Seaside Sunsets is dog-friendly, welcoming your furry friends with a small fee. While the yard isn't fenced, the dog beach in Pier Park is just a short drive away. Fully stocked and ready for your next getaway, this home promises a unique and memorable experience on the coast, blending the convenience of modern amenities with the timeless charm of beachside living. All adults must be at least 21 years old. Primary guest must upload ID, selfie and credit card to guest portal after booking. This is the same practice that hotels operate under, ensuring the safe keeping of the homes contents. If remaining guests are 21, host requires all guests send ID’s through reservation after booking. After guest portal is completed, door code and check in instructions are issued. **Families exempt**
Guest agrees to no outside guests on property at any time & absolutely no parties.
Dogs are welcome with a $50 pet fee.

The whole home is available to you with the exception of the locked closets, locked boiler room, and downstairs storage area.

We are available for guest needs and just live down the road. For urgent maintenance, we will come and take care of right away. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.

Seaside Sunset's location offers unparalleled flexibility in transportation options, catering to every type of traveler. Whether you prefer to drive, rent a golf cart, explore on bikes, or simply enjoy the scenic beauty on foot, this destination accommodates your preferred pace. The ease of access to the beach, local attractions, and the quiet neighborhood paths ensures that guests can fully immerse themselves in the coastal lifestyle in whatever way suits them best. **Please note: only the king master bedroom has a closet for clothing storage. The closets are locked for personal items & management supplies, so dressers are provided for your unpacking.**

Landscaping may come by during your stay. Due to revolving schedules, we do not know the exact days/times.
1. No smoking inside the home or the sun room out front. If you smoke outside, it must be 10 feet away from all doors and windows, and guests are expected to pick up cigarette butts/smoking messes.
2. No events, parties, weddings, wedding receptions, large group “dinners”, or other large gatherings are allowed.
3. No outside guests allowed at any time. Please contact host if you would like someone added to the reservation for liability purposes.
4. Children must never be left unattended.
5. Pets are OK with a fee (must be paid) but are not allowed in the home alone without being in a crate/kennel nor on furniture or beds. Guests are expected to pick up messes from pets.

Rental Agreement Terms & Conditions

Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

We welcome all guests without regard to race, color, religion, gender, gender identity or expression, sexual orientation, national origin, genetics, disability, age, or veteran status. Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.

Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.

Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.

Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.

Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
