Floors could have been cleaner, walls are dusty in bedroom. Kitchen and bathrooms and linens were clean, though so that helps!

Perfect Vacation

Overall, I recommend this vacation rental. Reviewer Comments: Home was perfect. Kids loved having direct access to the lake and never wanted to leave the water. Crossing the street for the lake access was without issue. The house only came with three fans and we were very glad to have brought our own.

Rating Details: The property manager was somewhat unhelpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We stayed at Orchard Oaks 6 days. I grew up in this area and know about rentals, as I had a rental with Leelanau Vacation Rental. On the 2nd day of our stay we saw a mouse race across the living room floor. I left a message to the company the next morning and did not get a response so I left another message and then got a phone call. I was told they would cone out the next day, did not happen so I let them know again. On the day before we left their maintenance came out. We found mouse poop in their cupboards, with kitchen utensils. Gross! The place was musty and back bedrooms by restroom smelled like urine. There is 1 shower, when you have 7 people, that is pretty small. I would limit this place to only 4.we were not reimbursed for anything and management swept it under the rug, no call at the end of stay! We were left with 3 trash bags and not enough toilet paper fir a group of people. The place could offer more accomodations

Good location, dumpy cottage

We loved having access to Glen Lake and being close to town. But everything about this house was rickety, worn out or even broken. Bad lighting, kitchen drawers that barely opened,,rickety tables, chairs, even the stairway banister. Also there was a lot of clutter. I don’t need a fancy cottage but this was kind of depressing

Much needed get away

We enjoyed our stay very much. The remodeled bathroom was so nice and clean. The house was very comfortable and clean.

We arrived right at 4 and upon opening the door it was unclear if this property was cleaned aside from changing the sheets between guests. There was hair on the bathroom floor, a pile of dust swept into the corner of the hallway, the fridge had crumbs on the shelves and on the rubber sealing of the door, crumbs on the counter from the toaster. dust and cobwebs on the ceilings/walls, paintings, pretty much everywhere. I emailed Visit up north after my stay but I didn't immediately reach out because in the check in instructions it states "no discounts for housekeeping issues" So this leads me to believe you know this is an issue and nothing would be done by complaining. there was also a tip envelope for the housekeeping staff which just really rubbed me the wrong wayThis house could be really great but unfortunately it fell short.

Good Bones Dirty Cabin

Cabin is in great location with easy access to Glen Lake. It came equipped with kitchen items and linens for beds. Issue is cleanliness. Cabin had cob webs, dust, dirty kitchen and bathroom as well as dirty dishes. I wouldn’t recommend for this reason for the price.

Family Time

The house was a real treat. It’s hard to find a home to accommodate 3 adults and 3 children. We found everything we needed at the property and felt the rate was very fair. The lake access and layout of the home are perfect for family.

Glen Lake

The house is in a great location directly across the street from Glen Lake and only a few mins from the town of Glen Arbor. Pre check in communication and the check in and out process was great. The house has a very musty odor predominantly in the bedrooms. Overall we had a great stay and enjoyed the property.

The furniture all needs to be updated, but the main bathroom was really nice. Good location, approximately 1.5 miles from downtown Glen Arbor. I'll probably look to stay elsewhere next time.

Overall, I recommend this vacation rental. Reviewer Comments: The title says it all. It was fine, not great not bad. Just fine. It was not clear that the house wasn’t on the lake, but was a cross the street so that was an initial bummer. Still a nice spot in the woods with a nice lake access and dock. The home is older which is quaint and has a kitschy appeal. It was comfortable for 4 adults and 2 kids for sure. The kitchen is small but functional, and had everything we needed. The screened in porch where the only table is, is dank and a bit depressing so we ate outside on the lovely deck. I think the biggest bummer was that it was not clean. Like really. I figured since it’s a pet friendly place there might be a few things, but this was a bit much. Not the end of the world, and nothing we couldn’t clean up, but just not great. I see they plan to update the bathroom which will be a vast improvement I am sure. Probably also time to address the dead trees over the house and parking area before someone’s car gets wrecked. Anyway all in all I would probably even stay there again knowing what to expect I would be less disappointed :)

Great location

Overall I thought this vacation home had really good bones. Close to dock across the street, saw some previous reviews complaining about having to cross street, it was no problem. Glen Lake was beautiful. Good appliances, all in good working order. The house is somewhere I would consider again, however I would definitely empty it out and do a complete overhaul of all the stuff. Very cluttered and dated, it was like everyone's grandparents' stuff was still there We had numerous extra guests in the walls scurrying about, a good cleaning is in order.

Plenty of space for 2 families with 4 kids 7-13 and a dog.We spent our mornings and late afternoons on the dock and our evenings on the deck after grilling dinner and taking advantage of the easy to get to hikes and exploring Glen Arbors laid back scene. Beds were comfortable and the kitchen was well stocked. Didn't see or hear neighbors - which was perfect. Fully intend to book the same property again next year. Highly recommend this gem. Thanks!
