***Please note that the pool is NOT HEATED

You will have access to the entire home minus one locked storage closet for our supplies.

While we won`t be available in person, we will be available by messenger. We do have a team nearby to assist with any in person needs.

★ NO SMOKING or VAPING ★
Smoking or vaping (including marijuana and tobacco) are NOT allowed inside or on the patio. A $500 fee applies for any evidence of smoking.

★ PET ★
We only allow 1 pet with an additional $100 pet fee to cover extra cleaning. For more than 1 dog, please inform us in advance; as it`s subject for approval with an additional fee.

★ ADDITIONAL GUEST POLICY ★
Your reservation must reflect the total number of guests staying at the property. Any guest beyond the confirmed reservation will be charged a $25 per-person additional guest fee. Please notify us in advance if your guest count changes so we can update the reservation accordingly.

★ REPORT DAMAGES ★
If anything breaks, notify us immediately through the app with a photo. Failure to report damages will result in a $150 fine plus repair costs.

★ NO PARTIES ★
No parties inside or outside the property since this is a quiet residential neighborhood. Noise must be minimal after 9:00 PM - 7AM. Violating this will result in the termination of your reservation.

★ NOISE & SECURITY ★
Violation of the noise ordinance or tampering with security devices will lead to immediate reservation termination with NO refund and a $500 fine with possible legal action.

★ CANCELLATION ★
Should you choose to cancel your reservation, please note that we will adhere to the cancellation policy, and a refund will be promptly initiated. Kindly be aware of a 5% deduction to cover processing fees.

★ DATE ALTERATIONS ★
We understand that plans may change, and we are happy to accommodate full date change requests made at least 7 days before your check-in date (subject to availability and potential rate adjustments). This allows us sufficient time to secure a replacement guest after reserving the dates for you.

Refunds won`t be offered for sightings of bugs outside or inside the property. This is common in Arizona due to the seasonal nature of bug activity.
To ensure a fantastic stay for everyone, please keep these guidelines in mind:

- Enjoy our smoke-free environment, indoors and on the patio.
- Let us know about additional guests so we can prepare accordingly.
- Pet lovers, we welcome 1 small furry friend for an additional $100! If you`re bringing more than 1 dog, just let us know—there`s an extra $50 per pet.
- Help us maintain our beautiful space by promptly reporting any accidental damages.
- Please respect the peaceful neighborhood atmosphere, especially between 9 PM and 7 AM. Violations may lead to the termination of your reservation.
- Regular mail delivery isn`t available at this property due to locked mailboxes. You`re welcome to have packages (including Amazon) delivered during your stay, but please note that we`re not responsible for any lost, stolen, or misdelivered items.
- Please keep doors closed: Refunds won`t be provided for bug sightings inside or outside the property, as this is common in Arizona due to seasonal bug activity.
