This is a three bedroom, three bathroom single family home approximately 1880 sqft with a flat entrance.

• Main Floor: living room, dining room, kitchen, 1 bathroom with shower, laundry room, access to outdoor patio and basement, w/heating and cooling
• Second Floor: Master bedroom with Queen bed, guest bedroom with full bed, 1 bathroom with tub/shower, a dedicated office. Separate heating in each room, cooling provided by mini-split in the hallway.
• Basement: Guest bedroom with full bed, bathroom with shower, electric piano, exercise equipment, heat only (basement stays cool in the summer).

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• Any stay longer than 30 days requires additional tenant screening, lease signing and security deposit to fully confirm your reservation.

**Additional Info About the Home**
• There is no garage for this home. Feel free to park on the driveway, or there is plenty of free street parking in the neighborhood

**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.
• Pet fee: Well-trained pets are welcome at $50 per pet. Please let us know if you’ll be bringing your pet and how many. Pet fee is not included in the VRBO total and is processed after reservation is confirmed.

**House Rules**
• This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.
