The expansive open area seamlessly combines the living room and an inviting eat-in kitchen. The bathroom, adorned with beautiful tile work, is a sight to behold. Sunlight bathes the open floor plan throughout the day, creating an ideal environment for conversations while preparing a meal or enjoying a glass of rosé. Vaulted ceilings add to the spacious and airy ambiance, making this an inviting space for all your gatherings. This home comfortably accommodates 4 guests with 2 spacious bedrooms featuring luxury linens.
Outside, the home is thoughtfully situated away from the road, offering a sense of seclusion and privacy. The property boasts over 7 acres of land, adorned with mature trees that are just waiting to be explored. The generously sized yard provides ample space for outdoor activities. Many a summer afternoon can be enjoyed row boating on the private pond, where the abundant wildlife promises to excite and entertain. Please note that while you are welcome to enjoy the pond, we advise using it with extreme caution as it is swim at your own risk.

Guest Access:
Our smart home features make accessing the home stress free! You will receive your personalized code to enter the property 3 days prior to arrival. We suggest you download and save the access codes, WiFi instructions, and directions to the property prior to making the drive, as cell phone service can be spotty in the Catskill region. The driveway and parking area is plowed in winter, but a four-wheel drive is recommended to explore the area. There is a pond at the property but to please note that while you are welcome to enjoy the pond, we advise using it with extreme caution as it is swim at your own risk.
The Neighborhood:
This private retreat is located just 5 minutes to downtown Roscoe and 15 minutes to Livingston Manor to enjoy dining and shopping in local shops. Spend your days exploring Roscoe which has 5 of America’s top trout streams and the best fly fishing in the country. If fishing isn’t your thing, there are tons of hiking trails (15 minutes to Round Top Trail, 17 Minutes to Russell Brook Falls), surrounding nature (20 minutes to Crystal Lake Wild Forest, 25 minutes to Cherry Ridge Wild Forest), and skiing and snowboarding (20 minutes to Ski Hill & Chalet at Villa Roma Resort, 38 miles to Big Bear at Masthope Mountain, 40 miles to Holiday Mountain Ski Park, 48 miles to Belleayre Mountain) and other opportunities to enjoy nature in the area, just a quick 2-hour drive from the GWB.
Getting Around:
Bringing or renting a car is highly recommended as Uber, Lyft and Taxi service in the area can be extremely limited. Four-wheel drive is encouraged in the winter months for safety on potentially slick and snowy roads.
