Guest Access:

Enjoy exclusive access to a range of fantastic amenities during your stay. Take a refreshing dip in the private screened-in swimming pool and unwind in the adjacent spillover spa. Fire up the BBQ grill for delicious outdoor cookouts, and savor your meals on the patio furniture. Inside, you'll have full use of the fully equipped kitchen, the comfortable living room, and the exciting game room featuring a pool table and an HDTV with an Xbox One. Each of the four bedrooms is private, offering comfortable sleeping arrangements. Guests also have access to the laundry room with a washer and dryer. The entire property, including the garage, lanai, and backyard, is available for your enjoyment.



The Neighborhood:

Nestled in the heart of Davenport, our home offers a convenient base for your Orlando adventures. You'll find a mix of local charm and easy access to everything. Within a short drive, you can explore a variety of dining options, from casual eateries to family-friendly restaurants. Several shopping centers, including Posner Park, are just a few minutes away, offering a range of retail stores. For your everyday needs, supermarkets and pharmacies are also readily accessible. The neighborhood is known for its peaceful atmosphere, making it a relaxing retreat after a day of fun at the nearby theme parks. Plus, with easy access to major highways, you're never far from the excitement of Orlando's attractions.



Getting Around:

Getting around is a breeze! While a car is recommended for exploring the area and visiting attractions like Walt Disney World (30-minute drive), we also offer ample free parking in our driveway, which can accommodate up to 2 vehicles. Additional parking is available nearby. For those relying on public transport, the nearest bus stop is a short walk away, with connections to regional routes. Please note that travel times to major hubs may vary depending on traffic conditions. Orlando International Airport (MCO) is approximately a 40-minute drive. Consider ride-sharing services for convenient transportation.

★ POOL HEATING & BBQ ★

Please note that we offer a BBQ rental for a one-time fee, allowing you to enjoy grilling throughout your entire stay of up to one month. Additionally, for those looking to enjoy a heated pool, we offer the option to heat the pool for a surcharge, which covers the energy cost.



✔ Pool Heating

Pool heat is available for $45 per night plus tax and must be added for the entire stay.

Please note, we turn the heat on one day prior to arrival, as it takes up to 24 hours to reach the maximum temperature.



🌡️ Pool & Spa Heating – Important Information (Winter Months)

Our homes use electric heat pumps to warm the pool water. Heat pumps work by pulling warmth from the outside air, so their performance depends heavily on outdoor temperatures.



How This Affects You:

✅ Best Performance: Heat pumps operate most efficiently when outdoor temperatures are above 60°F–70°F.

⚠️ Reduced Efficiency (Below 50°F–55°F): As temperatures drop, the heater runs longer and may spend more time in defrost mode instead of actively heating the water.



❄️ Cold Weather Limits:

Standard heat pumps may automatically shut off around 50°F.

Low-ambient models may continue operating down to approximately 37°F–40°F, but heating performance will be significantly reduced.

Because we do not control the outside weather, we cannot guarantee a specific water temperature during cold fronts or unusually chilly periods.



💧 Pool Heat Policy

Pool heat is optional and must be added prior to arrival.

Pool heat fees are non-refundable, even if outdoor temperatures prevent the water from reaching typical comfort levels.

During colder months, please understand that the water may feel warm compared to the air but may not reach summer-like temperatures.



🛁 Spa Heating (Shared System Homes)

For homes where the spa shares water with the pool:

The spa will only heat if pool heat has been purchased.

If pool heat is not added, the spa will not heat separately.

The spa is designed to heat temporarily while in use and then return to pool temperature.

We want to be fully transparent so you can make the best decision for your stay. If you are visiting during winter and expect very hot water regardless of weather conditions, a heat pump system may not perform like a gas heater would.

Pool Heater:

The pool heater is available for $45 per night to, use. A minimum of 2 days is required. Payment must be made at least 72 hours before check-in so we can schedule it to be turned on in advance. Please note, it may take 10–14 hours or longer to fully heat, especially during colder weather.



Propane BBQ Grill:

A propane BBQ grill is available for $115, which includes the propane tank.
