAY EVENING, kindly take the trash bins out to the street for collection Thursday morning. If you're CHECKING IN/STAYING on THURSDAY, please place the trash bins neatly to the side of the garage.

LIVING ROOM/KITCHEN:
This home has a 65-inch Smart TV, 2 sofa beds each with a queen size mattress, Wi-Fi, Towels, Full Kitchen, Dishwasher, Refrigerator, Stove, Sink, Microwave, Air Fryer, Coffee Maker, Cooking Ware, Plates, Cups, and Utensils.

GARAGE:
Our garage fits up to 2 vehicles. We offer complimentary use of our washer and dryer for your laundry needs along with some tide pods.

POOL INFORMATION/RULES:
-Unsupervised kids are not allowed to swim in the pool
-Jacuzzi and pool is approximately 5 ft
-No diving
-No lifeguard on duty
-You swim at your own risk
-Pool Contractor stops by twice a week to clean/maintain pool (mainly Tuesdays & Fridays) during the day. He enters property on his own through side gate
-No food or drinks inside the pool
-We offer pool heating at $125/day. Let us know in advance, and we'll ensure the pool is warm for your arrival. Heater can heat either the pool or jacuzzi, one at a time.

Strict quiet/pool hours are between 10pm-8am. If you need a home to party, play loud music, or make a lot of noise, this is NOT the home for you and we CANNOT host you.

Please advise that the entire property will be accessible during your stay, with three exceptions: an indoor storage closet next to dining room and storage cabinet in garage (both used by our cleaning crew to store their equipment) as well as the indoor fireplace (for safety reasons)

For your safety, there are 3 outdoor security cameras and 2 doorbell cameras on the property. The 2 doorbell cameras are located in the front & back entrances. Outdoor cameras are located at the driveway, side entrance, and backyard facing the pool.

Guests agree to keep the property in good condition and are financially responsible for any items missing or broken. By booking this home, you are AGREEING to these house rules, and you agree to hold yourself liable for any personal injuries that may occur during your stay at this home.

We value your privacy, and you'll have complete and uninterrupted access to the entire home during your stay. We offer a convenient keyless entry system, so there's no need for in-person key exchanges. Once your booking is confirmed, we'll promptly send you the access code to make your check-in seamless.

PARKING
For your convenience, we offer multiple parking options:

Driveway Parking: Our spacious driveway can accommodate up to 2 vehicles

Street Parking: Any extra vehicles can be parked on the street. When parking on the street, please be sure to check for any street sweeping days to avoid parking violations.

Please note that the entire property is at your disposal, ensuring you can fully enjoy your stay. However, there are three exceptions for your safety and the efficiency of our cleaning crew:

--Indoor Storage Closet: There's an indoor storage closet located next to the dining room. This closet is reserved for our cleaning crew to store their equipment and supplies. Kindly refrain from accessing this space during your stay.

--Garage Storage Cabinet: The garage features a storage cabinet, also used by our cleaning crew to organize their equipment. For your convenience and to ensure their efficiency, we kindly ask that you avoid using this storage cabinet.

--Indoor Fireplace: To maintain safety standards, we request that guests refrain from using the indoor fireplace during their stay.

We've made every effort to provide hassle-free access and parking options to enhance your stay with us. If you have any questions or require further assistance, don't hesitate to reach out to us. Your comfort and convenience are our top priorities.

We will send you the Home Address Prior to your Arrival.

CHECK-IN is at 4pm
You can check-in any time after 4pm and as late as you want. Unfortunately, we cannot offer early check-ins as our cleaning crew needs sufficient time to prepare home for our next guests.

CHECK-OUT is at 10am. NO EXCEPTIONS.
Late fee(s) will be accrued if checkout is not complete by 10am. Late check-outs are NOT AVAILABLE as our cleaning crew needs sufficient time to clean/prepare home for same day guests.

CHECK OUT PROCEDURE
Before you depart, please follow these simple check-out instructions:

--Place all used towels in the laundry basket located in the garage.
--Ensure all doors are securely locked. The front door can be locked by pressing the lock button on the keypad.
--Turn off all lights to conserve energy.
--Dispose of any remaining trash in the provided trash bins.

We will have a check-out procedure for you in our Welcome Folder.

==RULES AND CARE INSTRUCTIONS===
To ensure your comfort and maintain our property's quality, we have a few essential rules and care instructions:

--No Parties or Events: We do not permit parties or events on the premises to create a peaceful atmosphere for all guests.

--No Smoking of Any Kind: Smoking is strictly prohibited within the property.

--No Pets: Regrettably, we cannot accommodate pets on our property.

--Jacuzzi Use: To conserve energy and ensure proper functioning, please do not leave the jacuzzi heating system on when not in use.

--Trash Disposal: To support efficient recycling, please place trash in the designated BLACK lid trash bins. Refrain from placing trash in BLUE (RECYCLE) or GREEN (YARD WASTE) bins, as this may result in fines.

Flooring Care: We've recently upgraded our property with high-quality vinyl flooring in the bedrooms and high-quality cellular blinds. To preserve these improvements, we kindly request your assistance with the following:

--Flooring Care: Be mindful of excessive water in the bedrooms, especially from pool activities and showers.

--Blinds Care: Our new cellular blinds are both stylish and functional. Damaging them may result in charges for replacement. To operate the blinds, use the base or bottom to pull down or push up, ensuring their proper function.

--Toilet Care: Do not throw toilet paper or any female products in the toilet. We provide trash bins in the restrooms for proper disposal. Toilets can be sensitive, and in the event of plumbing issues, guests will be responsible for any repair charges.

Thank you for helping us keep our space in top condition for all our guests. Your cooperation and respect for these house rules are essential in maintaining the quality of our property.

Family and friends enjoyed this home. It was a great time and owner was always available when needed. Great home to stay in when visiting.

Not as expected

House and property were not as advertised. Only one of two bathrooms received hot water which complicated things for a family of seven. Landscaping was not desirable, lawn and planted areas were overgrown with weeds. Pool and jacuzzi were heated sporadically, not at all times as requested (additional pool heating costs were refunded by property manager). Kitchen utensils were in low supply. Overall cleanliness of house was poor. Would have left for another property, but due to large family and being short on time we stuck it out. Will definitely choose a property with lots of reviews next time.
